I was in a property this week that was gorgeous but I was reminded of a blog I read last week about depersonalizing your home.  Unfortunately in the society we live in, it is even more important to remove your children's names from their bedroom walls and to decorate them gender neutral to protect your children.

Everyone has heard rumors of de-cluttering when it's time to sell your home. But, what does that really mean?  Before going hog wild and moving out... here's a few of the most important things to consider removing before you list your home for sale.

10. Personal photos. I don't always recommend removing photos of the 'family' but if you have hallways filled with photos or photos on every end table it is probably necessary. Buyers really DO get distracted by them. They will take them all in as they walk down the hall. Not only do they take away from the home, but it's really disturbing when a buyer is excited to 'know' the sellers. And, the buyers do look at them.home

9. Bills and personal papers. I understand that you cannot remove these document from the home all together, but please take the time to organize them, box them up and put them out of sight. If you have bills laying out on the counter or kitchen table it's like an invitation for the buyers to 'peek' at them. Believe me - I discourage it - but it still happens. And as a seller you just don't want to leave the temptation behind.

8. Money. I would love to say that every buyer (and Realtor) going through every home is honest, but I really don't want to test those waters. If you have cash, cash boxes or coin jars sitting out in the open... put them away. It's just better for everyone if it's out of sight. As Realtors we do what we can to protect your home, but your help makes a difference!

7. Valuables. Jewelry, watches, valuable antiques.... anything that might be worth a bit of money that you wouldn't want to lose. Out of sight, out of mind. If buyers don't know they are there they won't think about it. I can't tell you how many homes I've been in where the jewelry is left on the dresser.... somehow it's uncomfortable. At least put it away.

6. Guns and ammo. I don't care if they are in a case or out laying around or under a bed. It's better if you just plain old remove them from the home prior to listing. For some reason they make buyers (in my experience) feel really insecure.

5. Shoes! If you have a pile of shoes at the door... ask yourself why. A pile of shoes gives a buyer two impressions. The first? That there isn't enough storage in your home. 2. That there are too many people living in the home. So, in order to avoid wondering on the part of the buyer... just put them away.

4. Medicine. Take it out. Don't store it on the counter. Don't store it in the cabinet. Don't store it in the bathroom. Remove it. There have been many complaints over the years of potential buyers 'stealing' the medicine out of the cabinets. I have never had it happen on my time clock, but to avoid any trouble it's best to simply remove it.

3. All things on your kitchen counter. Everything? Really? Yup. The cleaner you can leave the counter, the more buyers dream of being in there. Have you ever been in a cluttered kitchen? Does it feel inviting? How about a cleaned up kitchen? Does it make you wanna spend time there? Also, if you store things on the counter it gives the appearance that you do not have enough storage space.

2. No more junk drawers. Seriously. Clean 'em out. There is nothing more tacky than a potential buyer opening the cupboards and drawers and having things sticking out everywhere. Box up all the notes, pens, tacks, and odds and ends and put them away. Chances are you don't dig in the drawer often anyways.

1. Nothing but magnets.... and maybe not even that. Take a photo of your fridge, take everything off, wash the front (and side), and take another photo. It is really refreshing to walk into a home that has a clean fridge. The kids pictures are beautiful (believe me... my fridge is covered in them) but buyer's can't imagine their own children's drawing on there if it is covered with yours. And, the magnets... If they aren't decorative (and even then) they are generally more of a distraction to the room than a help. Consider it.

I don't know about you but I love Salsa.  This looks like a great, quick and easy recipe and it looks like it will taste good too.  This will be great for your Super Bowl Party or any other occasion too.

Game Day Salsa

I don't know where this recipe came from. It could have been off a can of Ro-Tel tomatoes but I can tell you it's good. I fix this salsa for super bowl every year and it disapears quickly!

RO-TEL SALSA

Ingredients

1 (10 oz.) can Ro-Tel tomatoes and green chili’s, drained
1 bunch green onions, thinly sliced
1 large ripe tomato, chopped
1 tsp. salt
Juice of 1 1/2 fresh limes

Combine all ingredients.  Cover and refrigerate for 5 to 6 hours.  Serve on tacos or use as a nacho chip dip.  Makes about 2 cups of salsa

This is extremely good information.  I was showing water front property in Baltimore County just this morning and it didn't occur to me that it might be illegal to remove some of the trees nearer the water.

Cutting TreeIf you live on the water, or within 1000 feet of tidal water in Maryland, you had better be aware of restrictions imposed within this Cheasapeake Bay Critical Area. For instance, if you cut that tree down on your property to get a better view of the water, you could face both civil and criminal charges. Yes, that wasn’t a typo...criminal charges.

A homeowner was recently sued by the State for cutting down trees on his waterfront property to get a better view. He was sued simultaneously in both Civil and Criminal Courts.

His fine in Civil Court exceeded $10,000, and he got lucky in Criminal Court with a Probation before Judgement. He is also required to get permits for the work he already did, as well as plant trees and shrubs to replace the missing ones. Along with his legal expenses, this was a very expensive lesson.

Recent State laws now allow for prosecution of offenders in both Civil and Criminal Courts. Anne Arundel County is being particularly aggressive with this stance.
Maryland waterfront homeowners, and any homeowner in the Critical Bay zone, should take heed that any activity involving trees, shrubs and underbrush should be reviewed with the County beforehand.

According to the County website, “Except for routine grass cutting and maintenance of existing garden and landscaped areas, removal of any existing natural vegetation within the Critical Area buffer or protected forests or woodland is subject to prior approval through the Code Compliance Division. Call (410) 222-7441 for information on obtaining a standard Buffer Management Plan or Forest Management Plan.”

Plan to err on the side of caution before making any landscaping changes to your waterfront property...call the County first to see if the work you’re planning on doing is legal.

Do It Yourself Staging Tips for Home Sellers

Are you considering getting ready to sell your home?  Statistics show that homes that are staged show better, sell faster and for money than homes that are not.  Your realtor may suggest that you hire a professional stager or do a few things to make your home sell better.  If funds are tight you may not have the cash to hire a professional stager to prepare your home but here are some tips. 

Pick up recent home decorating magazines.  If you're not familiar with decorating trends today you may want to pick up a few decorating magazines.  You'll find a few around the check out counter at  your local grocery store.  Better Homes and Gardens, Cottage Living, Southern Living, Real Simple and others just to name a few.  Or you may also find them at your local home improvement store like Home Depot or Lowe's.

Invite a friend or a real estate agent over.  A second or third pair of eyes will help you accent the best and edit the worst in your home.  Most Realtors now have a small stash of home decorating items like throw pillows, candle holders, candles, pictures, towels, place settings and such.  I've been collecting items for some time now, I don't have furniture but I do have some accent pieces.    You want to hear these comments before you put your home on the market not from prospective buyers.  I'm sure you've all seen those programs on the HGTV and DIY channels.

Stage a home office if you don't have one.  Home Offices are not a trend, they are required for homebuyers today.  More and more people work from home now more than ever (I do, and so do a lot of my friends) so having a space that a prospective buyer can identify as a home office is a real selling point.

Focus on living spaces.  These areas are where the majority of homebuyers will spend their time.  Place a side table and a floor lamp net to a comortable chair as a reading corner.  Float sofas and coffee tables away from the walls for a desirner look.  Use area rugs to anchor furniture groupings.

Give attention to kitchens.  Put away in a handy drawer all dish towels and rags.  Reduce recipe boxes, barrels of cooking utensils, excess cooking machines and cook books so prospective buyers can see the space.  You may also want to give your kitchen a face lift by changing out the hardware on cabinets.  Clear everything off the window sills and off the refrigerator. 

Spend time on sleeping and bathing spaces.  These areas are often overlooked in the rush to get the home on the market.  Invest in a matching set that consists of a matching bed skirt, comforter, pillow shams and coordinating blinds. Buy a new shower curtain and separate liner.  Wash the liner often if mold develops.  Add a complete set of towels that coordinate with your new shower curtain.  Clear all cosmetics off the vanity and remember to keep the items in the "too much information" category out of view.  A few years ago we sold a house that caused us all a great deal of embarrassment every time we entered it.  I've never blushed so much as I did while we were selling it.  Make sure your dresser and night stand are clear of excess and if your rooms are small trade that king size bed in for a queen now to give buyers an impression of more space.   Also, clear out your closets to give the illusion of huge closet space.  As a woman I know that most women think that most homes don't have enough closet space.

And, remember first impressions are lasting ones.  Make sure the curb appeal and entry to your home is inviting.

Do not use cheap silk flowers.  And, be sure all your live plants have dead leaves and buds removed. 

If you have pets be sure that their food and water bowls are clean and tidy and that litter boxes don't smell.  I was in a house the other day where the smell of cat urine was so strong that it made my eyes burn.

Buyers today think less is more when it comes to window coverings.  They want the most light and the least embellishment on the windows.

Dark, dim rooms are unappealing to prospective home buyers.  Home buyers want to see what they might buy.  Replace bulbs with manufacturers suggested wattages and replace all burned out bulbs, make sure your rooms are bright and well lit.

No two people have the same taste when it comes to wall paper.  If the wall paper is more than three years old, take it down and paint the room a neutral color and remove all wallpaper borders.  And, stay away from bold overpowering colors.  Your home should be neutral and inviting, neutral goes with everything but chartreuse does not.

Cleaning is what you do before staging.  Be sure your windows and doors are all clean and sparkling, hand prints, nose prints and finger prints should all be removed from all surfaces - especially your stainless appliances.  Overpowering scents are also very unattractive.  If you smoke, move it outside until your home is sold.  And, strong room deodorizers often give prospective buyers the impression that you have something to hide. 

All the pictures I have used here are from the same home that I had listed for sale.  My sellers hired a staging professional and I took before and after pictures of the home.  What an amazing difference and the home sold quickly and for more than any other home in the neighborhood.

Morrell Park, Baltimore, MD -  Market Trends Report

Morrell Park is one of those neighborhoods that most people don't think about when they think about affordable housing in Baltimore.  Morrell Park is located in south west Baltimore and according to the Live Baltimore website is encompassed by Hollins Ferry Rd., B&O Railroad Tracks, Gwynns Falls to Wilkens Ave. to Caton Ave. to Patapsco Ave. to C.S.X tracks, back to Hollins Ferry Road and is located in Zip Code: 21230.

From Morrell Park it's easy to get to I95, I695 and into the city by way of Washington Blvd. 

In Morrell Park you'll find a mix of single family detached homes and older row homes.  The average age of homes in the area is 74 years.  The average home price for row homes is $60,090 ranging from $22,900 to $139,900 during this last 6 month period.  For single family detached homes the average home price is $89,430 ranging from $36,900 to $180,500.

This table shows home selling activity since June 1, 2011.  The information was taken directly from the multiple list service and believed to be accurate.For the same time period one year ago there were 6 single family detached homes sold for an average price of $137,225, 2 of which were foreclosures and 4 were fair market sales, there were no short sales settled at that time. 

For the same time period one year ago there were 16 town/rowhomes sold for an average price of $53,894, 9 of which were foreclosures, 1 was a short sale and 6 were fair market sales.

It looks like the average price for homes sold has increased slightly over this time last year, while the average price of detached homes has dropped and the number of foreclosures has dropped and the number of short sales has increased therefore increasing the average price of homes sold.

Catonsville is a wonderful community to live in.  It's close to the MARC train in Halethorpe, on the bus route for downtown Baltimore and an easy commute to Ft. Meade, Hunt Valley, Columbia and Washington DC.  The schools in the Catonsville area are also great and there are so many choices for parents.  For those parents who want a more Christian education for their children St. Agnes School and Lamb of God School are great choices.
