Do It Yourself Staging Tips for Home Sellers
Are you considering getting ready to sell your home?  Statistics show that homes that are staged show better, sell faster and for money than homes that are not.  Your realtor may suggest that you hire a professional stager or do a few things to make your home sell better.  If funds are tight you may not have the cash to hire a professional stager to prepare your home but here are some tips.

Private Elementary Middle School Open House Catonsville, MD Jan 29,2012 - 01/26/12 10:42 AM
Catonsville is a wonderful community to live in.  It's close to the MARC train in Halethorpe, on the bus route for downtown Baltimore and an easy commute to Ft. Meade, Hunt Valley, Columbia and Washington DC.  The schools in the Catonsville area are also great and there are so many choices for parents.  For those parents who want a more Christian education for their children St. Agnes School and Lamb of God School are great choices.

The culinary event of the year returns and they're making some changes!
From January 20-29, 2012, you can enjoy three-course dinners for $30.12 or $20.12. Also, select restaurants will be offering two-course lunch menus for just $15.12. See below for a list of participating restaurants.
I would recommend making reservations before heading out.  Many of the restaurants fill up during this event.

Five Factors Involved with Homes that Fail to Sell - 01/19/12 11:36 AM
Five Factors Involved with Homes That Fail To Sell

1.        Location:  Over history it has been said the three things to look for in buying a home are 1. Location, 2.  Location, 3. Location.  There are positive and negative factors to almost every location.  Let’s pretend your home is right next door to a fire station (like mine).  You need the kind of marketing professional that can sell the benefits of not having to worry about your new home burning down, or perhaps the savings on fire insurance.  Seriously, no matter where your home may be located, there is a ready, … (1 comments)

Mr and Mrs Seller Do You Really Want to Sell Your Home? - 01/18/12 11:38 PM
Mr and Mrs Seller Do You Really Want to Sell Your Home?
I've been working with a lot of buyers lately.  Today I took a new buyer out to look at homes.  I had 12 homes on my list.  3 of the homes were under contract and not updated in the MLS, 3 homes did not have lockboxes and the seller had to be present for every showing and 1 homeowner was home sick from work.  I showed 5 homes.
Mr and Mrs Seller, if you want your home to sell quickly and for top dollar you have to let buyers … (2 comments)

This great home has so much to offer a new home owner.  It's close to UMMC, downtown, I-95, I-295, MARC and walking distance to Raven's Stadium and Camden Yard.  You'll love what this neighborhood has to offer.

Think Twice Before Leaving Your Car Warming Up in Your Driveway - 01/13/12 09:03 AM
Think Twice Before Leaving Your Car Warming Up in Your Driveway
This morning when I woke up there was frost on my car and on the roofs of the homes in my neighborhood in Lutherville.  A lot of folks do this, they go out and start their car and leave it idling in the driveway or in front of their home to warm up while they finish their morning preparations.  And, as we move deeper into winter the temptation will be greater to get into a warm car.  A woman I used to work with used to have this gadget for … (6 comments)

SURPRISE! "In-law suite" may not mean "Rental Unit". - 01/12/12 10:37 AM
Agents, you need to be very careful about how you word your marketing materials.  I have a listing with an inlaw suite and it is just that an in-law suite, it is comprised of 1 kitchen, 1 bedroom and a living/dining area.  It has two methods of egress and it is separate from the house (main floor), but it is not zoned for a rental unit nor are any of the homes in the neighborhood.  It is even separately metered for electric but it's not meant to be an income producing property.  The previous owner had a care taker that had … (2 comments)

Six Steps to Seven Figures - 01/12/12 08:08 AM
I was also at the same presentation (you can see me below in a photo opportunity).  I can't agree with the steps in Pat's book more.  We all know what we have to do but how many of us really do it?
I've never really been a good paperwork person.  However, I got started planning, building that business plan, keeping it in front of me, I find mentoring other agents helps me keep on track more.  And, I do own investment property.  So, I need to affirm more, build more, and track better.  How about you?
I went to another presentation … (3 comments)

Lindale Middle School Teachers Campout for Food - 01/10/12 09:46 AM
Lindale Middle School Teachers Campout for Food
My oldest son is an alumni of Lindale Middle School so I always keep an eye out for items in the news from his old alma mater.  Notification of this event appeared in the Glen Burnie Patch today so I thought I'd give it some more exposure.
Some of the staff and teachers of Lindale Middle School will be camping out all week in an effort to fill a POD with food donations for the Anne Arundel County Food and Resource Bank.  They pitched their tents in front of the school yesterday and will be there … (2 comments)

"I'm Mayhem, and I'm Your Worst Nightmare!" - 01/08/12 11:20 PM
Parents, be very very careful with your most precious gifts when you are ready to sell your home.
Our society is different than the society we grew up in and there are so many people out there with nothing to do but come up with ways to hurt others.  Our children don't need to be confronted with this kind of mayhem.
When it's time to sell your house it's time to de-personalize it.  Avoid mayhem.

Just a Friendly Reminder to the Agents who are present during Buyer's Agents' Showings - 01/08/12 08:48 AM
So many agents do not understand the in's and out's of agency.  Agent's forget who their clients are.  Just last week, in a transaction that I represented the buyer in, I had the listing agent cc my buyer directly (and the loan officer) expressing her frustration with the transaction.  This is a huge NO-NO, in Maryland and I'm sure in other states too, at no time should the agents contact the client of the other party directly, and at no time should the agents say anything derogatory about each other to the clients of the other.  Not only is it un-professional, it … (2 comments)
