Why Debt Can Be a Good Thing - 05/27/12 07:39 PM
Why Debt Can Be a Good Thing When it comes to the best ways to use money, too many people operate under some key misconceptions, Having no debt is a good thing Having a bank account isn't necessary Paying cash for everything is a good thing Paying off your home mortgage provides financial security. A 15-year mortgage is always the quickest way to pay off your home. Putting money in your 401K or other qualified plan saves you taxes. The stock market is the only place to generate high, double-digit returns. This post was inspired by one written in RIS Media. (2 comments)

What Do You Need From Us To Sell Our Home? - 05/25/12 06:30 AM
The BLiz Team has done an excellent job of setting out how you need to proceed when you are selling your home. I think one of the biggest blockades to selling a home is being able to show it. This is a sore point with me. I'm mostly a listing agent but I do work with a limited number of buyers and when your home is hard to show and I have to give lots of notice or it's hard to get an appointment I might not show it at all and I think other agents aren't that much different than (2 comments)
FAQ: Should I Talk To A Lender First? Answer: Absolutely NOT!! - 05/25/12 06:22 AM
When I first read the title to this blog I was a little taken aback but then I read the whole thing. I actually read it a couple days ago and thought about it. Then yesterday I got a buyer call through Zillow. The woman was inquiring about one of my listings and hadn't been preapproved yet but she was already going to register for the counselling program for one of the down payment assistance programs. I suggested that she might want to get preapproved first and she said that someone had told her that she needed to take the program (1 comments)
Should I worry about lead-based paint? - 05/22/12 09:26 AM
In dealing with Baltimore City row homes, this is probably the single most asked question I deal with in the course of my business. My answer is always, it depends. Once you have a lead test you then have to disclose that information to a potential new owner and then that owner must also disclose when they sell. It also depends on whether or not you plan to live in the property or rent it out. If you plan to rent the property then you MUST have a lead inspection, it is the law. It also depends on which county the (0 comments)
Journaling as Part of the Buffini & Co Peak Producers Program - Day 5 - 05/22/12 09:19 AM
Journaling as Part of the Buffini & Co Peak Producers Program - Day 5 At the beginning of each session we all as a group have to answer to our team leader as to whether or not we've completed our homework from the previous session. This feels a lot like being in school again but at the same time it really made me realize how much stuff I put off because I don't like doing it or the excuses a lot of people, me included, make for not doing what we need to do. How much of that lack of communication (1 comments)
Pleeeease Can My Buyer Move in Before Closing; Somethings Never Change - 05/20/12 04:11 PM
In Maryland it is called "Pre-settlement Occupany" and without the agreement of the seller and the agents it can't happen. In my opinion, this is never a good idea and can lead to all kinds of problems. Say the lender is incompetent and the loan can't close then the seller is faced with the difficulty of evicting a family. In Maryland, if they don't move out willingly, the seller has to file for eviction in the courts and if the weather is cold and snowing the court may not grant the eviction until the weather improves. Or, the seller has to (1 comments)
Can An E-Mail Become A Binding Agreement To A Contract - 05/17/12 09:33 AM
I have always loved using emails for communicating through the contract process because it is like a written form of what was said and I can call upon it later on if I need to. I can't do the same with a phone conversation. But, I really need to have a disclaimer on my emails and I think a lot of agents do as well. This is a great blog with lots of great information. Investment Property and Second Homes – What’s The Difference? - 05/15/12 08:23 PM
With so many great deals on the market now some investor's are really pushing their luck with the occupancy rules. Buyer's and Agent's alike need to be extremely careful with the occupancy requirements on short sales and foreclosures. The other thing you need to be really vigilent about is "Arms Length". If you are in doubt, ask someone who should know or seek the advice of a good attorney.

Taking the Stress out of Saving for a Down Payment - 05/11/12 07:32 AM
Taking the Stress Out of Saving for a Down Payment Are you dreaming of owning a home, and feeling stressed about coming up with money for a down payment? Coming up with 3.5% or more of the purchase price is enough to scare many perspective buyers away. However, even if you don’t have the necessary funds for a down payment in your bank account, there are many other options that you should take into consideration to come up with the money you need to put a down payment on your dream home. Possibly one of the easiest ways to get (0 comments)
A Day Out With Thomas - B & O Railroad Museum Welcomes Thomas The Tank Engine - 05/03/12 01:36 PM
A Day Out With Thomas - B & O Railroad Museum Welcomes Thomas The Tank Engine My youngest son, Liam, used to love Thomas the Tank Engine. When he was very small he was sick a lot with allergies, asthma and febrile seizures. One of the things that gave him great pleasure and hours of entertainment were the Thomas stories. We had all the videos and the books and he would watch the movies for hours and every night we'd read a story, in fact we read from the Tales of Thomas so often the book eventually fell apart.
