In dealing with Baltimore City row homes, this is probably the single most asked question I deal with in the course of my business. 
My answer is always, it depends.  Once you have a lead test you then have to disclose that information to a potential new owner and then that owner must also disclose when they sell.  It also depends on whether or not you plan to live in the property or rent it out.  If you plan to rent the property then you MUST have a lead inspection, it is the law.  It also depends on which county the … (0 comments)

In Maryland it is called "Pre-settlement Occupany" and without the agreement of the seller and the agents it can't happen.  In my opinion, this is never a good idea and can lead to all kinds of problems.  Say the lender is incompetent and the loan can't close then the seller is faced with the difficulty of evicting a family.  In Maryland, if they don't move out willingly, the seller has to file for eviction in the courts and if the weather is cold and snowing the court may not grant the eviction until the weather improves.  Or, the seller has to … (1 comments)

I have always loved using emails for communicating through the contract process because it is like a written form of what was said and I can call upon it later on if I need to.  I can't do the same with a phone conversation.  But, I really need to have a disclaimer on my emails and I think a lot of agents do as well.  This is a great blog with lots of great information.

45th Annual Towsontown Spring Festival is this weekend, starting Saturday May 5th from 10am until 7pm and continuing on May 6 and 1 pm to 7pm.
The Festival encompasses the entire Towson Core Business Area, the streets West of York Road and East of Bosley Avenue will be closed for the duration of the festival. A map of the festival grounds with identifiable parking garages can by found here. Garages are marked with a "P" for parking. The cost to park is $4.00 for the entire day. This fee is set by the county and is less than last year.

The Fire Museum of Maryland Opens for the Season
The Fire Museum of Maryland located at 1301 York Road in Lutherville, MD  opens for the season with its 35th annual Steam Show on Saturday May 5, 2012.
The show features draft horses and dalmatians.
There will be demonstrations of late 1800's horse drawn fire engines and rides in an 1899 hose wagon.  Kids will love  joining in firefighting contests and watching a magician performing inside the museum. 
Children and adults can run under the cascades of water from the 65 foot water tower that shoots water up to 100 feet.
