Just Sold
1400 Redfern Ave, Baltimore, MD 21211
We all know what a challenge it is to find an affordably priced home in good condition for that first time home buyer.  Sometimes, the only home available is a bank foreclosure.  Then you end up in a multiple offer situation and your offer needs to be competitive in order to win the day.
My buyer was buying his first house and he really wanted to live in the Hampden or Medfield neighborhoods in Baltimore.  The inventory there is low to begin with and when your maximum purchase price is below $200,000 it is a challenge.

Getting Help to Buy Your First Home in Baltimore
For many families in Baltimore buying a home may seem like a pipe dream.  The high cost of renting, lower incomes, family responsibilities, student loan repayments all seem to get in the way of achieving your dream.
Did you know there are many grant and down payment assistance programs available to help you with the down payment?
I got a contract accepted yesterday on a nice home in the Hampden area priced at $190,000.  My buyer's monthly mortgage payment is going to be in the region of $1,000 a month.  He could qualify for a number … (0 comments)

Tight Labor Market Going into the Holiday Season
Rising Wages and Buying a Home
I was reading about the labor market this morning.  The unemployment rate is the lowest it's been in many years and employers are having a hard time filling vacant positions.
Amazon announced yesterday that it is raising it's minimum wage to $15 an hour.  What is that going to do to their bottom line and the price of merchandise?  Are other similar employers, (like Walmart, Sam's Club, Target etc) going to keep pace?
In an article on Monster.com this morning many companies are having a hard time filling seasonal vacancies and … (2 comments)

Help is Available to Get You Into a New Home
There are still some great programs from the State of Maryland to help you get into a new home.
The Maryland Mortgage Program (MMP) has 3 popular scenarios to help with rate reductions, and down payment assistance or grants.
The Advantage 1 Rate Assist program does not offer any down payment assistance but does help with reduced interest rates.
Advantage 2 Loan Assist offers a 3% no interest loan that has to be repaid when the home owner refinances or sells the home.  This is one of the most popular programs.
And, Advantage 3 Grant Assist is a 4% … (1 comments)

down payment assistance: I am Passionate about Home Ownership - 12/31/16 02:40 PM
I am Passionate About Home Ownership
What are you passionate about?
I believe that everyone should have the ability to own a home regardless of where they enter the marketplace.
Homeownership stabilizes neighborhoods, family units and the economy.  For every home sold 2 jobs are created.  When jobs are created more money comes into the economy when there is more money in the economy communities benefit.   When children are raised in families who own their own homes statistics say they do better in school so the education system also benefits and when education benefits we all benefit.
Baltimore City provides many … (2 comments)

Team Work Strikes Again - Another Happy Homeowner
Today we had another very successful settlement.
It's really important to work with a team that understands all the programs in the area and can answer questions that a new home owner might have.
A few months ago I received a referral from a previous client.  From our first meeting I was able to determine that Devin was eligible for some down payment assistance programs.  I referred him to James Randolph at Primary Residential Mortgage and South East Community Development Corporation to take his home buyer education class online.  Jim was … (2 comments)

down payment assistance: Should You Buy or Rent in the Baltimore Area In 2015 - 09/15/14 11:41 AM

Should You Buy or Rent in the Baltimore Area in 2015?

That is the million dollar question, or at least the thousand dollar question!!
Statistics show that the U.S. economy is improving, and with it, rents are rising across the nation.  In many U.S. markets, on a month to month basis, it’s more expensive to rent a home than it is to own one.  And, in Baltimore that certainly seems to be the case.
I work with a number of out of state investors who have deep pockets and they have determined that they can make a … (3 comments)

down payment assistance: First Time Home Buyer Grants and Loans in Maryland - 06/02/14 09:51 PM

House Keys for Employees is a great loan program.  I sold a house last month using this grant and my buyer did not have to bring any money to the table for settlement.  Plus, their monthly mortgage payment for their new single family home in Randallstown is less than they were paying for rent on their much smaller apartment.
If you don't know whether or not your employer participates in this program ask me and I'll look it up for you.
But, don't wait too long, our inventory of homes is lower than ever before and there is a lot of … (1 comments)
