real estate investing: Women Investing In Real Estate - 03/11/24 12:04 PM
Women Investing In Real Estate
It’s International Women's Month so here are a few statistics about women investors in real estate.
I am an investor, and every house I look at for myself has to fit several criteria:
Would I live there? Can I make money there? How can I make money there? The first house I bought in Maryland was a 2 unit property. I bought it purely as an investment. It was around the corner from where I lived (fits the would I live there) and the rent on one unit paid the mortgage on the house (fits both #2 and … (6 comments)

real estate investing: Should I Pay Off My House? - 07/03/23 08:47 PM
Should I Pay Off  My House?
Here's why you should never pay off your house.  Here's your house, it's worth $250,000. You've been told by many financial experts that you need to pay off your mortgage so you can be financially free.  A lot of people will put extra money towards paying off your mortgage.  Maybe after 20 years you've done it and paid off your house. Then when retirement comes, what have you got left to live?
Instead, mortgage the house and leverage the money and buy 5 rental properties.  Now, imagine those first 5 houses are cash flowing $500 per month … (8 comments)

real estate investing: Tips for Renting Out Your Property - 09/08/22 09:15 AM
Tips for Renting Out Your Property
An investment property is a home that is not considered your primary residence and that you do not live in most of the time.  Buying your first rental property can be a great way to grow long-term wealth.  Here are a few tips to help you decide if owning an investment property is the right move for you.
1.  Cash Flow - One way to get a return on your investment is by buying a property, renting it out, and using the cash flow to pay off your mortgage.  A friend of mine's son just went off … (0 comments)

real estate investing: So You Want to Start Investing in Real Estate - 05/12/22 08:59 AM
So You Want to Start Investing in Real Estate
So you want to start investing in real estate but you think you don’t have enough income or assets to start.  I am a real estate investor as well as a licensed agent.  I own a rental property that I purchased before I was licensed in Maryland.  I paid $40,000 and the seller held a mortgage for me.  I have had the same tenants for about 12 years now.  I purchased my principal residence last year and I rent two rooms out through Airbnb, which has been hugely successful for me.

Rental Property Frustrations - Your 1st Tenant Sucks
I have helped a number of investors new and experienced get started and increase their real estate investment portfolios.  I also own investment property myself and can attest to many frustrations. Many would be investors shy away from real estate for fear of these exact same issues but they really aren’t that hard to resolve or work around.
Your First Tenant Sucks:
A property is advertised as cash flowing from day one or you purchase a great property in a neighborhood that is popular with renters and suddenly you aren’t receiving rent checks and suddenly you … (1 comments)

real estate investing: What Makes a Great Vacation Rental Succeed - 11/22/18 10:06 PM
What Makes A Great Vacation Rental Succeed
Vacation rentals aren’t for everyone.  They are more labor intensive to manage for one and there is more opportunity for vacancy so you need to make sure you make it attractive as possible to encourage people to stay with you and to extend their stay or come again.  Vacation rentals or destination rentals can be a great addition to your investment real estate portfolio and a destination for you or your family in the off season.
Keep it nice and tidy.  Nobody wants to stay in a dirty place.  So, if you don’t have time … (1 comments)

real estate investing: Risk vs Reward - Purchasing Residential Investment Property - 09/26/16 12:32 PM
Risk vs Reward
Purchasing Residential Investment Property
When considering purchasing your first investment property many new investors are captivated by the possibility of really high returns on initial investment.  I refer to this as the Magpie Syndrome where investors are attracted by shiny baubles (coins) and high returns without realizing the risks involved in owning property in riskier neighborhoods where there is high crime, high risk of vandalism, high risk of tenants not paying their rent and even not being able to rent the property because of the neighborhood.
A few things to keep in mind when weighing risks and rewards are:
