charming old denver: Woo Hoo! My Listings Are No Longer Naked! - 08/17/08 10:39 AM

Colorado agents... can you relate??? My recent listings have been naked since they've gone on the market - that is - NO SIGN! With our lovely drought (it HAS been a beautiful summer!), yards are as hard as concrete and no amount of pounding, jumping or swearing is gonna get that Red, White and Blue sign in the ground more than a half an inch.
But now... after our weekend monsoon... Yippeeeeee! My listings are now properly attired!!!!

charming old denver: So, THAT'S Why They Call it HIGHlands! - 06/28/08 12:39 PM
I've lived in Northwest Denver on and off (mostly on) for over 14 years. And yeah, I've been aware the entire time that sections of my beloved 'hood are called "Highlands" (West Highlands, Highlands Square, East Highlands, Potter Highlands, etc.). Never gave it much thought, though. After all, the city next door to me is called "Lakewood" and I've never seen a lake or even a woods there.
So, I recently went on a bike ride with some friends along the Platte River. Now, by definition, a "river" tends to be a low spot, as opposed to at the top of a hill. … (5 comments)

charming old denver: A Sunday Morning Bike Ride in Charming Old Denver - 05/27/08 01:28 PM
On Sunday morning, I met some friends for a little bike ride from Highlands to Confluence Park, and up & down the Platte River Bike Path. Perfect temperature, just a slight breeze, sky so blue it was almost purple. It was my first venture across the new pedestrian bridgeconnecting Northwest Denver to Downtown - it's pretty darn cool. So anyway, here's a little photographic journey of all the sights we enjoyed on our Sunday morning bike ride. There is SO MUCH TO LOVE about this part of town!
Enjoy!

charming old denver: My Favorite Bookstore in Charming Old Denver – the Park Hill Bookstore - 03/26/08 06:58 AM
I love to read. I love to read. I love to read. Did I mention how much I love to read?
But reading can be an expensive habit. Walk around my house and you'll find no fewer than 5 books open. That's at least $50 worth of books, assuming I purchased them used on Amazon (don't forget shipping)!
For me, a trip to a retail bookstore is at least a $75 adventure.
Ahhhh, but the USED bookstore... sheer bliss for rabid readers like me. In my quest for cheap used books, I've been to a lot of bookstores across the city and have … (6 comments)

charming old denver: Jennifer Loves Sushi in Charming Old Denver - 03/13/08 08:00 AM
As those who know me... well, know... I'm a very fussy eater. Not by choice (sigh), but rather because I'm allergic/sensitive to several common foods. However, I refuse to be locked at home in my own kitchen, so I have made it my goal to figure out where I can eat safely in Charming Old Denver.
Because I can't eat anything processed, the safest choice seems to be sushi. Poor, poor Jennifer... destined to explore all the sushi joints throughout the metropolitan area! Would you like to join me? I've gotten a good head start already!

charming old denver: I'm Addicted! The Dog Park at 46th & Yates in Charming Old Denver - 02/27/08 08:38 AM
I have a new addiction. The Dog Park at Berkeley Park - around 46th & Yates.
Why do I say "addiction?" Because... imagine the collective energy of 100+ happy dogs racing around the (fenced-in) park, with their 100+ owners proudly overlooking the scene. It's a rush. Probably something like the rush you get when you shoot illegal nastiness into your veins (no personal experience there though).
On my first visit, I stood in the middle of the park, all by myself, laughing out loud as I watched Baba and Ziggers make new friends, hump old ones and then collapse for a … (1 comments)

charming old denver: Dumpster Diving in Charming Old Denver - 02/16/08 01:30 PM
We central Denverites love our alleys. That's where our garages are, where we can "donate" unwanted items to alley scavengers and where we keep our City dumpsters. Sometimes we get mad at our dumpsters when they block access to our garages (and just TRY to get a dumpster moved!), but for the most part, I'd say we're pretty happy with our trash disposal system.
However, a few days ago, I saw a pick-up truck cruising down my alley, stopping at each dumpster and poking around in it. His pick-up bed was full of "stuff" - treasures I'm sure. But suddenly, the obvious … (10 comments)

charming old denver: CharmingOldDenver.com is live and I did it myself! - 02/15/08 05:44 PM
My new website is up and running and while it's far from perfect (or complete), I'm pleased enough with it to GO LIVE. It doesn't have a home search feature yet - I'm still investigating my options and several pages are Under Construction... but... here it is! www.CharmingOldDenver.com.
I also did my first virtual tour of 2008 - it's a tour of my Charming Old Northwest Denver neighborhood - so if you're interested in where I spend my days... click here.

charming old denver: What $300,000 to $400,000 Buys You in Charming Old Northwest Denver - 02/08/08 03:36 PM
Just spent my morning looking at homes in Northwest Denver/Highlands. Partly for clients; partly for my own keeping-up-with-the-market commitment. As regular readers of my blog know, I've been away from town for two years, so it's really important to me to get back up to speed on the market in my beloved Charming Old Northwest Denver neighborhood.
Because I worked this neighborhood for so many years (from 1996 to 2006), it's an easy task to pick back up on the nuances of the different sub-areas (Highlands Square, West Highlands, Berkeley, Sloan's Lake, etc). Prices have gone up significantly since I left, but … (3 comments)

charming old denver: The Jennifer Allan Parade of FORMER Homes! - 02/03/08 07:34 AM
One of the many ways I kill time online is to look up the addresses of my former homes in Denver to see if they've changed hands again.  It's always fun to look at the interior photos to see what the new owners did to the place.
Whoa! I believe that every single house I've lived in here in Denver is either on the market right now or just was on the market! It feels weird - not sure why - but to see all these places I called home at some point in my life splashed all over the Internet... kind … (16 comments)

charming old denver: Spring Fever in Charming Old Denver in 2008? - 02/02/08 09:55 AM
I've been selling real estate in Denver since 1996. Gone thru crazy boom markets and, of course, those not-so-fun, not-so-booming markets. But thru the years, one thing has remained true in this Charming Old Denver real estate market.
Spring is the best time sell. Period. Naturally, some springs are better than others - those who have been around awhile might remember the springtimes of the mid-to-late 90's where every house  put on the market sold for $10,000 more than the last, resulting in crazy appreciation rates in a matter of months. But the market always dies on July 4th and stays pretty dead thru November.
Will … (1 comments)
