Signal Mountain real estate sales outpaced the local TN area with "closed sales" up 12.8% over 2009. While the average sale price was down slightly by -- -3.1% the median price on homes was up 8%over 2009 at $285,000.

The slight downward pressure on average sale price contributed to the increase in sales and resulted in an overall drop in inventory from 11.7 months in 2009 to 9.1 months in 2010. This translates to fewer homes on the market and a great time to consider selling!

Closed sales for the entire GCAR MLS (Greater Chattanooga Association of Realtors) were up 3.3% in 2010 over 2009 while median price was off slightly -.7%...average price was flat.

Owners Linda and Randy Slomian and their daughter Executive Chef Christina Anderson trained at Johnson & Wales have brought a wonderful dining experience to the Sequatchie Valley. Truth is, the Blue Orchid Bistro is an easy drive from just about anywhere, 25 minutes from Soddy-Daisy or Signal Mountain and 40 minutes from downtown Chattanooga.

Patrice and I first met Randy and staff of Blue Orchid Bistro this spring at Bella Sera where we tasted mouthwatering chicken salad on specially made rolls by Neidlov's Breadworks and a special house made chocolate dessert.

We were in Dunlap today to list a home for sale, so we decided to stop for a late lunch. Located in the "heart" of the town the restaurant is a gem located in an historic building. What for years was a single story pharmacy in downtown Dunlap is now the Blue Orchid Bistro. With seating for 24 downstairs and 46 in the upstairs dining room, the Blue Orchid is able to accommodate most groups for dinner or catered events.

Tempted by the Grouper sandwich, I ordered a classic Rueben while Patrice opted for the soup and sandwich, Cheddar Broccoli with a Turkey and Swiss.

The service by Lindsey was prompt and professional, we asked, so she recommended as an appetizer, the Zucchini Straws which came to the table hot and wonderfully tasty.

I stepped upstairs to the loft to take some pictures and came back to discover an order had been placed for the house made Chocolate Bread Pudding, challah soaked in a chocolate custard, baked and served warm with a bourbon caramel sauce. All the deserts are made in house.

For your pleasure, beer and wine are available for sale while the restaurant will uncork your own bottle and provide glassware for BYOB. We have already made plans to return soon for dinner and wish the Blue Orchid Bistro much success as they celebrate the second anniversary in Dunlap.

“It is a massive tribute – in the very cradle of our city -- to the culture, the art and the accomplishments of the original citizens of Chattanooga.

The Passage is a pedestrian link between downtown Chattanooga and the Tennessee River and marks the beginning of the Trail of Tears. Today The Passage is one of the iconic cultural attractions in Chattanooga.

The Trail of Tears refers to the journey which forced the removal of the Cherokee tribes from Ross' s Landing in Chattanooga to Oklahoma.

Chief John Ross valiantly resisted the forced removal of Cherokees to Oklahoma but once he realized resistance was futile, he provided leadership during the brutal migration that is credited with saving many Cherokee lives. Some 16,000 Cherokees were living in the East in 1830. Once the forced evacuation was launched in 1838, some 4,000 Cherokees died in stockades or on the trail. Among the casualties was Ross’s wife.

The Passage today is a permanent outdoor exhibit, with symbolism of the seven clans of the Cherokee Nation. There is a 'weeping wall' representing the tears shed as the Cherokee were driven from their homes and removed on the Trail of Tears.

The local real estate market showed positive signs of recovery, according to data released by the Multiple Listing Service (MLS) of the Chattanooga Association of REALTORS®. In the second three month period of 2010, the Southeast Tennessee and Northwest Georgia area saw the sale of 1,919 residential units, a
30.5% increase over the same quarter’s sales in 2009.

Median price figures for the period witnessed a negligible decrease to $129,500 – a drop of 0.4% from the 2nd Quarter of 2009, and showed a gain of 7.9% over the 1st Quarter of this year.

While a positive sign, in terms of affordability, the increase over the previous quarter is also surprising in light of the reported increases in foreclosures over the past 12 months. The statistics indicating the number of days a home is on the market has shown quarterly decreases over last year, decreasing by 4 days during the same period of 2009 –and a full 10 days from the 1st Quarter of 2010 which is positive news for home sellers.

Many different species of Reptiles, Amphibians, mammals and birds make up the residents at the CNC. Chattanooga's growth since 2000 was the fastest in three decades, edging it closer to Knoxville as Tennessee's third-biggest city, according to new census estimates.

After losing residents in the 1980s and growing a modest 2.5 percent in the 1990s, the U.S. Census Bureau estimates that Chattanooga grew nearly 10.2 percent from 2000 to 2009.

But the Census Bureau estimates the region's fastest-growing cities were in nearby suburbs to the north and south of Chattanooga, while Chattanooga's oldest neighboring suburbs lost population during the decade.

In its final population estimate before the 2010 census is tabulated, the bureau estimated last week that Chattanooga added 15,795 residents to boost the city's population to 171,349 people in 2009.

"I think these gains bode well for the future of Chattanooga and should continue with the transformation we have made in our city," said Chattanooga Mayor Ron Littlefield, a former city planner.

"I have somewhat humorously sent messages to (Knoxville Mayor) Bill Haslam that we are intending to knock Knoxville off as the third-largest city in Tennessee, and it's becoming more than just a joke," Mr. Littlefield said.

Chattanooga outpaced the growth rate of Knoxville and Memphis from 2000 to 2009, although the Scenic City grew more slowly than metro Nashville; Huntsville, Ala.; or Atlanta, census figures indicate.

No surprises here, we have always known it!

Chattanooga is an affordable city in which to buy a home, according to Forbes.com.

An article published on Forbes.com last week says Chattanooga is No. 3 on a list of 10 affordable American cities.

Other Southern cities on the list are Louisville, Ky., and Columbia, S.C.

"Only 18 percent of the average Chattanoogan's salary is devoted to housing costs, and in ... Columbia that number is only 19 percent," Forbes writes.

In Louisville, the percentage is about 20 percent, according to the story.

The article notes that the national slide in housing prices has hindered economic recovery, but it says the cities on its list are a great place to look if you're in a position to buy.

Forbes determined the ranking by looking at the 224 metropolitan statistical areas tracked by the National Association of Homebuilders for affordability, eliminating those with populations of fewer than 500,000.

Researchers also considered U.S. Census data and used information from Local Market Monitor, a real estate research firm, to determine how much home prices are expected to rise or fall over the next three years.

Teresa Groves, executive director of the Home Builders Association of Southern Tennessee, said Chattanooga's ranking is "great" for the city.

"Chattanooga is a great place to live as far as affordability of housing," she said. "We've got the mountains, we've got the water, we're a great-sized city. Chattanooga's just a great place to live for any age, really."

Chattanooga Brewing Company was a prominent local brewery from 1890 to 1915. It was shuttered just before Prohibition, which lasted into the 1930s.

Mark Marcum, a longtime North Chattanooga resident and brewer at Chattanooga Brewing Company and partner Jonathan Clark, both engineers by trade are reopening Chattanooga Brewing Company on the Northshore.

The Honors Course opened on July 2, 1983 and was created to honor the game of amateur golf. This special golf course course is located in in the community of Ooltewah, just north of the City of Chattanooga.

Several of the "specials" on the board caught our eye!

Patrice and I were set on 212 Market Street as we headed out to pick up mom for an early dinner but we always ask her where she would like to go. It was unanimous when she told us a friend had recommended 212 to her that afternoon. It was a drag that I didn't have my camera and would have to rely on my phone!

Arriving a bit early in the evening we were seated quickly and found our waiter Ben to be very pleasant and professional. We ordered drinks, Patrice a glass of dry red, an Elderflower Mimosa for my mom and I had a bottled beer. The wine list at 212 is a "Wine Spectator" Award Winner!

Patrice started with the Baby Spinach Salad served with Hazelnut Vinaigrette, Spiced Pecans, Gorgonzola and Sliced Apples. I ordered a freshly made roll with Pickett's Farm Smoked Trout and served with a delicious tomato/mango sauce.

The Fried Green Tomatoes with a Cajun Slaw and Creole Remoulade were a treat. Wow, I forgot to mention the Rock Shrimp served in a Tomato Bisque, my 87 year old mom commented that "these are the best shrimp I have ever tasted".

For her entree my mom scaled down to another appetizer and ordered the Mediterranean Sampler, Tabbouleh, Hummus, Artichoke Hearts, Kalamata Olives with Pita Points that tasted right out of the oven. Patrice ordered Wild Alaskan King Salmon off the "specials" board and I asked for the Ginger-Miso Braised Bison Short Ribs with Wasabi Sweet Potatoes, Sesame Slaw and Tempura Shitakes.

Patrice would like to ask Chef, Ryan Cutchins to give her the technique used to prepare the salmon, enough said! The sampler was an explosion of flavors and my short rib dish was simply amazing. Shared among us was a bowl of a Ham Gratin cooked with local mushrooms.

We were completely satisfied and enjoying conversation with the dessert tray looming. While I was hoping she would order the layered angel food cake and sorbet, Ben, our waiter, coaxed my mom with a fresh cobbler and I settled for the house made Coconut Sorbet with a cup of black coffee.

212 Market Street is a great restaurant, featuring fresh, local ingredients at reasonable prices. They advertise many lunches under $7 each. In addition the service is top notch, making 212 a perfect place for lunch or dinner. There is also a second floor outdoor space for dining which we have not tried yet but will very soon!

Patrice's brother Mike and his wife Pam surprised us recently with tickets for the River Gorge Explorer. As we boarded the comfortable cabin was about half full with a mix of locals and visitors. Angled seating allows each guest to relax in the cabin and enjoy the scenic beauty and wildlife through large windows. We were ready to see the River Gorge Explorer and experience 'Tennessee's Grand Canyon' as it is meant to be experienced...from the water.

The Aquarium naturalist does a wonderful job of engaging the group with bio about the captain(s) and what we are about to experience and points out wildlife and historic points of interest along the way.

The Tennessee River Gorge winds along 26 miles of the Tennessee River, and contains over 27,000 acres of land. Often referred to as “Tennessee’s Grand Canyon”, the Gorge is the fourth largest river canyon east of the Mississippi.

Mixing history with local lore, the guide points out former navigational hazards on the river known as "The Suck", "The Skillet", "The Frying Pan" and "The Pot". Long before the Tennessee Valley Authority tamed the river, the Tennessee was a wild river.

This journey is as much about the history of the Gorge as it is about the plants and animals. I have always shared a "useless fact" that we live in an ecosystem with more diversity of foliage than anywhere in the world sans central China. The River Gorge is a natural treasure that has been preserved for future generations to enjoy.

Getting up to speed!

The excursion will take 2 hours unless you opt for the 3 hour sunset cruise. Please allow 10 minutes for loading and disembarking. I also recommend you purchase tickets in advance. The boat boards at the Chattanooga Riverboat Pier - two blocks from the Tennessee Aquarium.

The Glass Enclosed Wine Room at Hennen' s - ChattanoogaAndBeyond

Located near the Aquarium and all things downtown Chattanooga, Hennen' s is a restaurant we enjoy taking friends, family or real estate clients to when they are visiting from out of town. With Riverbend happening it was our choice tonight.

“The staff is wonderfully trained, the ambiance is second to none in the city, they have a tremendous wine selection, and one of the highlights of the decor is the wine room, which is a large glass enclosed, climate controlled room that can be seen throughout the restaurant.

We had called ahead for a reservation and were seated promptly in a very comfortable booth for four near the kitchen. Our server Ivan Thomas was prompt and very well prepared showing good knowledge of the food selections and specials. We listened to his recommendations and he respected our conversation as we had several years to catch up on.

The Corn Chowder was yummy!

We each ordered a cocktail and settled in with the menu which I have included links to below. The menu is designed very well and easy to read. The specials were a Steelhead Trout or Halibut each served over a ginger infused basmati rice with a mango, pineapple chutney. Salads were ordered and I was the exception choosing the Corn Chowder with Yukon Gold taters (exquisite!).

Patrice ordered the Stone Seared Salmon served with asparagus and gnocchi, 2 of us ordered Halibut special and Derek ordered the Bourbon-Mustard Pork Tenderloin with corn spoonbread.

Again, Ivan's service tonight was excellent, we didn't feel rushed and thoroughly enjoyed the meal and the evening.

Derek's choice, we decided to finish with Beignets served with mocha creme and coffee. The wonderful selection of cheesecake and house made desserts would have to wait for another day!

The Beignets didn't last long! Enjoyed with strong coffee.

In our "Scenic City" with so many great restaurants, Hennen' s is one of the best...we recommend it often.
