When you are browsing the MLS or driving properties aren't you more prone to homes with fresh landscaping and great photos? When we put homes on the market my team always gets professional photos done and we really emphasize the importance of the landscaping.

A large percentage of home buyers are looking online and choosing homes to view before they even consider going out into the marketplace. If there is only one dimly lit picture posted on that listing it typically gets brushed over. When you have a variety of 25 professional photos not only does the property get a great online preview, but buyers are more prone to view that property because it looks inviting. Also with 25 pictures on your listing your post will get syndicated to other Real Estate sites like Zillow, Trulia, and Redfin.

We work with a great team of photographers here in San Diego County. At Rancho Photos they provide custom retouches as well as create virtual tours. They also offer youtube videos for those of you who want to upload or send videos.  It is really easy to setup a photoshoot with them. Just go to their website and create an account. Once you have your profile setup you can select times and picture packages for your property. The prices range depending on square footage, but they are very affordable.

As far as landscaping goes we believe if a buyer shows up to view a home that has a well maintained yard they will have a lasting first impression. When we are involved in remodel projects we really like to budget for a professionaly landscaped yard. It makes a huge difference! This doesn't mean you have to go spend thousands on a new yard just to sell. Little things that help curb appeal are: nice green grass that has been mowed, add some flowers, rake up the leaves and pick up trash or any clutter that may be in the yard. Small fixes go a long way!
