real estate market activity: IT'S ON THE RISE! - 06/20/09 04:11 PM

I had some really good news from our company's mortgage specialist that I thought I'd share. There's been enough bad news passed around...I feel we are all overdue something positive. According to her industry sources, (from figures derived from area appraisals and AVMs) in our county and surrounding counties (according to zip code), we have moved from the soft (declining) market list to the stable market conditions list! It's official...things are looking up!

AMEN! I've been so ready to hear those words. In our office, it has felt like things have been picking up, but I didn't want to … (4 comments)

real estate market activity: UPS & DOWNS IN TODAY'SĀ MARKETPLACE - 05/22/09 11:40 AM
I have good news and bad news. First, the good news; the Real Estate business is activity; the bad news is ACTIVTY DOESN’T ALWAYS = CONTRACTS. My phone is ringing off the hook with leads, listings and showings; even Buyers, but noone seems in a hurry to make a move. There’s more bad news. All this activity keeps me busy, but I have no time left to Blog. I feared this would happen, and I hear it all the time. Blogs bring success…success leaves little time to Blog. I am just taking some time tonight to report that although my blogging … (2 comments)

real estate market activity: BLOGGING EXERCISE - 04/20/09 02:01 PM
No, it's not your imagination, I've gone MIA (Missing In Action). I'm afraid I've been a bad blogger. You see, I realize that blogging, like my exercise regimen, is something that is easy to get distracted from if I'm not committed and aware.
I had to go out of town for a couple of back to back trips, and got back to find myself backed up at work. Before I knew it, two weeks had flown by, and not only did I stop exercising daily, but my blogging is equally unvisited. Now, after just a couple of weeks, I am encountering … (10 comments)

real estate market activity: BLESSINGS OR A CURSE? - 04/06/09 06:06 PM
So it never fails, I leave the office for a 2-day trip, and within hours of getting in the car and hitting the road, I get a call and I find I'm in negotiations for a big involved contract on one of my listings. Then, another deal I have put to bed until closing, opens itself up to some new dilemmas, and I am pulling off the road to the nearest Starbucks so I can get on the wireless network and start my email correspondence with all parties to remedy the situation. Now I swear, If I were in the office, … (8 comments)

real estate market activity: I FEEL STIMULATED ALREADY! - 04/03/09 01:26 PM
Great News! If you recall earlier this year, I applauded Georgia Senator Johnny Isakson, who had proposed a $15,000 tax credit as part of February's stimulus package. Of course, during revisions to the package, it got taken out, but that wasn't the end. Today, the U.S. Senate revisited his proposal, and unanimously approved it as an amendment to the Fiscal Year 2010 Budget Resolution. Isakson clealy believes that, "Our economic crisis started with housing, and our economy will continue to suffer unles we do something now...". His propsal for a nonrefundable federal income tax credit will apply to the purchase of … (7 comments)

real estate market activity: ANOTHER SALE DUE TO BLOGGING - 04/01/09 09:30 AM
Today I found out one more way that blogging can result in a real estate sale. I was finishing up my work on Sunday, after pulling a floor duty shift, and decided to knock out a blog post before calling it a day. An hour later, I was just finishing up adding some photos to the post, and at 6p.m. on Sunday night, in walk a young couple. They asked if the office was closed, and I explained, “Yes, but that’s no matter. I’m here. You’re here. That’s all you need.” They could not get over how affordable properties were here, … (4 comments)

real estate market activity: START FRESH/SPRING FORWARD - 03/24/09 02:15 PM
I don't know what it is, but there's just something about Spring in the Mountains that rejuvenates my winter weary soul. The dismal colorless winter gives way to the new life and color of Spring in all it's glory. It reminds me of the recent economic seasons we have been experiencing, believe it or not, and I see sign of Spring there, too. In the winter, things seem bleak and desolate. It's harder to get out of bed in the morning and face the cold relentless weather out there. You just want to pull the covers over your head and stay … (17 comments)

real estate market activity: SAY "NO" TO RECESSION! - 03/22/09 03:00 PM
Someone sent this link to me in an email. They said it reminded them of me. I clicked on it, and I LOVE IT! It is entitled,
"NO RECESSION FOR ME".
Definitely, CLICK THE IMAGE & check it out. I love the attitude this little info-video takes on staying positive and proactive during a critical time, where the answer is not to give in to the FEAR, but say NO to it, and keep forging ahead, working harder to make a difference (my personal philosophy). It also mentions staying away from overdoses of negativity in the news, which I agree with … (4 comments)

real estate market activity: REAL BALANCE - 03/14/09 04:38 PM

In these economically challenging times, I find I want to work harder to compensate for the bad news I get on the market. I am a pro-active sort of fellow, and cannot stand being told "things are bad and there's nothing you can do about it." I like to work to change the things in my life I don't like, and to a certain extent, I do. I am busy and the market here in Blue Ridge Georgia is picking up, or at worst, it is at least stablizing, but becasue there are fewer of us still in the business... … (3 comments)

real estate market activity: BACK & BEHIND - 03/12/09 09:00 PM
How could I take a mere 1 week off to attend GRI (Graduate Realtor Institute) and come back so behind in my work that I feel like I'll never catch up? I mean I'm back with a clearer mind and highly motivated attitude, thanks to the classes I attended last week, but now I have a renewed sense of everything I need to do to get on top of my business, and I feel at the bottom of a gigantic hill. Before I left I was on top of everything, or so I thought, and now I feel decades behind. How … (5 comments)

real estate market activity: BLOGGED DOWN WITH REAL ESTATE - 02/19/09 09:02 AM
I have good news and bad news. First, the good news; the Real Estate business is definitely picking back up. My phone is ringing, ringing, ringing with leads, listings and buyers ready to make a move. The bad news is, I've lost my time to Blog.

I feared this would happen. I hear it all the time. Blogs bring success…success leaves little time to Blog. I am just taking some time before I slam into my busy day to report that although my blogging has been a little lax, the reason is good for us all.   Everyone has … (12 comments)

real estate market activity: ONE BOTTOM I'D BE HAPPY TO KISS - 02/16/09 04:14 PM
Yeah, I know I'm way too positive, but it beats the alternative. I'd rather be wrong and get disappointed than be pessimistic and right, any day. So here's some more positive market news I've come across. Dr. Mark Zandi, cheif economist for Moody's Economist.com announced the bottom of the housing downturn is in sight for the nation. Bottom line: That's one bottom I'd be happy to kiss. Even newspapers like The Wall Street Journal, known for it's negative, bearish view of the country's economic situation, ran a headline stating, "It's Finally Time To Dive Into The Housing Market." The article talked … (0 comments)

real estate market activity: GOOD NEWS IS GOOD NEWS - 02/15/09 04:55 PM
If NO NEWS IS GOOD NEWS, then it follows that GOOD NEWS IS GREAT NEWS! OK, I am really pushing the positive spin on recent real estate market activity, but I am just so excited to have some upward movement in the market. Did you know...
According to NAR's Pending Home Sales Index, December 08 sales were up by 6.5% nationally and in the South, January 09 sales are up by 13%. That may not be a rebound, but it is a significant positive movement. According to NAR specialist, Dr. Lawrence Yun, home affordabliity is the best it's been in … (4 comments)

real estate market activity: REAL LIFE PAINTS A BETTER PICTURE - 02/14/09 07:03 PM
Another busy day at the office and out in the field, and I'm not alone in my busy real estate world. Almost every agent in our office is getting overrun with business these days, and not just listings. There are lots of buyers, lots of contracts and lots of closings. I'm not pointing this out to gloat, or to jinx it, but to notice the activity as, perhaps, a sign that the situation with our economy is improving.

When I was away at NAR training, I watched the news at night, and boy, was that a mistake. The level … (0 comments)

real estate market activity: THANKS FOR THE $15,000! - 02/07/09 01:35 PM
I want to thank Georgia Republican Senator Johnny Isakson for coming up with his amendment to stimulate the lull in the housing market. This week, the senate approved his plan for a $15,000 tax credit to be offered to all individuals who purchase a home in the coming year. The idea is not new. It was used successfully by this country in the 1070s, when lax underwriting and easy credit caused a flood of new construction and slowed the economy. Of course, back then,it only took a $2000 tax credit to get things moving again. Now, because of inflation, and the … (0 comments)

real estate market activity: I SEE THE LIGHT! - 02/01/09 05:57 PM

I am so grateful to be a successful real estate agent, these days. It’s not so much about being able to make a living, as it is being able to feel positive about life. You see, in my line of work, I get to experience what’s happening in the market first-hand, moment to moment. Because I am an active agent, I feel like I play a part in making things better. It’s a PROACTIVE kind of energy that helps me combat all the negativity running amuck these days
Truth be told, this past month has been a-buzz with activity in … (3 comments)
