database: Let’s Get Organized! - 10/08/10 07:32 PM
RE Biz Tools
OK- let's get organized. If you do not have some of these tools, it is time to step up to the plate and purchase the RE Biz tools you need. The consumers are driving the market. Where are they? According to Nar, 90% of consumers are online. Over 50% of the transactions have been with first time buyers - they are tech savvy and mobile.
Here is a list of essentials that the top agents are using today:
Smart phone- you need to be able to respond to consumers quickly. They expect it, or they will work with … (3 comments)

database: More Excerpts from “Make the Move” - 11/17/09 09:25 PM
Before I move onto some of the other agents featured in the book, I thought I'd add a few other comments from Donna Harris. Here is Donna, in her own words.
"I have grown my database with the Internet leads I have purchased. NAR says nationally the number (of Internet consumers) is 87 percent.  I'd rather spend my marketing dollars online.
I also input my past clients into my database and my sphere of influence - actually everyone I meet or who contacts me. I have grown my database to over 3,500 prospects and clients since I started keeping track in … (4 comments)

database: Question # 3: What am I doing TODAY to build MY business? - 04/24/09 09:33 PM
As CEO of your own business (most of you work with a broker, but you are in charge of the success or failure of YOUR business), you are responsible for business development:
Planning.  Budgeting.  Building Your Brand.  Marketing.  Prospecting.  Systems.  Follow-up.
Many people leave that to chance.  They say they are too busy.  But if they do not market and prospect, there will be no business - especially in this market.
Hope is NOT a marketing strategy!
Start with a plan.  You need to know your numbers.  Every top agent treats real estate as a business-their business!  Decide what you … (8 comments)

database: All I want for the holidays is a database! - 11/11/08 09:21 PM
We have been discussing preparing a postcard, letter or e-card to thank our customers, past clients, sphere, etc. over the Thanksgiving holiday for their support.  Many of you would prefer to send out an E-card or email rather than mail something and incur the printing expense and postage.  There is one obstacle however, because some of you do not have a database organized.
You can use Outlook.  But, you really need a CRM customer relationship management system- not only to send out a Thanksgiving card, but to stay in touch with a large database throughout the year.  There are many to … (5 comments)

database: The Approaching Thanksgiving Holidays - 11/05/08 09:53 PM
Now is the time to write that note, create that post card or develop the e-card for Thanksgiving....
We discussed that in the last blog.  Knowing how easily it is to get distracted in this business, I have included a short script just to get you started.  Please feel free to "tweak" this or customize this to suite you.  Add a Thanksgiving graphic to make it eye-catching and send this out to your entire database, or put it on a postcard and mail it out. (Google- free Thanksgiving graphic- so you don't have to worry about copyright issues.)

As the … (2 comments)

database: The Holidays have just begun... - 11/03/08 05:33 AM
This is my favorite time of year!  The holidays...
It provides the opportunity to get in touch or get together with people you don't see that often during the year.  It is a time of warmth and festivity.  It can be a stressful time for many.  This market has taken a toll on many really good agents.  Instead of looking with dismay at your numbers for this year and experiencing trepidation at the thought of creating a business plan for next year, here are some suggestions:
Look at what the top agents are doing...They are not sitting and waiting for the … (5 comments)

database: More Prospecting Tips : B2B - 10/15/08 02:51 PM
Many of you generously posted prospecting ideas on former posts and asked for more.  So back by popular demand, from our "Painless Prospecting" class, here is another idea.
Build your B2B (Business to Business).  You conduct business with many local vendors, service providers, professionals and restaurants in your market area.  Make sure they are a part of your referral base to help you generate business.

There are several ways to do this:
Patronize the local business whenever possible- make sure they know your name and what you do (Tip well!) Offer to send them real estate info. … (3 comments)

database: Grow Your Database! - 08/07/08 12:01 PM
We discussed real estate numbers and the concept of creating an E-Farm. One of my favorite books (still!) is the Real Estate Rainmaker, by Dan Gooder Richard. It clearly explains the concept of growing a large database of prospects. He even described (what has been used as an industry standard since the publication of the book) how many prospects you need to produce a transaction: 25 prospects = 1 transaction.
Are your numbers close to that?
As you can see, if you have a database of 250 prospects that should help you accomplish the median number of transactions according to NAR. … (1 comments)

database: Consider an E-Farm… - 08/06/08 01:47 PM
If so many consumers are going online, consider looking at your business from a different perspective.
Think about creating an E-farm! Build a database of prospects, sphere, people from your geo farm. I know some people say real estate is not a numbers game. Actually, it is.
It is a numbers game, but a people business.  It is all about relationships and trust. However, you have to have prospects with whom to build a relationship. The more prospects you have the more opportunities you'll have for business.
It used to be that you could not handle a huge number of prospects. … (4 comments)

database: Marketing Musts - 08/03/08 12:33 PM
What marketing tools are top agents using to appeal to and close more prospects, in order to close more transactions?
Web site Blog Customer Relationship Management System (CRM) Online flyers, e-postcards Syndicate your listings Data-mining, targeted postcards Social networking We all know the more prospects you have the more opportunity you have to list and sell.
If you don't have prospects, you don't have business. These are the marketing methods and tools that the most successful agents employ today.
They have a personal website which will allow them to market and brand themselves online. It must be content rich so there … (4 comments)
