prospects: Question # 1 - 04/22/09 04:50 PM
Let's start with the question I posted as number 1 in my last blog.  Although we all agree that we should start with attitude, I'll save that - the best -  for last.
What am I doing today to generate prospects?
Sitting at your desk waiting for the phone to ring isn't the way to generate prospects.  My favorite one liner (which I know I have mentioned before) is: Confucius say, Man have to sit at desk long time before roast duck flies into mouth.
Here are some things you can do to generate prospects:
Preview property so you have an incredible … (32 comments)

What 4 things should you be asking yourself every day in this market?
1.    What am I doing today to generate prospects?
2.    What new skill have I learned today?
3.    What am I doing today to build my business?
4.    How is my attitude today?!?
What do YOU ask yourself every day in this challenging market?
Next few blogs, we'll answer them one at a time!

prospects: MORE Prospecting Ideas... - 10/06/08 07:42 AM
Here are a few more ideas to generate prospects in today's market. They are taken from our "Painless Prospecting" class. Please feel free to let me know what cost-effective ideas you have come up with to generate business.
Begin to migrate your geographic farm online. This will allow you to send an e-newsletter or targeted drip campaign to many more prospects. It saves the hassle and expense of bulk mail. Think of it as your E-Farm.  Agents who have a large database are able to continue to close business regardless of market conditions. They have a steady stream of business. Use … (5 comments)

prospects: Generating MORE Prospects... - 10/01/08 08:46 AM
Last blog we discussed the fact that so many agents are going back to the basics to generate business.  I gave a couple of examples. Here are a few more simple ways to generate prospects:
On your voicemail greeting, ask for a phone number AND an email address.  Leave your email address when you leave a message.  That way, your customers and clients can get back to you easily and comfortably.  You're on email late at night- so are they!  They cannot call you then, but they can email you.  Many people like the anonymity of email rather than a phone … (72 comments)

prospects: "Open House" Idea.. - 08/20/08 08:29 PM
Has anyone tried holding an Open House from the comfort of your own home?
Here's an idea for you:
Let your prospects and clients know that you will be available online in the evening to answer their questions and provide them information. You could schedule an online "Open House"- you are open for business from 7- 9 pm two nights per week. Use IM (the Instant Messaging feature). You are online many evenings catching up, adding listings, photos, blogging, and answering emails. So are your customers and clients! You can include this information on your web site and then send an … (1 comments)

prospects: Grow Your Database! - 08/07/08 12:01 PM
We discussed real estate numbers and the concept of creating an E-Farm. One of my favorite books (still!) is the Real Estate Rainmaker, by Dan Gooder Richard. It clearly explains the concept of growing a large database of prospects. He even described (what has been used as an industry standard since the publication of the book) how many prospects you need to produce a transaction: 25 prospects = 1 transaction.
Are your numbers close to that?
As you can see, if you have a database of 250 prospects that should help you accomplish the median number of transactions according to NAR. … (1 comments)

prospects: Consider an E-Farm… - 08/06/08 01:47 PM
If so many consumers are going online, consider looking at your business from a different perspective.
Think about creating an E-farm! Build a database of prospects, sphere, people from your geo farm. I know some people say real estate is not a numbers game. Actually, it is.
It is a numbers game, but a people business.  It is all about relationships and trust. However, you have to have prospects with whom to build a relationship. The more prospects you have the more opportunities you'll have for business.
It used to be that you could not handle a huge number of prospects. … (4 comments)

prospects: Marketing Musts - 08/03/08 12:33 PM
What marketing tools are top agents using to appeal to and close more prospects, in order to close more transactions?
Web site Blog Customer Relationship Management System (CRM) Online flyers, e-postcards Syndicate your listings Data-mining, targeted postcards Social networking We all know the more prospects you have the more opportunity you have to list and sell.
If you don't have prospects, you don't have business. These are the marketing methods and tools that the most successful agents employ today.
They have a personal website which will allow them to market and brand themselves online. It must be content rich so there … (4 comments)
