Preservation AND Development for Ka'u, Hawaii? - 05/30/07 08:54 PM
Localism Featured!                           May 30, 2007
There is more to be said on Preservation of Hawaiian Culture, Land and History which was written by me on May 27, 2007. Since then I have received contact from an interested party although on the "other side" than the group I had mentioned in the post. Apparently, it goes deeper than preserving the land around the Ka'u area on the island of Hawaii in the Punalu'u area otherwise known for it's Black Sand Beach.
I have not been to the Big Island (as I stated in other posts) since I was a teenager. I have walked on the black … (22 comments)

Preservation of Hawaiian Culture, Land and History - 05/27/07 06:13 PM

We all believe in all things tangible because we can touch, feel or see things.  If there were no Restricted Preservation and Conservation land in Hawaii our islands would be full of cities and buildings and no History of Hawaii would be left behind except in text books.  If there were no one who got involved to protect or  take notice of our environment, protect our historic sites and our land what would we have left?
Rich in beauty because of this preservation of our lands and ocean, the eye beholds scenery that all tourists, visitors, … (21 comments)

Hawaiian "Ono" Entrees, Sides and a Luau? - 05/25/07 11:53 PM
In the Hawaiian language "Ono" means "yummy", "scrumptious", "flavorful", "hits the spot" and "delicious" to describe ones feelings about tasteful food that they are enjoying.  We even go so far as to call it "Ono-licious"!
As I discussed in my post HAWAIIAN Spirits and Superstitions Hawaii has many different ethnic groups and so you may as well expect an abundance of so many different varieties of cultural foods as well. So embark on this journey that will definitely get your taste buds going and your mouth watering!

HAWAIIAN Spirits and Superstitions - 05/23/07 11:16 PM

Another Localism Featured Post!......By Celeste "Sally" Cheeseman
The Hawaiian people and many different ethnic groups living in Hawaii are highly superstitious and believe in the spirits of their ancestors who walked the lands of our islands.  The history of Hawaii tells of our great warriors in battle and traveling along the paths along the ridges of mountains and valleys between them to get to the ocean.  They are called the "Night Marchers". They can be seen carrying torches to light their way along places where there were battlefields as well.
I have been a resident of Hawaii since 1967 and I have lived the majority of my life on Oahu … (34 comments)

Blogging about "VOG" in Hawaii - 05/23/07 08:22 PM
"VOG" is Volcanic Air Pollution.  Oahu experiences "VOG" when trade winds change direction after there has been volcanic action on the island of Hawaii or otherwise known as the Big Island.  The winds will blow this volcanic air pollution towards us and make our little world look all hazy.
Following are pictures I took today from down the street from where I live in Waipio Gentry on the island of Oahu and viewing the downtown Honolulu area. In the far background is Diamond Head and usually there is an unobstructed view with blue clear skies.

DOING THE RIGHT THING FOR ME! - 05/14/07 11:53 AM
I was called by a news reporter this morning and immediately I said no! I do not want to answer questions!
He said he got my name off Active Rain (and calling all the way to Hawaii mind you).  At least he wasn't one of those pushy obnoxious types.  He said he understood and we hung up.
I am one to be cautious of what I say on AR due to being in the public eye. Now even more so with the 60 minutes piece that I did not even watch! But I did read the newpiece here: 60 Minutes and I do have my opinions and … (35 comments)

The Mililani Family of "Angels" - 05/11/07 03:08 AM
I met the the Mr. and Mrs.  from a floor call about three years ago.  Actually, I was busy on the phone when my broker answered the phone and as soon as I got off I could hear him saying, "Just a minute".  He put the phone on hold and looked down as me from the second floor and said, "Hey, Sally. Why don't you take this call. I think these are going to be high maintenance people".
I got on the phone and talked to the Mrs. for a few minutes, asked if they were working with a realtor (nope), asked if … (57 comments)

She went to the groomers last week and came home stressed out and urinated pure blood.  Rushed her to the vet. Many blood tests sent to the mainland.  Just got the results.  He blood platlets are supposed to be between 125 to 200 and hers are 24!  We take her back tomorrow for a follow up.  Everything seems normal now...she's on steroids and antibiotics but they can't figure … (63 comments)

10 Quick Tips for Selling Your Hawaii Home! - 05/08/07 12:18 PM

Take the time to follow some tips to help make your home more appealing to the buyer's market!
Following are a couple of these tips to help you out!
1)Timing is everything. The best time to put your house on the market is if you are planning on buying another home when interest rates are low. Buyer's will be out!
2) Start getting things in order! Fix leaky faucets; oil squeaky door hinges; and replace drain catches and torn screens to show a well maintained home!
3) Take out unneeded furniture. Too much furniture can make a room look smaller and cluttered.

10 Simple Things for BUYING YOUR HAWAII HOME - 05/07/07 12:01 AM

Following are a few helpful hints when looking for your Hawaii Home:
  1. Find your special Real Estate Agent!  It*s very important to make sure you have a skilled agent that your personality clicks with as this is an important as well as emotional time for you!
2. There is never a right time to buy or sell. Don't play fortune teller on the market and interest  rates.  Your special  home will not stay on the market long and our market doesn't change drastically enough to make a difference on the price.

3. Don't let your friends, family … (18 comments)

Proud Member of the Hawaii Association of REALTORS! REALTOR® Express Program Coming Up! - 05/05/07 09:55 PM
I am VERY proud to be a member of the Hawaii Association of REALTORS!
Usually, you would think with Hawaii being so small (compared to many other states) that our policies, rules, regulations, and laws for our Real Estate Industry in the "islands" would be a little behind, a little broader maybe?  Heck no!
Every three years our Hawaii Association of REALTORS SFC (Standard Forms Committee) revises our "DROA" which stands for our Deposit, Receipt, Offer and Acceptance form. (our contract) This Committee continues to revise and tune up our forms to detail at every opportunity they deem necessary.
One of the major changes … (5 comments)

Hawaii (Oahu) Zoning, Special Use and Building Permits - 05/02/07 07:47 PM
I have had MANY inquiries from potential buyer's regarding their buying vacant land on Oahu and I have had to educate them on the zoning laws in Hawaii.  Most of them assume they could just come in and buy a bunch of land and start building. Not the case!
For one, our Hawaiian Islands just have so much land on each island. We also have to look out for Restricted Conservation, Restricted Preservation, Agricultural, Country, Beachfront and all the different types of Residential zoning and follow all guidelines with the application for building, rezoning, CPR's etc.  We have zoning and building permit "police" and they strictly … (9 comments)

Real Estate-Code of Ethics for Buyers and Sellers? - 05/01/07 02:58 PM

Realtors follow a strict Code of Ethics.  Why not Buyer's and Seller's?

What would you add to the following if there were a Buyer/Seller Code of Ethics in progress?

Real Estate Code of Ethics for the Buyer and Seller

1) I will be loyal and honest to my  REALTOR® and respect that they are thinking in my best interests.
2) I will listen only to my REALTOR®  regarding real estate matters because they are the experts in real estate (not me, my friends, my associates nor my family)
3) I will follow the contingencies and timelines in … (50 comments)
