My Extended "Real Estate Family" - 03/28/11 10:27 PM
Let me tell you a little bit about my family. They are the most supportive people and the best support system an agent could ever want. They became my Extended Real Estate Family when they saw the level of passion I had in working with clients.
They commended me for going above and beyond and my clients followed suit.
A three time client (bought two and selling one now) told me the other day that I have always gone above and beyond. Yup...and I drag (willingly of course) my family right into each and every transation.  My husband helps me load … (29 comments)

Royal Palm @ Waipio Gentry | Market Report YTD 2011 - 03/28/11 01:08 AM
Waipio Gentry is minutes from Schofield Barracks, Wheeler Army Air Field and centrally located on Oahu to Hickam AFB, Pearl Harbor Naval Base. Waipio Gentry is a small residential area and a bit of industrial area as well.  With an Autoplex, Costco, a couple of strip malls and many small businesses it is a self sustaining community with a close knit residential community.
The Patsy T. Mink Central Oahu Regional Park (located at 94-801 Kamehameha Highway Waipahu, HI 96797 - (808) 676-6982) was renamed last August 2007 for the late civil rights councilwoman Patsy Mink who passed away in 2002. This huge … (3 comments)

Hawaii’s Visitors and Residents | BE SAFE Not Sorry - 03/23/11 05:52 PM
Remember when the movie "Jaws" first came out in 1975?  Okay, most of you may not have been born yet but it was a pretty scary movie for me.  All my years prior I was a ‘beach freak' and you could always catch me on the beach at Laniakea. I would also go swimming far enough out that I could float on my back and just hear a little ripple of the waves on a nice summer day.
It all came to a screeching halt after that movie and I would only go in shallow water just to ‘cool off'.

The Closing Gift of a Lifetime - 03/19/11 12:58 AM
I ‘met' them through a floor time call back in 2004. They weren't sure what area they wanted to buy and straight off the bat they said that they were going to be ‘high maintenance' clients.   I told them I would be there for them every step of the way. Long Story Short they bought a home within those first couple of weeks.  The keys were all the gift they cared about for their large family of seven.
Fast Forward two years: The Mrs. came into the office and announced that it was time to sell and they had to move … (16 comments)

Fun With Photo Filters - 03/18/11 06:35 PM
I'm a fan of Microsoft Digital Image for creating collages, touching up sharpness in photos and so forth. I am not a professional photographer but I love to accompany my blog posts with nice pictures.  I mean, if I am going to write a post, I am going to accompany it with my OWN pictures.
Original Photo of my First Azalea Bloom

I have fun with the filters in this program .....and the following filtered photos are what came out of experimenting with that original photo of my first Azalea bloom.

From Turmoil to Empathy and Compassion - 03/16/11 09:51 PM
The unbelievable turmoil that surrounds us. Many countries are in havoc with turmoil and war between the citizens of one country to nature's wrath and fury of earthquakes and tsunamis in another.  We help out as much as possible and though some may wonder why I do not.
The ethnic diversity in Hawaii and the cultures within each contain huge growing experiences.  I was fortunate to travel in many countries as well and through each I have turned all into learning experiences.  I opened my mind.
Opening our minds to new experiences will be  rewarding.

No matter how negative the … (16 comments)

Happy Fourth ActiveRain Birthday.... and Loaded with Miracles - 03/14/11 12:00 PM
The first thing I want to say on my Fourth Year as a Member on ActiveRain  is that without the guidance from our ActiveRain Staff from the beginning to present I may have just gone amiss as all the others.  There is no other network I know of that has a ‘hands on' approach with their members to give them direction and a helping and guiding hand.
There have been other staff along the way that have a wonderful ‘blogside manner', but none more consistent and caring than Bob Stewart. I commend his attitude and demeanor, his caring and understanding, his time … (66 comments)

Honolulu Real Estate | Honolulu Condos Sold | Honolulu Market Report for 2010 - 03/13/11 11:29 PM
Honolulu County IS full of rich history and most interesting is the Iolani Palace which is a  National Historic Landmark and listed on the National Register of Historical Places.  The original palace was built in 1845 during the reign of Kamehameha III.
Iolani Palace is the only royal palace used as an official residence by a reigning monarch in the United States. Make sure and visit the Iolani Palace and see the magnificent feather cloak of Kiwala'o, the Crown Jewels, the Chamberlain's Office and other treasures of the Monarchy period.
Let's take a look at the past year in history of … (5 comments)

Honolulu Real Estate | Honolulu Home Sales | Honolulu Market Report for 2010 - 03/13/11 04:43 PM
Honolulu County IS the island of Oahu and known as the "Gathering Place" and in the Hawaiian language means "sheltered bay" or "place of shelter". Honolulu is the capital and is more populated than other island and the financial center of the islands.
Honolulu is rich in cultural history and more famously known as the permanent capital of the Hawaiian Kingdom after King Kamehameha moved his royal court after he conquered Oahu in the Battle of Nu'uanu at Nu'uanu Pali from the Island of Hawaii to Waikiki in 1804.
Let's take a look at the past year in the Honolulu Housing … (4 comments)

We are fine in Hawaii....Pray for Japan - 03/11/11 12:10 PM
I received an overwhelming number of phone calls,  status notes of concern on Facebook and contact messages from ActiveRain friends.  We are fine and most of the damage is around the coast though not major. Flooding and fish out of water. Honolulu Airport is open.
We had multiple tsunami waves but spared....

Please take a moment to pray for the people of Japan..the devestation, deaths, injuries and damage.

You ARE STEALING When You Take MY Content! It's Called PLAGIARISM! - 03/08/11 11:57 PM
I thought I'd do a little Copyscape (Plagiarism Checker - Duplicate Content Detection Software) to check if anyone was STEALING my posts, website content and so forth.
SURPRISE!
Oh goodness! Word for word except substituting San Antonio for Hawaii!  I felt ill to my stomach (for real) and felt like someone just broke into my home and invaded my privacy!  That's what it feels like when you take something from me without my permission.
This post I wrote Top Ten Concerns for the Hawaii Home Seller I originally wrote 08/17/2010 here on ACTIVERAIN and also decided to use it on my … (92 comments)

Do Good Guys Always End Up Last? - 03/08/11 12:52 AM

As an Ambassador to ActiveRain I really take my ‘title' seriously. I have always believed that if someone needs help they ask for it because that is the first step to acknowledging that one needs the help. I have been fortunate to help many members with their questions and I answer promptly and detailed.

If I delete a post from the POSITIVE ATTITUDE for the Weary Soul group it is most likely because it did not fit the group and the rules.  There really aren't that much to abide by and if you aren't promoting yourself, your listings or … (23 comments)

Would Wearing Two Hats Create a Conflict of Interest? - 03/06/11 11:19 PM
As a REALTOR-ASSOCIATE® I take pride with the knowledge, expertise, creative and aggressive marketing skills, compassion and my attentiveness (listening) skills that I give my clients. I continue to ‘upgrade' my knowledge with additional  classes and......I put all my knowledge into action and my clients are happy and appreciative when the transaction closes.  You just can't beat those rewards of smiling faces and gushes of thank you acknowledgements and hugs all around!
There are other agents, home inspectors, loan officers, escrow officers, pest inspectors and many who are part of the ‘team' that are outstanding in their professions as well. I … (44 comments)

Be a Loan Officer? I Think Not. - 03/05/11 12:51 AM
After reading Larry Bettag's post I Would Never Be a Realtor! I cracked up. I Would Never Be a Loan Officer!  So there!
Numbers....YUK!  You guys can do numbers all day and think it's fun. You spend hours upon hours getting the numbers straight and blab off the whole scenario. You'll try and get the right program for my clients and they still aren't happy.
You readjust your strategy when a buyer ‘forgets' to let you know that they spent some of that money they were going to use for their 20% down payment.  They really needed that new BMW that … (47 comments)

The Art of the Gift of Giving - 03/04/11 11:06 AM
There are people in the world dying of hunger, abused, neglected or just hard on their luck.  There are others who are disgruntled or lost hope and may just need a show of compassion to get a running start on a new life.

There are so many others who have circumstances far worse than I do.
In my lifetime, I have seen the darker side and the wonderful brighter side of life. I have been through much in my 53 years of living on this earth and have grown to be the wonderful me I am today. I continue to … (11 comments)

Adhere to our NAR Trademark Rules Using Realtor® - 03/03/11 11:44 AM
If you are a member of the National Association of Realtors® the term REALTOR® or REALTOR-ASSOCIATE® is used on your business card, advertising flyers etc. by placing the REALTOR® trademark after separating punctuation.
Example:   Buck Rogers, REALTOR®  OR  Susie Que, REALTOR-ASSOCIATE®
While writing your blog you are trying to do the right thing with addressing your member status but you need to add the registered trademark after REALTOR®
"HOW DO I ADD THE REGISTERED TRADEMARK?"
Hold down the ‘Alt' key while typing in 0174 and voila!
USE THIS PICTURE IF YOUR LAPTOP DOES NOT SUPPORT or read below :)

Businesses Helping Businesses in Hawaii | Shobu’s Refrigeration and Air Conditioning - 03/02/11 03:42 PM
During a VA transaction for a foreclosure we hit a bump. The appraiser decided to put in the report that the hole in the screen door needed to be repaired and the central air conditioning needed to be repaired BEFORE closing.
It just does not seem fair for the buyer to put out more money before the transaction is approved by VA and before the transaction is recorded.  When there is a notation on the appraisal report VA will not submit an NOV (notice of value) to the lender UNTIL the repairs are complete. Most of the time they will need … (9 comments)

The Quality of Your Realtor® of Choice - 03/02/11 12:36 AM
You would need to put some thought into what criteria you would use in selecting your Realtor® of Choice. Would their dress code fit into the criteria?  Age?  A ‘seasoned' agent? Knowledge? Internet savvy?  How's about production and quantity?  Or...quality?
There really is so much to consider when looking for your Realtor® of Choice.
A few questions you might want to ask and qualities to look for in your Realtor® of Choice:
Do you have time for me?  You will need to decide if you need a  ‘hands on' agent who will be available by phone, text or email and be … (18 comments)
