There are Laws we learn in Real Estate School and that we PRACTICE every day as licensees. I admit it…I AM ANAL about abiding by our Real Estate Laws and following our COE. There are no cutting corners in real estate for me and it irritates me when there are others that do….blatantly. Common ‘Mistakes’ or Blatant Disregard? Breaking the Law: When one gets arrested, charged and convicted for drunk driving, doing drugs, not paying taxes on commission (In Hawaii we have to pay not only State and Federal Taxes but General Excise Taxes too!) stealing etc. you are not only (18 comments)

I do not allow others to dictate who I am. My life is about where I came from, who I am now and where I want to go. It's all about that journey I took to get to this place, space and time I am in right NOW. I am a product of so many lessons learned regardless if learned through mistakes or just growth in general. You've heard the expression ‘Our reputation is all we have', right? I do not take that lightly. Regardless in everyday living or in business my reputation dictates the person I am; in real life or the written word. I do not take lightly to those that choose an alternate to living right. After emailing another agent about discussing specific commission splits on my blog this agent turns around and ‘threatens' that there will be no commenting on my blog again. As an Ambassador to ActiveRain I really take my ‘title' seriously. I have always believed that if someone needs help they ask for it because that is the first step to acknowledging that one needs the help. I have long been an advocate to assist and help any new agent that joins us at Century 21 Liberty Homes. I've also helped new real estate agents who are on the other side of me too. Yes, they may be my competition in the future although I'm looking at the bigger picture here. Helping those real estate agents who are new to the business (or you can fill in the blank on the profession...i.e. loan officer, escrow officer etc) will be beneficial as a whole to the real estate industry. We all would like to be in control of our clients, right? Wrong. Over the course of my online musings I've seen many a time where the agent is saying they "tell" the other agent what they would do in a situation such as putting in an offer, accepting an offer and so forth. They blatantly say they tell the other agent this, that and the other. What happened to the seller or buyer and their option to make the decision? Many seller's agents are requesting for the buyer's to get preapproved with XYZ lender as a stipulation for submission with their offer. What if the buyer trusts their OWN mortgage broker or loan officer of choice? In a situation where I've had a repeat customer who did choose their own loan officer and the seller's agent demanded a preapproval from the funding lender of their choice is when my clients became very leary. The cons of ‘forcing' a buyer to get preapproved AGAIN: They trust their own loan officer because they've used he/she before and did a great job. (AND..it was their (72 comments)

It is our fiduciary duty to NOT divulge personal information about our clients without permission. WE protect and promote our clients' interests while treating all parties honestly. There are just some personal things that a client does not want the public to know or feels it's none of their business. Their life, their reasons for selling, their family life are all personal and it is not up to a Realtor® to give out that information unless the seller gives specific instructions to do so. Is there a criteria for what makes for a great Realtor® besides following the COE? I'm sure we all have our criteria for being the professional we are as well as what it means to be successful in this business. We also know that continuuing education, gaining more knowledge, staying up to date with the current laws and contracts of our states are musts. There are MANY other points but the bottom line is we think ....and DO in the best interests of our clients. How about what does NOT constitute a wonderful agent? Everything about the Lionfish says, "Don't Touch" and "Can't Touch This"! The poisonous venom is delivered from the spiky dorsal fins and can be extremely painful to humans along with symptoms of nausea and breathing difficulties; though rarely fatal. Life throws curve balls and it seems at more times than others. Sometimes life dumps a whole was of them right in our laps. We go through life with ups and downs and all arounds. The trick is to take each one as a learning lesson. Regardless if it's negative or positive...there IS a learning lesson. In our Real Estate Industry we follow our (17 comments)
