Being in the Real Estate Industry has been an interesting road to say the least. We cross paths with MANY different personalities with clients and other professionals that we work with along the way during just one transaction. Other agents, loan officers, escrow officers (some deal with attorneys), home inspectors, surveyors and the list may go on and on depending on what kind of transaction it is. I've met many a buyer who obtain their ‘information' from unreliable sources (i.e. friends, family etc. who claim to know everything about Hawaii Land because they've read something somewhere). Most recently, a potential tenant who just Moved to Hawaii told me that he would never buy here because our land is ALL leasehold. HUH? That is just NOT true. On January 3rd, 2009 we headed over to my Auntie's condo in Yacht Harbor Towers right off Ala Moana Boulevard in Honolulu, Hawaii. Needless to say, her condo overlooks the Ala Wai Yacht Harbor and Ala Moana Beach and park. Right past the harbor is Magic Island, a small peninsula known for their parks where many have their family gatherings and also watch the fireworks over the ocean on New Years and July 4th. Century 21 Liberty Homes is known for not just our outstanding agents in the Mililani area but for it's Property Management of over 100 rental units (single family, townhouses, condos). I am a Realtor -Associate® with Century 21 Liberty Homes and I also work in our office part time as support for our agents, property management and administration section. I have seen the worst of the worst as far as the devastation a tenant can cause and leave behind so I thought that a Code of Ethics would be great not just for Buyers and Sellers but for TENANTS too. Pearl City, Waiau, Waimalu, Pearlridge, Wailuna, and the Aiea neighborhoods are all around the general vacinity and a close hop, skip and a jump to Hickam AFB, Pearl Harbor Navy Base, Camp Smith,Tripler Army Medical Center and Fort Shafter Army Bases. The map to the below shows the majority of military bases around Oahu in Honolulu County.
Ford Island is across the Pearl Harbor waters and can be seen from Blaisdell Park in Waiau (Pearl City). The entrance is along Kamehameha Highway right before the USS Arizona Memorial.

Newtown and the Royal Summit communities are side by side 'Ridge Neighbors". In my last post on A Bit Above in Wailuna Community - Honolulu Hawaii Relocation I wrote about the Wailuna community on Kaahumanu Street - on the Waiau Ridge. No Professional Home Inspection?! Okay, Mr. "W" you say that's what you used to do while working for the government so you just go right on ahead and do your own home inspection. I do advise you to get a Professional Home Inspection...uh, okay you want to do it yourself. So, we meet at 12:30 today so he could do his "home inspection". Granted, these townhouses were built in 1987, completely gutted and redone inside in 1997 and this particular unit was updated with new cabinets, appliances and bamboo flooring in the kitchen, carpet in the living/bedroom areas in 2004.
