After receiving a call for a possible listing I gathered all that was needed for my listing appointment. With my Seller's Presentation Booklet (now so full I fear I will have to move on to a bigger portfolio or weed out unnecessary documents), the listing agreement and profile sheet typed out, the Seller's Real Property Disclosure form ready, the tax records, building permit from the Honolulu Department of Planning and Permitting site showing that an addition and alteration was done...but no detailed info, tax payments and so forth. Nothing like a newly paved road in a townhouse complex. No more pot holes, puddles in pot holes that spray the car with muddy water when you "accidentally" hit one and above all..... a smooth ride home.
Maintenance fees for the Royal Palm @ Waipio usually cover for the common elements in the complex and if there is sufficient reserve money then it will cover for work such as this nicely paved road.

We moved to Mililani when I was 14 years old and a couple of years after this Master Planned Community started building. It is almost finished now after 35 years of "growing" ....including the Mauka side of Mililani which is across the H-2 freeway.
We have 7 recreation centers (5 of which have pools) tennis/basketball courts, 3 shopping centers with a 14 plex theater and MANY shops and restaurants. We have it all here in Central Oahu!

The rewards lie at the end of a transaction that went all too well! Don't you all feel that "feeling" when the client's were just so wonderful and listened to everything you said, and did everything you instructed them to do? Don't you get that "feeling" when both sides (buyer/seller) have no problems getting everything done in a timely manner?
