VA guarantees the Local Lender that they will reimburse the lender a percentage should the veteran default on their loan. (not that you will right?) The following steps are what this Real Estate Professional helps you with in order to make your Relocation to

hawaii military relocations: Hawaii VA Loan Appraisals Causing Longer VA Loan Process Times For Veterans - 06/20/09 01:18 PM
Recently, I received a memo from the head of Hawaii VA Home Loans, Ivonne Perez, through a loan officer for a current Hawaii VA Loan & Real Estate Transaction. Realtors® and everyone else involved in a Hawaii Real Estate Transaction should be apprised of the current situation of Hawaii VA Loan Appraisers. As it stands Oahu (Honolulu County) has the highest amount of Hawaii VA Home Loans and Ivonne Perez stated, "The Island of Oahu requires the most time to complete (an appraisal) based on the volume of VA loans in progress". We are all instructed to adjust our time lines accordingly and most likely count on

hawaii military relocations: Mililani Real Estate and Housing Market - Sales Numbers Climbing! - 04/26/09 07:16 PM
In 1971 my family moved to Mililani and it was in the beginning stages of a 40 year Master Planned Community development of single family homes, condos and townhouses with the first homes built in 1968. My children went through their school years in Mililani (they're adults now) and my mom still lives in the same house bought in 1971. I remember when.... Miililani is centrally located to all military bases on the island and 5-10 minutes from Schofield Barracks and Wheeler Army Airfield, 20-25 minutes to Hickam AFB, Pearl Harbor Navy Base and over the H-3 to Kaneohe Marine Corp Air

hawaii military relocations: History of Kawaiahao Church and Diamond Head - 04/19/09 12:19 AM
We have this space above our counter on the outside of our kitchen and needed desparately to put pictures up there to give clarity and substance to the space. For three years I look at my three pictures but this one is my favorite. In my mind this picture depicts the growth of downtown Honolulu and Waikiki since the year 1890. Kawaiahao (Ka Wa ee ah ha o) Congregational Church was constructed between the years of 1836 and 1842 and was the site of royal coronations, christenings and funerals during the reigns of King Kamehameha II and King

hawaii military relocations: Time in a Bottle...Short Sales R US???? - 03/21/09 01:18 AM
With all the past 'flakey' transactions going on in the past, ACT 137, (Mortgage Rescue Fraud Prevention Act) was passed by the Hawaii Legislature and signed into law by the Governor on June 3, 2008. This act protects Hawaii consumers from those that prey on homeowners who face property foreclosures, liens or encumbrances. I have not listed any short sales nor have I sold any due to my clientele being mostly military relocation clients who are not willing to wait out the time period just to find out if their contract may/may not be accepted. It's not to say I

hawaii military relocations: Mililani Real Estate, Mililani Home Buyers, Hawaii Military Relocations - 01/12/09 06:11 PM
For the majority of the professionals in the Real Estate Industry we love our 'jobs'. We want our clients to either achieve the American Dream of home ownership or help our sellers get the best price for their homes. Real Estate Professionals thrive on going above and beyond. The most important reason of them all is the heartfelt comments and a happy smile on my clients face at the end of the transaction to express their appreciation for the hard work and effort I put into it. Whoever said that we should not put any emotion into our business is not how I

hawaii military relocations: National Memorial Cemetary of the Pacific - Hill of Sacrifice - 01/03/09 11:31 PM
The National Memorial Cemetary of the Pacific (Punchbowl Cemetary) was built in 1948 to honor the men and women with a memorial for the sacrifice they made in the US Armed Forces. Pu'owaina Crater (Punchbowl) was formed some 75,000 to 100,000 years ago. Pu'owaina is defined as "The Hill of Sacrifice" and relates to the history of the crater when it was used as an altar for human sacrifice. Early in the 1880's the slopes of the crater were opened for settlement on "leasehold" land. This area is commonly known as Punchbowl and Makiki neighborhoods. Papakolea is on the

hawaii military relocations: Appreciation from a Hawaii Military Relocation Client - 12/31/08 12:07 AM
It's remarkable that such a small token of appreciation will make someone's day a little brighter, give them a reason to smile once more and lift their heart and soul to renewed heights. Those little tokens of appreciation come in the form of a comment, a heartfelt notation in a card or maybe even a lengthy speech that will give another wings to soar to heights they've not been to before. Everyone loves to be appreciated and acknowledged for something they have done for another. That's not to say that there is anything material expected in return. Just a thank you will do just fine, thank you. My doggie wags

hawaii military relocations: A Talented Artist: Ron Artis (Art.....Is) - 12/01/08 10:43 AM
While driving to and along the North Shore of Oahu this past Saturday and Sunday I started noticing murals on buildings. Ron Artis' website at www.ronartis.com says he is a disabled vet who will always give the best to his country. He has painted many a mural inside US Navy Ships and Submarines and looking through many pages on his site I was amazed at the talent of this artist and what he is doing around our

hawaii military relocations: Acquiring The Golden Egg - 10/17/08 12:10 AM
Bank owned properties can be a great deal and bargain for your client but keep in mind that the best thing you can do for your client is getting them a credit for a lot of their closing costs. And you ask WHY? Pay close attention to those 17 page counter offers from the bank. The Bank (Seller) most likely will not pay for any repairs. The Bank most likely will not pay for association or condo association docs (And VA loans NEED certain documents so your client will end up paying for the documents) The Bank most likely will not pay for
