hawaii real estate agent: Hawaii VA Loans | Your Hawaii Military Relocation and the Real Estate Process - 07/04/11 11:29 AM
The following are some of the steps that are followed for the Hawaii VA Loan and Real Estate Process to Owning Your Hawaii Home. There are definitely more than a few steps but you will at least have a guideline to follow for your Hawaii Military Relocation, your Hawaii VA Loan Process and owning your Hawaii Home.

Speak to a Local Hawaii Lender to submit your information and get preapproved for a loan. (if you do not have a loan officer in mind,  I can refer you to a few who are well qualified and licensed in the State of Hawaii) While talking to the Loan Officer make sure and … (0 comments)

hawaii real estate agent: Check If That Condo Is FHA /VA Approved! - 06/07/11 08:01 PM
With the changing times in our housing market came big changes altogether for FHA and VA loan criteria. The biggest stunner was the condo/townhouse complexes that used to be FHA or VA approved; but alas no more.
Don't wait until after you get into contract to get shocked that the condo/townhouse is no longer approved by FHA or VA. Get your homework done and check before you list that property and check before you write that contract for your buyer.
You can get lists of complexes for FHA approved condo/townhouses/homes/communities for any state at this site:  FHA approved homes and communities … (54 comments)

hawaii real estate agent: Past Lives Before Real Estate - 05/21/11 07:22 PM
Growing up as a family member of a U.S. Navy father and a U.S. Air Force ex-husband was educational to say the least. Traveling to far away countries like Turkey, Germany, Japan and the Philippines allowed me to expand my mind and take in the different ethnicities and learn about all the different cultures.
Fond memories prevail through all my travels and allowed me to have an open mind.
My mother was born and raised on Kauai, the Garden Island, and one of the Hawaiian Islands that make up the State of Hawaii. It was her wish for my dad to … (21 comments)

hawaii real estate agent: Why Should I Hire You As My Realtor®? - 01/23/11 08:56 PM
When a potential client asks us, "Why Should I Hire You As My Realtor®" how would I answer?  A few months ago I wrote TOP Three Considerations For Choosing Your Realtor® and I believe no differently now than I did back then.  So, if you ask me why you should hire me I need to put this back in your ball park so that you can let me know what YOU expect in your Realtor®.
While you're thinking about that let me ask you a few questions to give you some pondering points:
Do you expect me to just talk … (15 comments)

hawaii real estate agent: Hey Lady! You're Rich Because You Sell Houses....Right? - 07/18/10 12:24 AM
Many people will tend to look at the success of others by their status, title, label or how financially stable they are.  The career choice of an individual just starting out in the work force most likely is an employee who works for a monthly salary or paid by the hour.
During the course of our lives we settle in to a ‘job' (career) that we enjoy...or at the very least one that we make a good living so as to support ourselves and families.  We may change paths frequently or we remain on the ladder of success or just a … (89 comments)

hawaii real estate agent: The Grass is Greener on MY Side - 05/31/10 10:49 PM
There are real estate agents who claim that it's the Real Estate brokerage that is responsible to give them leads handed out on a silver platter.
WE ARE INDEPENDENT CONTRACTORS!
During the last few years I took note of some Real Estate Agents who continuously change companies in hopes of finding ‘greener pastures'.  Our Hawaiian Islands are small compared to many counties on the mainland (Continental U.S.) but let's take a look at Oahu (County of Honolulu) where we have about 4,500 active licensed real estate agents.  Of all our Hawaiian Islands Oahu holds about 58.10% of all active licensees state wide.

hawaii real estate agent: Getting All Tickled over Real Estate - 03/15/10 11:33 AM
I don't know about the rest of you, but I get a little personal with my transactions.   For each and every transaction I pay attention to all those details that ensure that the transaction will go as smoothly as possible.
This past Friday I closed on a listing that involved many parties. The sellers, the relocation company,  two agents on the buyers side, the home inspector, termite inspector, escrow officer, handyman, contractor and the list goes on.
In the end I received the best compliments that a real estate agent can receive. My clients said they appreciated all I had done … (22 comments)

hawaii real estate agent: A Moment of Clarity - 12/26/09 04:02 PM
The day after Christmas and all is hustling and bustling in the shopping centers with the 'day after' returns and sales and the use of all those gift cards. I'm reflecting (before I hit the stores lol) on my day yesterday and how the beauty of the Ko'o'lau Mountains took my breath away...if only for a moment.

And a pull off to the side to see Kaneohe Bay, the harbor and the mountains on the other side of the bay....and even for a drizzle here and there.....the beauty of the bay was astounding.

Going back through the tunnels on … (18 comments)

hawaii real estate agent: Honolulu Real Estate | Home Sales Market Report For August 2009 | In Memory of Harvey Shapiro - 09/09/09 02:29 PM
Honolulu County Real Estate Market Report
August 2009
**Dedicated in memory of Harry Shapiro, research economist for the Honolulu Board of REALTORS®, who passed away on Saturday, September 5, 2009**
Honolulu County Housing Market Statistics for August 2009  definitely shows activity. Our market is stabilizing and we do hope that we just may have bottomed out.
In the  our sales numbers for single family homes showed an increase from 225 in May to 254 in June. Now for July we have had 265 sales and the Median Sales price rose from $569,000 in June to $595,000 in July. For August we … (6 comments)

hawaii real estate agent: LOST Contracts and Friendly Voices - 08/20/09 01:46 PM
Surely, we have to go above and beyond in trying to help those from going through a foreclosure. The work is hard and tedious although we struggle through the MANY curveballs a short sale will surely have through the process.
Two contracts come in for two different short sale listings and are accepted by the sellers. Two short sale packets are submitted to the lender for each property. BOTH contracts and short sale packets are  ‘lost' through the first submission and the second packet was ‘lost' twice.  I'd just about had it but know it's in everyone's best interest (including to … (14 comments)

hawaii real estate agent: Bad Business Indeed! - 08/01/09 04:21 AM
We all have our horror stories to tell when it comes to a transaction gone bad. It may have been a loan where the client wasn't really qualified to a agent that never answers their phone.
How about this horror story for any agent?  Two offers are made on the same property. One  of the offers is an ALL CASH offer. It's a pretty good offer and within the range that the sellers are willing to accept.
There are a few minor details in the offer to clean up so a counter offer is prepared. One of the contingencies was that the Buyer is to provide proof … (75 comments)

hawaii real estate agent: Wanna Be a Hawaii Real Estate Agent? Get Your Wallet Out! - 07/21/09 01:44 PM
So, you want to be a Hawaii Real Estate Agent? You have an interview with a Broker at XXX company and the only thing on your mind is $$$$.  Well, there's always commission because you're an independent contractor. There is no two week or twice a month paycheck. You get paid when you sell a home.
You have income, taxes and expenses.
What they don't tell you before you get into real estate is that you will need money to start up with. "In order to make money you have to put out money".  Like with any business you have to … (69 comments)

hawaii real estate agent: BING and Me and ActiveRain - 06/12/09 05:39 PM
I kept hearing about Microsoft launching a new search engine called BING.  Google has always been the search engine of my choice and I often check other search engines to see how well my placement is.
Well, my husband and I were talking about it last night when I accidentally typed in the top search bar for something and up came "BING".  I was actually searching keywords for my website as I had made a big goof and had to go back to the backup from a week ago and redo some stuff.
Anyway, while typing in one of my keywords … (77 comments)

hawaii real estate agent: Two Things a Hawaii Realtor® May Forget to Tell Their Clients - 06/06/09 10:43 PM
There are many things a Realtor® has to advise their clients on and many things that they need to give them information on. Before closing there are a couple of things that we all need to remember to let our clients know lest they have trouble down the road.
The following two points that I believe are many a time forgotten:
 1)   Remind your clients in townhouses/condos that maintenance fees DO NOT COVER THE INSIDE of the unit!
A call comes in to my cellular a week or so ago and it's from a private number.  They needed some privacy … (16 comments)

hawaii real estate agent: Going Past Professionalism- When Clients Become Lifelong Friends - 05/17/09 02:05 PM
I'm one of those Real Estate Professionals that loves to have a personal connection with my clients. It's just something that occurs naturally because of a job well done as well as having a personal comfortable connection with clients during the course of one, two, three times a repeat client. It's somewhere during that time that I know we've become far more than business associates. We've become and remained friends.
It all started when I met Kham and his wife Maria in 2005 when he first came back from Afghanistan in the US Army.  Star Bulletin Newspaper Article:  Bidding Wars Erupt … (28 comments)

hawaii real estate agent: NOTE: Questions to Ask SELF - 04/21/09 05:45 PM
It's kind of peaceful in here. Uh, who's that talking?  Oh, it's the self talk - talking again. It's kind of cool when I can answer me back too. It's kind of like....talking to me in the mirror and holding a conversation. LOL.
Getting some deep questions answered.
We ALL do some self talk from time to time and even ask ourselves questions. It's even better when we can answer ourselves. LOL! Now mind you, the self talk I'm talking about is not voicing your conversation aloud with SELF but being mindful of certain situations and circumstances. (otherwise,  when talking aloud … (28 comments)
