Let's start with the Mililani Condo Statistics for June 2009: In May of 2009 (last month) there were 64 Active condos/townhouses on the market, 29 in contract and 20 sold. Looks like our Mililani Condo/Townhouse market is picking up with more units with accepted contracts and going through the transaction process. Sales Prices ranged from $160,000 (1 bedroom condo) to $495,00 (2 bdrm luxury townhouse).

Recently, I received a memo from the head of Hawaii VA Home Loans, Ivonne Perez, through a loan officer for a current Hawaii VA Loan & Real Estate Transaction. Realtors® and everyone else involved in a Hawaii Real Estate Transaction should be apprised of the current situation of Hawaii VA Loan Appraisers.
As it stands Oahu (Honolulu County) has the highest amount of Hawaii VA Home Loans and Ivonne Perez stated, "The Island of Oahu requires the most time to complete (an appraisal) based on the volume of VA loans in progress".

Mililani IS the only community in Hawaii to receive the distinction "All American City" in 1986. Mililani Town and Mililani Mauka, a Master Planned Community has a population of approximately 30,000 people.
The first homes went up for sale around June 1968 and 112 homes were offered for purchase.

In 1971 my parents bought a new home and we moved to Mililani Town upon completion that summer. Since Mililani High School wasn't finished yet I had to catch the bus to Wahiawa until graduation from Leilehua in 1974.

Making decisions for a client and not thinking in their best interests creates some serious thoughts in my head as to what their agenda is. Questioning what we do not know allows us to get an opinion "outside our own thinking" and could possibly save you a slap in the face when violating our Code of Ethics.

So, we have a couple of weeks left before closing and the Seller is scheduling the movers, making plans for his MILITARY Retirement Ceremony & pretty much coming down that last stretch. You know, the last stretch where there are ALWAYS stuff to make right. Such as... the Buyer wants to close early now. Then the VA says NOPE! You gotta fix that problem with the back 'storage' room. You know...the problem of not having a building permit. They want us to get permits? Isn't this kind of late to only have that ONE option?

Whenever a transaction closes where I represented the Hawaii Home Buyer I make sure and let them know that whenever they decide to do anything to the home (i.e. addition, electrical, plumbing, walls and so forth) to make sure they have licensed contractors doing the job!
Why?
Because when you try and sell your home later on you don't want problems arising!
(EDIT): As one example: With VA loans they are particularly strict about additions with no permits and major electrical work done by Joe the Handyman.
