Our market is picking up considerable with home sale prices and inventory is lower too. The buyers wait patiently, the sellers hoping they'll be helped and all agents diligently doing their jobs to ensure a smooth and successful transaction. Until the lying starts.......... Documenting every conversation and getting everything in writing is next to impossible if the negotiator does not return calls or give a courtesy email. In Act 137, licensed Realtors® were not allowed to talk to banks once their sellers property became a 'distressed' property. On May 20, 2009 Governor Linda Lingle signed a new law, Act 66 amending Act 137. Effective immediately from that May 20, 2009 passing of the new law licensed real estate brokers and salespersons acting within the scope of their licenses are exempt from the definition "distressed property consultant". Whoopee! But wait. There are stipulations. We do not acquire an interest in the distressed property directly, or indirectly, within 365 days after a listing agreement has expired or terminate. In the previous two posts on Year to Date Honolulu County Housing Market Statistics I showed you the reality from 2008 to 2009 where numbers and sales prices showed a decrease. Looking at the following housing market numbers and sales prices from May to June 2009 we now are showing a little increase in activity and sales prices. Single Family Home Resales Numbers: The June 2009 sales numbers are starting to climb at 254 Single Family Home sold in the month of June compared to 225 in May of 2009.
