As another year comes to a close in the Hawaii Homes Market, we look at the coming year of 2010 with a positive note. As the holidays approached the market was still moving although there were significant changes with sales prices in single family homes.
Honolulu County Single Family Resale Numbers: Our sales numbers for single family homes showed an increase with the number of sold single family homes going from 249 in November to 265. As the saying goes...the only thing constant in this world is CHANGE. The same goes for our Honolulu County Housing Market Statistics for November 2009 which showed yet again the continued up and down numbers in sales numbers and sales prices!
Single Family Resale Numbers: Our sales numbers for single family homes showed a slight decrease in sold single family homes from 281 to 249. Honolulu County Housing Market Statistics for September 2009 shows activity for sure! Our market is picking up considerable with home sale prices and inventory is lower too.
Single Family Resale Numbers: In the our sales numbers for single family homes showed a very slight decrease in sold single family homes from 247 to 244. The Median Sales price rose from $566,000 in August to $600,000 in September. It's bad enough that Hawaii Short Sales take a long time but of course with patience forthcoming on all ends. The buyers wait patiently, the sellers hoping they'll be helped and all agents diligently doing their jobs to ensure a smooth and successful transaction.

Documenting every conversation and getting everything in writing is next to impossible if the negotiator does not return calls or give a courtesy email. We rely on speaking to 'representatives' who go back in the file to read what was 'said' or done before that phone call.

In Act 137, licensed Realtors® were not allowed to talk to banks once their sellers property became a 'distressed' property. On May 20, 2009 Governor Linda Lingle signed a new law, Act 66 amending Act 137.
Effective immediately from that May 20, 2009 passing of the new law licensed real estate brokers and salespersons acting within the scope of their licenses are exempt from the definition "distressed property consultant". Whoopee! But wait. There are stipulations. We do not acquire an interest in the distressed property directly, or indirectly, within 365 days after a listing agreement has expired or terminate.

Let's start with the Mililani Condo Statistics for June 2009: In May of 2009 (last month) there were 64 Active condos/townhouses on the market, 29 in contract and 20 sold. Looks like our Mililani Condo/Townhouse market is picking up with more units with accepted contracts and going through the transaction process. Sales Prices ranged from $160,000 (1 bedroom condo) to $495,00 (2 bdrm luxury townhouse).

Single Family Home Average Sales Prices: The Year to Date sales prices shows a decrease from 2008 sales prices for the same YTD time period. A significant -14.9% drop in sales prices for the island of Oahu (Honolulu County).

Recently, I received a memo from the head of Hawaii VA Home Loans, Ivonne Perez, through a loan officer for a current Hawaii VA Loan & Real Estate Transaction. Realtors® and everyone else involved in a Hawaii Real Estate Transaction should be apprised of the current situation of Hawaii VA Loan Appraisers.
As it stands Oahu (Honolulu County) has the highest amount of Hawaii VA Home Loans and Ivonne Perez stated, "The Island of Oahu requires the most time to complete (an appraisal) based on the volume of VA loans in progress".
