WooHoo! Open House yesterday. Fellow Agent, Randy Prothero asked me to help him out with an Open House from 2-5pm yesterday as he had to be present for another one. No Problemo! Not too bad. I hung out on the phone for the first half hour with another agent who I have a listing with in Kumulani Gated Community in Makakilo. Then they started coming! First a neighbor who wanted to see if they could get ideas for their own townhouse a couple doors down. Typical. We always get one of those. Then a few buyers who had their own (27 comments)

I just love Mike Stewart. He's with American Certified Homes Inspections and he does a great job, a wonderful report with color pictures and everything. We can access the report just hours after the inspection and he also sends a nicely binded report to my office too. What I really love is his personality and he surely makes a home inspection fun as well as professional. I don't know about you guys but I need a relaxed bunch of people working with me ...and if they're dead heads i somehow manage to get them going..... at least a little bit :) (21 comments)
No matter where you are our United States of America.... it IS a BUYER'S market. That means buyers can negotiate for a better price, maybe a credit to go towards closing costs. Maybe they just transferred to Hawaii with the military and are staying in a hotel and need to close quickly. It is NOT a seller's market like it used to be. If sellers need to sell their home or condo they need to change with the market in their local area. There are no ifs, ands or buts about (21 comments)

Ah, the luxury of living in a townhouse complex with neighbors above and on the side of me. (I'm currently rethinking this) I longed for a nice little townhouse with a small fenced in courtyard for my English Cocker Spaniel and we have managed to upgrade with nice vinyl tempered glass sliding doors and windows, and got it to just how we want it. Well, remember the Condo/Townhouse Living in Hawaii..........and A Water Leak where my bathroom leak ended up in a total restoration of bath/shower/walls? There must be a strategy for some agents that don't like their job. You know. The ones who seem to really make an effort to NOT work with their Real Estate Industry peers nor in the best interests of their clients. Well, a sure way to alienate everyone is the agent who makes sure: They let everyone know that they know it all (and they've been in the business for a few months). They are know it alls (and had a total of two transactions within a five year period)They don't ask questions (I run from those as they are a liability and just jump head (69 comments)

Mililani is a Master Planned Community and we have a population of approximately 30,000 people. The first homes went up for sale around June 1968 and our H-2 freeway opened in 1976 which lessened the time to travel to Honolulu. Buyer's can use Open House's as part of their home search (along with the private appointments your realtor sets up) so following are some guidelines (I call these the lucky seven) for buyer's while at an Open House: 1) Look at properties in your price range!
