mililani real estate agent: Woodcreek at Launani Valley Area of Interest |Mililani Woodcreek Homes - 05/12/12 11:45 AM
Considered to be the “third region of Mililani”, Launani Valley is a secluded master planned development in the valley below Mililani Tech Park. About 5 minutes away is Wheeler AAF and Schofield Barracks and definitely convenient for the military and government workers at these Army Bases on Oahu.  A hop, skip and jump and you’re on the freeway and about 20-25 miutes to Hickam AFB and Pearl Harbor Navy Base and 35-40 minutes down the H-2 Freeway to the H-1 Freeway to downtown Honolulu.
What’s even better is the North Shore of Oahu (beaches, surfing, scuba diving and more!) is just … (5 comments)

mililani real estate agent: FIRST IMPRESSION of a Mililani Real Estate Agent Leads to A Successful Closing - 04/01/12 10:56 AM
Over a year ago this Mililani Real Estate Agent received a phone call from a potential Mililani Home Seller who wanted to meet with me and discuss a possible listing of their Mililani Home.   We talked about my marketing plan, comparable properties in the Mililani Housing Market area for ‘attached’ homes and what I will do for them.
We made an appointment to meet face to face as the Mililani Home Seller ‘found me on the internet’ while looking for a Mililani Real Estate Agent.  We talked about the circumstances for their thinking about selling the Mililani Hawaii Home as well as … (51 comments)

mililani real estate agent: Are You Closing Doors for Future Opportunities? - 01/02/12 05:30 PM
As independent contractors, we each have our own business models; and clearly my first priority is to think in the best interests of my clients.  There are no cutting corners while representing a buyer/seller in residential sales and it does not rely solely on….money.
Clearly we all have our own opinions; we are only human and do not think the same. Therefore, our business models will not be the same. The following points were made from a series of blogs I’ve read during my time here on ActiveRain and are clearly NOT what I agree with and are NOT part of … (66 comments)

mililani real estate agent: Myths and Facts About Real Estate Agents - 07/04/11 10:10 PM
Just to get the story straight, the majority of Realtors® are not rich:
Yes, we can make a good living although we have to pay taxes just like any other independent contractor or owner of a business. In Hawaii, we not only have to pay state and federal taxes but GET (general excise tax as well) We pay for all our expenses up front. Marketing, advertising, gasoline, office supplies and equipment, phones, websites, blogs, licensing, mls fees and real estate board dues, continuing education classes and designation yearly fees, travel expenses, lunches, parking, staging, open house refreshments. mililani real estate agent: Past Lives Before Real Estate - 05/21/11 07:22 PM
Growing up as a family member of a U.S. Navy father and a U.S. Air Force ex-husband was educational to say the least. Traveling to far away countries like Turkey, Germany, Japan and the Philippines allowed me to expand my mind and take in the different ethnicities and learn about all the different cultures.
Fond memories prevail through all my travels and allowed me to have an open mind.
My mother was born and raised on Kauai, the Garden Island, and one of the Hawaiian Islands that make up the State of Hawaii. It was her wish for my dad to … (21 comments)

mililani real estate agent: Mililani Town | Mililani Fairway Village on the Golf Course - 04/28/11 02:25 PM
Memories of my younger years as a resident of Mililani started during the summer between 8th and 9th grade. We just moved into our newly constructed home built by Castle & Cooke in 1971 and were one of the lucky ones who were fortunate to get a rim lot at the end of a cul-de-sac with only valley below.
I remember smelling the burning of the pineapple fields at harvest time and I would watch them harvest and replant from my bedroom windows.   The rich red soil that seemed to cover everything including our feet and it would stain anything white … (3 comments)

mililani real estate agent: My Extended "Real Estate Family" - 03/28/11 10:27 PM
Let me tell you a little bit about my family. They are the most supportive people and the best support system an agent could ever want. They became my Extended Real Estate Family when they saw the level of passion I had in working with clients.
They commended me for going above and beyond and my clients followed suit.
A three time client (bought two and selling one now) told me the other day that I have always gone above and beyond. Yup...and I drag (willingly of course) my family right into each and every transation.  My husband helps me load … (29 comments)

mililani real estate agent: Why Have I Been Neglecting ActiveRain? CRS (Certified Residential Specialist) - 02/09/11 01:52 PM
Over the course of the last year I have been focusing on one of the designations I felt would be the most beneficial and worthwhile to my career. My CRS (Certified Residential Specialist) designation. With dedication, committment and a lot of hard work and effort the past year I have earned my CRS designation.
Not only did I find out that the CRS classes were very educational but they were the very motivational too. I walked out of each class feeling I needed to immediately work on a listing or buyer packet or focus on updating my website.
I have not put … (25 comments)

mililani real estate agent: Home Buyers Are JUMPING Off that Fence! - 11/24/10 05:34 PM
So..... you missed out on that $8,000 first time homebuyer tax credit, huh?  Think again! Back when everyone was running around trying to buy just anything to get that credit you were sitting on the fence and waiting.  Do we wonder why? I THINK NOT!
You, the Hawaii Home Buyer decided that you were going to wait.... but now you are jumping off that fence because:
INTEREST RATES WENT DOWN FURTHER!  Back when everyone was buying ...just for that credit ....you were watching the interest rates intently.  You knew the tax credit would only bring those that were thinking about short … (14 comments)
