Marketing the property well was a given. With internet presence galore, the MLS, Open Houses and a couple of ads it's no wonder my listing was in contract within a month. Even in a a slower market. I even helped my guy clean up and repair a couple of minor things so they signed off on the home inspection. Everything was going oh.....so too well. But... 'ship' happens. So what exactly did happen? Passed the Home Inspection and even met them a second time to go over the minor repairs the seller and I completed. There have been many situations during the course of my life where I have had to give a little in order to gain a lot. In relationships - It's definitely a give and take situation. Though I keep healthy boundaries it's still impertive that I give a little and I don't always have to win. In business - It's also a give and take situation where I have contributed credits, items or repairs so the transaction works....runs smoothly. Okay, it's Friday and I REALLY need to have answers to this thing that's been bothering me for quite some time. You know how people keep saying that we should have our REAL pictures up here without 'touching it up'? Well, I think that's B.S. Why? Why would anyone want to show their detailed 'laugh lines' (okay, age lines, wrinkles) Generally thinking, pixels are the smallest single component of a digital image. Regarding cameras, digital images are 'photosensor elements'. Scenario - Day 1: I woke up yesterday morning and do the same routine like any other morning. Use the bathroom, brush my teek and take a shower. Ah...the aroma of fresh brewed coffee! I scurry about getting ready and of course remembering to make the bed before I prance out to my desk. Coffee already made and sitting on my desk, my computer is already up and running and I click on Outlook and take a sip. Ummmmm. Wonderful! Until......... ERROR! Outlook can't detect...email server. Ah, the luxury of living in a townhouse complex with neighbors above and on the side of me. (I'm currently rethinking this) I longed for a nice little townhouse with a small fenced in courtyard for my English Cocker Spaniel and we have managed to upgrade with nice vinyl tempered glass sliding doors and windows, and got it to just how we want it. Well, remember the Condo/Townhouse Living in Hawaii..........and A Water Leak where my bathroom leak ended up in a total restoration of bath/shower/walls? Over a year ago I wrote the basic Real Estate Code of Ethics for the Buyer and Seller. I figured that we Real Estate Professionals abide by our Code of Ethics (REALTORS'® Pledge of Performance and Service) and if there were some sort of guidelines for the Buyer or Seller (on top of the Buyer's Representation Agreement or Listing Agreement) I would dream that they would follow them. Is it just fantasy? The following points I wrote before in the old post (and a couple more) and in parenthesis are my additional comments to give it a little humor:
