The SFA recently took over the sponsorship of the Pumpkin Festival, which was an event sponsored by the now defunct Main Street Program. It will be held Saturday, Oct. 8, 2011 from 10AM to 4:30PM. It is a family orientated event designed to celebrate all things pumpkin. Come enjoy pumpkin carving, pumpkin painting, pumpkin smashing, a pumpkin catapult, pumpkin bowling, hay rides, scarecrow making, pumpkin putt-putt golf, a family photo shoot, stage entertainment, pumpkin mask making, leaf etching and loads of pumpkin-themed games and lots more. $12 per child, adults free.

Popular activities from previous years, including the pumpkin carving, pumpkin painting, and scarecrow making tents, hay rides, pumpkin smashing area, pumpkin catapult, and pumpkin pie eating contests will return. Longtime familiar favorites will also be on hand, a short parade, Halloween/pumpkin story times, live stage entertainment, pumpkin bowling and loads of food vendors

I took a look at Kathy's page, 365 Things to do in the Palm Springs Area and was very impressed with the amount of views, and likes she has compiled.

Like many other Realtors, I have a personal Facebook page, and a business page. Both of which I am trying to grow. As policymakers consider changes to government programs and incentives that could dramatically change the nature of home ownership in this country, the Home Ownership Matters Bus tour is bringing these issues directly to people across the United States, and asking them to join in protecting the American dream of home ownership.

In many cities during the tour, the bus-tour team will pull up to a consumer event to speak to the public about current housing issues, such as extending the National Flood Insurance Program, fighting the proposed qualified residential mortgage (QRM) rule that would require down payments of 20 percent, and continuing federal support for home ownership, and invite them to join NAR's efforts.

Important information I think all home buyers should know when purchasing a home. Especially important for first time home buyers. Do you need a real estate agent to buy a house?

Every so often, it's nice to send a reminder out about the importance of having proper representation when making large financial decisions. Just recently, I learned of two real estate transactions that did not proceed as planned because the Buyers did not have someone to advocate their needs.

So, just in case you were hit by a large boulder and forgot the importance of having a guiding light in the largest monetary purchase you are likely to make in your lifetime, let me remind you. With a real estate agent, Buyer's will receive:

Extensive Needs Analysis : Some form of communication will open the door for a professional to learn about you, your life situation and what you are looking for in the home search to narrow down your options. Not only the type of stucture or bedroom count, this includes your timeline, the feasability of owning and what loan to seek depending upon the type of purchase you are interested in making.

Prequalification and Pre-Approval Assistance : After we've discussed the type of home you will be looking for (fixer upper, move-in ready, new construction), a real estate agent will direct you to the appropriate professionals to contact as resources to get the ball rolling with regards to your finances. Our experience in the industry is a 'speaks-for-itself' testimonial to Lenders and loan programs, so put it to use! Don't meander blindly through the purchasing process...

Neighborhood Information and Home Search : So, the fun part begins. It is the goal of a good real estate agent to be your go-to source for trusted resources and information when you are considering buying a house. There are dozens of lists that itemize the hundreds (yes, hundreds) of actions and steps we Buyer's Agents take to work with you to bring you from contract to close, but this list is a concise and easy overview of the many things involved in a transaction that you deserve representation for.

Fall Story time at the Rochester Public library

Registration for Fall Story Times begins Wednesday, September 7^th at 9:00 a.m. Call 335‑7549 or come to the library to register. Registration will remain open until Story Times are filled or through the first week of the Story Time session. Rochester residents may register their children; non‑residents must have a non‑resident card to be eligible. The programs are free. Story Times begin the week of September 19^th and will run for six weeks. Ask at the desk or call 335-7549 for more information.

Toddler Time: Thursdays at 9:15 a.m.
Toddlers between 12 and 24 months and their parent or caregiver meet with a Librarian for 20 minutes of stories, songs and finger plays. Sorry, no siblings may attend this program. Parents are invited to stay for coffee in the Story Time Room after the program. Toys will be available for the toddlers to play with while the grown-ups get a chance to socialize.

Toddlers and Two’s: Wednesdays at 9:15
Children 18 months through 2 years old and parents or caregivers meet with a Librarian for 20 minutes of stories, songs and finger plays. Parents are invited to stay for coffee in the Story Time Room after the program. Toys will be available for the toddlers to play with while the grown-ups get a chance to socialize. Siblings may attend with the Librarian’s approval.

2‑3 year olds meet: Mondays at 10:00 a.m.
Children and parents or caregivers meet with a Librarian for 25 minutes of stories, games and a craft. Siblings may attend with the Librarian’s approval.

Family Story Time (2-4 year olds): meet: Tuesdays at 10:00 am.
Younger children attend with a parent, older children may attend independently with a Librarian for 30 minutes of stories, songs and a craft.

3‑4 year olds meet: Mondays at 11:00 a.m.
Children meet independently with a Librarian for 30 minutes of stories, songs and a craft.

4 year olds through kindergarteners meet: Tuesdays at 6 p.m.
Children meet independently with a Librarian for 45 minutes of stories, songs and a craft.

Persons with a disability requesting accommodations must call the Library prior to the event.

Which Story Time will be the best “fit” for my child?

Our goal is for each child in Story Time to have a fun Library experience. In deciding which Story Time to sign up for think about where your child will be happiest. If s/he would be happier going to a Story Time that you also attend, you will probably want to sign her/him up for a 2-3 year old Story Time or the Family Story Time. If your 4 year old is very active and gets a little “antsy”, s/he will probably be happier in the shorter and faster paced 3-4 Story Time, than the 4-K Story Time. If you still aren’t sure, please talk to us and we’ll try to help you find the perfect fit.

What happens if only a few children are signed up for a particular Story Time?

If less than five children are signed up for a particular Story Time, it will be cancelled (for that session) and the children will be accommodated in other Story Times for their age group.

Can siblings attend Story Times?

Depending on which Story Time your child is signed up for, siblings may or may not be able to attend.
•    Toddler Time (12-24 month olds): No siblings.
•    2-3 year olds: Babies are fine, for other siblings please talk to Marie.
•    3-4’s and 4-K’s: These are independent Story Times, so siblings attending is not an issue. Family Story Time (for 2-4’s and a parent): Please talk to Marie.

Do Story Times cost anything?

Story Times, like all Library programs, are free to residents and non-resident card holders.

$5,000 grants for First time military buyers

I recently read about this program through the Realtor® magazine and thought I had to share this with everyone I knew!

What is the "Dream Makers" program?

The Dream Makers Program offers grants for down payments to first-time homebuyers of modest means who valiantly work to protect our country’s national security.

You don't have to be a Pentagon Federal Credit Union member to benefit from Dream Makers, and you can apply the grant to a mortgage from any financial institution.

How Do I Qualify?

You're eligible for a Dream Makers grant if:

You're Military (Active Duty, Reserve, National Guard or Veteran), a Department of Defense employee or a Department of Homeland Security employee.
You're a first-time home buyer, or you have not owned a home for the last three years, or you have lost your home through divorce or disaster.
The gross household income, including allowances, that you use to qualify for your mortgage loan is:

A maximum of $55,000 per year, or
A maximum of 80% of your community’s median income based on your family size

Are there any restrictions?

You must own the home for five years from the time of purchase. If you sell before the five years are up, the grant must be repaid on a sliding scale.
If you sell your home because of a permanent change of station (PCS) or transfer by your government job before the five years are up, you do not have to repay the grant. If you are PCS’d or transferred and keep the home, you may rent it while you serve in your new duty station.
Your mortgage must be a 30-year, fixed-rate loan, maximum of 97% financed, i.e. you made a down payment of 3%.
The property must bye a 1-4 family unit dwelling including townhomes and condominiums.

What Will a Short Sale Do to Your Credit Score?

This is some useful information I think all short sale sellers should look into. Every time I talk to potential sellers about a short sale, that very question always comes up.

Via Robert Rauf (REMN - Real Estate Mortgage Network (NJ)):

What Effect Does a Short Sale have on my Credit?

Every short sale seller wants to know the answer to this question. Naturally, there is no straight forward answer, but hopefully I can shed some light on the topic. Without a doubt, the impact of a short sale on an individual’s overall credit is less severe than a foreclosure. With a foreclosure, a potential homeowner must wait 5 years to get a conventional mortgage. With a short sale, the waiting period is only two years. For FHA financing, an individual must wait three years to get mortgage financing after a foreclosure or a short sale (where they were in default at the time of the short sale). However, if the homeowner was current at the time of short sale there is no waiting period for a new FHA mortgage (as long as the homeowner can verify that he/she did take advantage of declining values or purchase a home at a reduced price of similar or superior quality). Most homeowners (90%) are delinquent when they start the short sale process, but this is very good news for those that are current and get a short sale approval.

The other related question that goes along with this is what does a short sale do to my credit score? For those 90% of the people that are delinquent when they apply for a short sale, it’s really those mortgage lates and foreclosure action that end up adversely affecting the homeowner’s scores---not the short sale itself. If the mortgage is paid on time throughout the process and the short sale gets approved, then the credit report will simply show “Paid as Agreed, Settled for Less” (as long as the deficiency is forgiven). This by itself should only affect the credit score nominally. There are so many factors that go into a credit score (i.e. trade lines, trade history, balances, number of accounts, etc.) that there is no way to determine “how many points” will my score drop?

In summary, a short sale can affect a person’s ability to get financing in the future. However, it is a better alternative than a foreclosure---especially for those that have been able to maintain a clean mortgage history. With the thousands of homeowners who have already received short sales, and the countless numbers that will get them in the upcoming years, the parameters stated above are likely to change again.
