Does This Listing Make Me Look Fat?!?!? - 01/28/08 09:55 AM
I realize the importance of listings. I work hard to attract realistic sellers, however; there is always that one home that makes me wonder......
I believe that in some way the listings we take reflect on us as professionals. Is that crazy? My listings are my inventory, my inventory is my business. My business is where I spend most of my time.
I have done the "We should really paint, you may want to declutter, speech"  to no avail. This particular property is priced well, yet it lacks the appeal needed to really draw in the buyers. Before signing the listing … (80 comments)

Holy Zestimate!!! - 01/24/08 12:52 PM
Thanks to Active Rain, I researched Zillow! I was uploading listings today when I noticed that the "Zestimate"of most of my listings was WAAAAAAY below my listing price.
I can see how this is a fabulous tool however I am a bit concerned about prospective buyers seeing this and believing my listings are over priced. Does anyone have any advice or experience with this?
And...has anyone received leads from Zillow?

When the Fish don't bite.....Grab an Oyster!! - 01/23/08 11:18 AM

It was a bit cloudy, a little windy, and cold, well cold for Beaufort that is, a breezy 56 degrees. I was persuaded out into this chilly venture by the promise of a great school of Bass. The offer was so tempting, a so beautifully described in vivid detail that any woman with a passion for the thrill of the catch would certainly rearrange her entire day!
We had to leave at dead low tide. Which meant no motor...which meant someone was going to have to pole us to this new found treasure....

As you can see....that someone was not … (0 comments)

How do you beg:)? - 01/22/08 10:33 AM
I am very fortunate to have a great referral system from previous clients. I am curious..how do you ask for referrals? Do you ask right away or after the close?
I have seen one method deserving of mention! I have seen a Buyers Agency Agreement that has a written contingency that the buyers must supply three names of potential buyers or sellers within 90 days of a successful close:)
Please share your method of asking for referrals!

Dear Active Rain Members,
After five years in real estate (minutes when compared to the experience of most of you), I have never received so much help, information and support as I did yesterday. After posting my Advice Needed...Please!?!? immediately I felt better.

Sleepy little Beaufort, South Carolina is wide awake and full of life out on the water! Personally, I think this is one of our best awards:) I have had the opportunity to see many young fishermen beam with pride and trust me it is a beautiful thing.
One of my favorite bumper stickers I have seen in Beaufort says..."The family that fishes together..stays together."  Gotta say...I couldn't agree more!

Brett Favre for President!!!! - 01/13/08 11:53 AM
I am a football fan....you think?
For as long as I can remember I have admired, respected, and possibly had an eternal crush on Brett Favre. Not just his football prowess but come on....this guy knows persistence. One can use Brett Favre for an example in just about every challenge there is!!
This fellow Mississippian has encountered, and for the most part conquered the sometimes tragic obstacles. It was awesome watching him play in the snow. For a moment he looked like a kid just enjoying the fundamental element of doing that which brings you joy!

Man versus Nature...or Not. - 01/09/08 09:55 PM
As a Mississippi girl, sharks were nothing more than a looming memory of the ominous music played before a massive creature attacked some unsuspecting characters dressed in a most unforgettable and somewhat unforgiving wardrobe from the late 70's.
So now I am in beautiful Beaufort and what do I catch while attempting to hook a trout or two.....Mr. Bonnethead himself. Now, please, before anyone fusses about our mistreatment of the wonderful marine life, you should know Mr. Bonnethead is swimming happily in the saltwater estuaries of the lowcountry.
This was my first experience with this type shark. He was quite the fighter...we … (1 comments)

Golfing In Shorts??? He is:) - 01/08/08 10:01 PM
Rounding the 9th hole, in shorts mind you...I take a moment to glance out at the Atlantic. Am I a professional golfer? Good gravy no!! However my friend is and I am learning everyday to appreciate the passion involved.
I have seen him with the members, discussing the days best round. I have also seen him in tournaments in the middle of what he refers to as "the grind". Apparently this is the epitome of focus. I am learning.
As a Realtor, I encounter people weekly that their home purchase is more about the course than the home. Having Reed (Reed … (3 comments)

My Fishing Pole, My Friend, and My Home - 01/08/08 06:37 PM

Today in the midst of all things stressful, I was reminded of why I love my job.
I moved to Beaufort, South Carolina at a time in my life where I craved a change of pace, a comfort, a place I could call home.
Although I have lived all over the world, I am and will always be a southern girl.
Before moving to Beaufort, I taught school in Atlanta.
Arguably, Atlanta is the south. I would argue against it in most cases.
Alanta is beautiful, exciting, and the social scene is ideal for most singles. One year of … (7 comments)

A little piece of paradise:) - 01/07/08 09:30 AM
There's truly something for everyone in Beaufort, South Carolina. Here's some information about the different kinds of communities nestled within our increasingly popular coastal gem.
Battery Point
Beautiful southern-style architecture and Creek combine to make a community that is uniquely Beaufort. All homes have front and back porches to capture the ever-present breezes from Battery Creek.
Amenities include the community dock, pool, tennis courts, and the waterviews from many streets. This is all-inclusive for about $550 per year. Couple this with low property taxes, and it's one of the most prestigious, yet affordable, neighborhoods in Beaufort. Any given day, you're likely to see families … (0 comments)

The Price HAS to be Right!!! - 01/06/08 09:30 AM
Are you preparing to sell your home? Here's a tip about setting your asking price. It's important to set your asking price realistically. If you overprice your home in the beginning, you may end up settling for a lower price than you would have normally received. Real estate agents and homebuyers who have done their homework know local market conditions and home values. They won't waste their time looking at homes that aren't priced realistically. Also, mortgage lenders require an appraiser to determine the fair market value of a house before they'll grant a loan. They won't lend money to a buyer … (0 comments)

Points? What are they, and do they matter? - 01/05/08 12:33 PM
As you look at mortgages and getting the funds to buy your home, you have probably come across the concept of points. Most mortgage lenders charge an up-front interest fee in addition to the monthly interest payment. This is called points. Points are a percentage of the mortgage. One point equals one percent of the amount you are borrowing. For example, if a lender charges one point for a $200,000 loan, one point would equal $2000, which you would pay at closing. You can deduct points from your income tax for the year that you buy your home. There can be advantages … (0 comments)

WHY PMI? - 01/05/08 12:31 PM
As you prepare to buy your home and look for the mortgage loan that best fits your needs, you may run into a situation where you're asked to take out insurance for your loan. The mortgage company charges Private Mortgage Insurance (PMI) if the down payment is less than 20 percent of the sale price or appraised value. PMI protects the lender in case the homeowner defaults on the loan. If the lender has to foreclose, the sale of the home might not bring enough to cover the loan and legal expenses of the sale.PMI usually can be eliminated once the principal … (0 comments)

What is FICO anyway!!! - 01/05/08 12:27 PM
I'd like to explain a method that's used to calculate your credit rating. I hope you will find it helpful. As you pursue a mortgage loan, you might hear the word FICO and wonder what it is. FICO is a credit rating method, named for Fair, Isaac and Co., Inc., the organization that developed the mathematical formulas used to produce this score.Every FICO score is calculated at a credit-reporting agency using a mathematical formula that evaluates many types of information on your credit report at that agency. By comparing your information to the patterns in millions of past credit reports, the score … (0 comments)

Where to Stay and Where To Eat in Beaufort SC - 01/05/08 12:00 PM
Here's a few of my favorite places to stay and eat in Beaufort: Breakfast at the Rhett House is a true treat. www.rhetthouseinn.com. You can eat your eggs and fruit any way you like them on the second floor of the mansion surrounded by wrap-around lowcountry styile porches. The people are friendly... the atmosphere is relaxed. There are also small cottages that you can book for even more privacy. Of course, The Beaufort Inn (www.beaufortinn.com) is top-notch when it comes to service. It's been rated by many magazines and hotel critics as one of the best inns in the Southeast. But … (3 comments)

What DON"T we know?? - 01/05/08 10:45 AM
Does anyone else ever feel as though there just isn't enough time in they day to absorb the copious amounts of information streaming our way regarding the real estate industry? I pride myself in being an eternal student of, well everything basically. I firmly believe my inability to "know everything" about the market, the industry, the clientele, is what has kept me interested in this career for so long now. So I read at least two books a month, I spend entirely too much time surfing the web, and I will take any class offered if I have the time.
