As I stumble out of bed and sprint towards the coffee maker I wonder if I am the only one who begins each Monday with the following prayer: Dear Lord, Please get me to the coffee maker quickly and safely. Please forgive me for the words I say when I realize it is empty. Help me to remember all my blessings as I get behind a driver who has no where to go and is getting there at turtle speed. Soften my tone as my first phone call is from an attorney explaining yet another delay on my closing that seems (13 comments)

There are no squeaky wheels, no plastic bags, no National Inquirer or People magazines near the check out counter. No need to dig through poor wilted produce in hopes of finding even one healthy vegetable. You will; however, need sunscreen, comfy shoes, preferably blue skies (not required) and a bucket.

I have often pondered the true value of testimonials. Do prospects really pay attention to what others say? What is the best use of a testimonial? Should it be framed on my desk, attached to my website, tattooed to my .....well..you can see I am not absolutely certain how testimonials effect the general public. What I am certain of however, is the effect it had on me! For a moment I was transformed back to elementary school. Remember the days of tiny Valentine cards? The days of signs and fliers bringing buyers is one of the past. Great looking signs, wide angle photos, and Shakespearean descriptions are standard not exceptional. The most important job of a listing agent is to sell not necessarily just to list. By now we can all agree that the Internet is the first impression most prospective buyers have of a property, therefore making maximum Internet exposure crucial. The impressive photos and poetic description are only effective if found. There is a plethora of avenues for listing agents to maximize exposure. At the beginning of the week, I wrote a post about how using Active Rain gave me an advantage with a prospective client. I created a presentation for a developer showcasing the service of my team and how we are the only choice as his new community marketing specialist. In that presentation, I highlighted the benefits of being an active member in the rain. It was the first time I had included it in any presentation. Not sure why, maybe I was crazy! My online presentation of my recent new development, Carolina Village led this powerhouse right to my door. For the second time in less than 6 months, a reporter has contacted me regarding the success of Carolina Village. Carolina Village is a quaint, happy, thriving community in Beaufort, SC. It isn't brand new, it doesn't have a multimillion dollar marketing team, and there isn't some secret potion that is doused on buyers when they view the homes.
Frequently, I am asked what is it about this particular new construction project that far exceeded the performance of others. Why did homes sell in Carolina Village when they didn't in other areas? How did we get attention of buyers in (17 comments)
