Yea, yea, he is kinda cute, talks at the speed of light and has an eternal tan, but he isn't my guy. Well for starters, he isn't here in Beaufort, SC offering his time and experience for peanuts ( peanut butter would be better).

My guy is pretty much OCD (obsessive compulsive). Sometimes that makes my days a bit (extremely, totally, mind boggling difficult, almost impossible) tough but when it comes to educating new homeowners it is a wonderful gift.

It occurred to me during one of our final walk-through's that maybe we aren't doing enough to educate buyers on what it really takes to maintain a home. Heck y'all, I learned something new and I have owned for years.

I am beginning to realize the need for taking the time to explain, educate, and enlightenon matters of home ownership. There are so many things a homeowner can do without going to the expense of calling backup!

Ahhh yes. Today is the 234th birthday of the Marine Corps. I don't think it's any coincidence that the Corps started in a bar, do you?

Whether you call them gyrenes, jarheads, leathernecks, devildogs, husband/wife, son/daughter or boyfriend/girlfriend, they are devastatingly good looking in their dress blues, no?

Now, the Marine Corps has many traditions and the one most closely associated with THE BIRTHDAY is the Birthday Ball.

I have attended plenty of Birthday balls and although these fetes start off as formal, they don't end that way. I could make the post about Ball antics, but I would like to refrain.

Even if there is no Birthday Ball, there is always a cake cutting ceremony. The oldest and the youngest Marines in attendance receive the first two pieces.

Marines greet each other on this day with a hearty "Happy Birthday" as if it were their own and in a very real way, it is.

I suppose I could go on and on about why I love working with so many of these amazing people, why I love the traditions of the Corps, why I love their loyalty to their fellow Marines, and why I love each one I have had the honor of calling friend.

Maybe another day...

Today, I'll just say,"Happy Birthday" to the Marines and the people who love them.

I am torn. For a while, I was posting at least once a day, sometimes more. My Facebook account was spit-shined with updated pictures and snappy quotes. It isn't that I wasn't producing, but I must admit once I stuck my head back in the real world (aka had actual not virtual conversations, visited instead of tweeted, talked instead of text, and actually hand wrote a few thank you notes) my business certainly did not suffer.

I don't think the virtual world has become such a force that it can replace a smile, a handshake, or a shared cup of coffee. I do believe it has nurtured friendships that otherwise would not exist as well as made us all a bit more aware of the world beyond our porch.

Active Rain has proven to be a wonderful asset to my business. I have learned. I have laughed. I have met some great people. It is a tool I will continue to use as it has proven effective.

Without a doubt social media will continue to etch it's mark in our industry. Maybe I am a bit behind or a bit old-fashioned, or maybe just a bit old...but I think it will be a sad day if social media ever replaces social graces.

The Rebirth of A Community

I don't have children, I don't necessarily have any mind-blowing artistic ability of which I can beem with pride over a completed masterpiece; however, I do have Carolina Village.

Back in Jan. 09, I met with two gentleman who were at wits end regarding their community. Only three homes (out of 33) had sold in over 2 years.

I could tell instantly they weren't interested in hearing my marketing plan, my strategy, or really anything other than, "I can do this and I can do it quickly."

There was a little voice inside my head (in good company, as some days I have many:) that reminded me of the expense of taking on a development in a challenging economy. That same voice screamed at me and through quite the tantrum when I told them I could sell their development.

The next few weeks my nerves were doing the tango but I refused to let these two men down. I didn't.

Thanks to their ability to build a beautiful home, a quality home, a home that otherwise may be difficult to find in the $200,000 price range and their impeccable reputation, my job wasn't really all that impossible.

I am so proud. It is wonderful to watch this community thrive. The residents are happy, the builders are happy, and I am happy.

Foreclosure Expert? Seriously?

There are many with more years experience; however, I am no spring chicken in the industry. In my seven years I have seen experts in just about every nook and cranny involved in real estate. Relocation experts (some who have never been further than the county line), 1031 Exchange experts, Investment Property experts, Second Home experts, First Home experts, Ugly Home experts, Luxury Home experts.....yada yada yada.

Now with the mass media using the term foreclosure synonymous with opportunity we see the birth of the Foreclosure expert. Sad.

Obviously there is a need for trained professionals is this growing arena. Is it possible to become an expert over night simply because there may be a need?

My heart aches for those facing foreclosure. That ache is compounded by the amount of misinformation, murky representation, and fly by night advice given by self proclaimed experts.

It is a must that Realtors, as professionals, hold a fierce standard of accountability. I realize I don't know everything, matter of fact some days I don't know anything. Admitting my lack of expertise in certain areas has actually made me a better Realtor. I know what I know, but I also know what I don't know.

To the general public: I urge you to ask questions.If you are employing an expert, verify the expertise. As an education junkie, I understand the value of continuing education yet two online classes an expert does not make!

Navigating the labyrinth of a foreclosure requires knowledgeable, compassionate, experienced guidance. I am NOT a foreclosure expert. I will assist my clients in purchasing a foreclosure IF it is in their best interest; however, I will be asking questions. A lot of questions. I will make certain my clients receive the best representation, even if that means referring them.

To those who are experts, thank goodness you have taken the time to learn, listen, and apply the knowledge necessary to assist clients already facing a tremendous endeavor.

Marine 1 Realty After Only Five Months~~

April 16, 2009 was Marine 1 Realty's grand opening. The past few months seem to have flown by with a gust! Aside from opening a real estate company in one of the worst housing markets in history, it hasn't been all that bad.

Thank you all so much for the continuous support. I am sorry I haven't given an update sooner. Some days I chase my tail with such furry that once I stop, well....I stop hard:).

So here we are, five months later:

Without the help and patience of Mr. Rick, I would have less hair, and certainly less friends.

Captain Rick is not only capable of handling me in my fits of furry that may even scare myself, he also knows more about the Beaufort waterways and its occupants than any mammal around.

Mr. Rick took a leap of faith to join me and Marine 1 Realty, and I am incredibly thankful he jumped!

His experience, Navy background, and all around good natured personality make him an outstanding asset for Marine 1.

Not to mention, he knows all the good fishing holes!

In February of 2009, I was given an opportunity to list a community that seemed somewhat forgotten. It was brand new with all the charm and convenience of location; however, it wasn't moving.

I began with 33 lots...now we only have 7 left. After 7 short months, of hard-work, creative marketing, and dogged determination, the once vacant community is full of life!

It certainly hasn't been easy, but with the support of the builders, a few amazing neighbors, my faithful colleagues, and a little elbow grease we have completely turned the fate of this little neighborhood around!

I have learned so much! We, the builders and I, feel as though we have found a dream team and are currently researching for another project!

We were able to sell 31 Chesterfield in 2 days!!! We met with the seller, and within hours knew exactly who to contact in order to find the perfect buyer. Does this happen everyday? No, but it can happen when you maintain contact and relationships with prospects.

We have joined first time home buyers with wonderful properties that will give them a foundation for financial stability, assisted families in downsizing, and helped military families relocate.

All in all, it has been a wonderful journey so far.

It hasn't been without flaws, bad days, lessons learned, or office follies. We have had our share! Our building is a bit challenging with a door that sometimes locks us in and/or out, a copier/fax/scanner that is about as moody as a blue crab, an AC that works perfectly now that it is cool outside, next door neighbors that keep us highly entertained and between Rick and I ..... it is simply amazing we ever manage to find our shoes! (it is somewhat refreshing that he prefers to be barefoot as much as I do).

So to my Active Rain family, thank you for all of your support! I know I would not have been quite as brave to venture out without you behind me!

Here in the Lowcountry opening night is pretty darn special. There isn't any red carpet, no guest list, and the attire is quite casual.

It is SHRIMP SEASON in Beaufort SC ya'll!

When the tide is just right, the bait is in place, and the No See-ums are swept away by the breeze, there are very few things that can compete for the attention of the faithful.

There is something very simple, very basic about throwing a cast net to catch what most pay a premium to enjoy.

It isn't something just anyone can do, it takes patience and practice. It also takes a certain amount of respect for Mother Nature and her impeccable sense of humor.

She occasionally has to remind you who is in charge, and she often chooses to do this during Shrimpin Season:).

If you are quiet (in my case, an extremely difficult task) you can hear the clicking noise of their tales as they swim over to investigate bait. Each year men, women, and children load up and head out to enjoy recreational shrimping season. It is a family affair.

It is yet another reason why I truly enjoy living in the Lowcountry. Where else can a few dollars worth of bait, staying up a little late, and negotiating with Mother Nature be so much darn fun?

A Deep Breath....Beaufort SC Style

As most everyone was coming off of a long weekend, I was working what seemed to be my 20th day in a row. Completely exhausted, moody as a female blue crab, and at the end of my frayed rope, I closed my computer, turned off my phone, and headed out to the beautiful waters of Beaufort, South Carolina.

Within minutes the salty air, the warm wind, and the sight of sea grass bending towards the river simply made my problems disappear.

**I took a deep breath, Beaufort style.**

A Boston Whaler carried my four legged best friend, my two legged best friend, and a variety of fishing equipment.

There is something so magical about being on the water. I can't imagine being anything but happy when beauty surrounds you.

Every Beaufortonian has happiness within reach, whether it is by boat, kayak, or even a good pair of boots.

It is a blessing to be able to halt all the craziness and look around at all the reasons I truly love Beaufort, South Carolina.

Looking back on my life (it doesn't take that long of a look, I am still a bit young:) it is clear that risk has always been at my side. From kindergarten to college, I didn't shy away from things that may be slightly if not certainly...well uncertain. In most cases I did just fine; in some I cursed my very existence. Either way, I managed.

Real estate is a risk. Every day, every transaction, every conversation, it is a risk period. There is no guarantee that hardwork or even ridiculously long hours will pay off. Of course, I give my self a better shot but when the day is done, no matter how long it is, it is all a risk.

I spend hours upon hours doing research that can change at the drop of a hat. Time is devoted to clients who may or may not value my opinion, my experience, or on the worst days...clients who value nothing at all.

Great expense is taken to market listings that at any time could be withdrawn. To my own demise, I freely give advice to anyone who will listen because, I actually care.

Builders, developers, even other agents spend many hours in my office asking for my help, ideas, and "secrets". I never shut them down. Never. I am frequently asked, why I share information with those seen as competition. I guess I like competition. What can I say?

I understand the risk. There is no financial guarantee.

In many ways, it is just another relationship. Real estate and I go way back. I have invested much of myself into this career with absolutely no promise of stability. As any other relationship, there are days when I question it all just as there are days I feel like I am on top of the world.

My relationships are often the same. I can't say I would have it any other way. I give, freely, faithfully knowing all the while, it may or may not be returned.

As I close out the week, I take a moment to reflect on the successes, the mishaps, the close calls, the ah ha's and the oh no's. I am the first to put my own nose in the corner when I have done wrong; however, I am learning to pat myself on the back when I have behaved well (granted not a frequent occurrence).

I am patting away, matter of fact, I may just congratulate myself.

Arrogant? Maybe. Not my intention.

The current market is difficult. The current way of thinking compounds that difficulty at a higher rate than our growing deficit (I got political, sorry). Six months ago I became Broker-in-Charge of a brand new real estate company, took over a "failing" development, and adopted a 6 week old puppy.

Today the company is thriving, the development is BOOMING, and the puppy is still alive. Not bad. Marine 1 Realty is growing by leaps and bounds. Our commitment and focus not only on our military clients, but ALL of our clients has come back to us ten fold.

Many long hours, many loyal clients, lots of research, and a little risk seems to have paid off. I must say; however, I give most credit to one simple change.

I was determined to FIND 100 WAYS. Find new ways to do everything from emailing, marketing, holding open houses, speaking with prospects and even dog walking!

Real estate has somehow been lost in time. As many other professions move forward with lightening speed many real estate offices operate as if the Flintstones will be walking in any day now. I am not just refering to the latest gadgets, but attitude toward action. Having the most high tech methods will do you no good if your attitude is stuck in the 80's! Not that there is anything wrong with that, of course.

I just refuse to be a statistic, as long as I can help it. The continual complaining and negativity about the market, the economy, the weather, yada yada... got to be a little much.

In my office we are finding 100 ways to do everything. If it can be done, it can be done better. It is a challenge that gives new energy to an often average routine.

If you are feeling down in the dumps about the market, try finding 100 ways. Find new ways to do everything from Thank You cards to Feedback forms. The energy is contagious! Refuse to do the same thing while wishing for different results!

Fishing For Miracles~~~

If you have read any of my Active Rain posts, you have probably figured out that I enjoy fishing. I love to fish. Some days I down right NEED to fish. There is a fishing analogy for just about every event in life from dating, to real estate, and even dealing with family.

I have found that if you stop for just a second, and apply basic principals of fishing to even the most pickled of situations, there is wisdom to be found.

This weekend is the 2009 FISHING FOR MIRALCES KING MACKEREL tournament in Charleston,SC. Not only does the name inspire but it draws the best anglers, boat enthusiasts, and "the big one" dreamers from all over the east coast.

So....why am I working? As much as I would like to smell the fuel steaming from not one, but TWO 350 horsepower Yamahas, I am happily taking a more supportive role:).

Marine 1 Realty is sponsoring MEAN C II. Reed Weatherford, Clark Truluck, and Field Hucks are three of the best anglers around, if "the big one" is out there, she will be riding home with these fellas.

The Children of MUSC will benefit greatly from the fish tales and follies of this great event. Personally, I can't think of a better reason to support a fishing team.

So Friday and Saturday, I will be anxiously awaiting the news knowing all the while that if you are going to fish.....might as well be for MIRACLES!

Completely Out of My League With Present Company~ Or Not!?

Chance afforded me yet another outstanding opportunity. I had the honor of meeting a gentleman who not only has appeared in FORBES magazine but whose wealth of real estate knowledge is without peer. Over the span of three months we have developed a professional relationship that I am quite certain will change the path of my career tremendously.

As a land speculator, (as he modestly refers to himself) his interest has been directed towards my charming little town. Beaufort is famous mostly for our water aspects; however, our land attracts the attention of the most discerning visionaries. Beaufort is a treasure, and the treasure seekers are quickly learning what we have known all along.

Yesterday was meeting four. Objective: meet with an international (extremely well known) builder to discuss feasibility of a project we have been exploring.

****A little background is in order; I am a former high school teacher, a simple Mississippi girl, a small town real estate broker, a self proclaimed fisherwoman:), and for all intensive purposes completely out of my league with present company!*****

Now, back to my story. The international builder is hoping to partner with my new found mentor in building several new communities in my little town. Sounds promising.

As I sit in complete awe of how on earth I managed to find myself in a meeting with such high dollar players, I realize they may be in trouble.

Yep. Now normally my ability to think before I speak leaves much to be desired; however, I mustered up enough self discipline to consider my words prior to shooting from the hip. A moment I am most proud of if I do say so myself.

What I wanted to say...

" Gentleman, with all do respect, that just isn't going to work. Not here, not now, maybe not for a very long time. Have you ever been to Beaufort???? The proposed product has absolutely no Beaufort charm and looks as though it could be picked up and planted in any town USA. Every aspect from marketing to exterior appearance is a very very bad idea."

What I chose to say...

"It may be advantageous for you to spend a few hours with me in Beaufort (the meeting was not in Beaufort). Let me give you a brief overview of what your target market will be, your current competition, and what this particular buying population expects."

I did good. They were extremely responsive and appreciative of the invitation.

So Monday, I will be driving a group of extremely experienced, extremely influential, extremely wealthy, individuals who will get a much needed crash course in knowing the market..not the numbers, not the corporate buzz words, but the people who will be responsible either for thier success or failure and how they live their lives in beautiful Beaufort by the Sea.

God help me.

And if things go well, as I am hoping they will, we will then join together in a partnership that not only will be profitable but will enhance my fairytale town, not blemish it, insult it, or give it the appearance of just any other town.

Now....if things don't go well... I guess they will just have to find another self proclaimed fisherwoman...

Balancing Can't Just Be An Act

Remember the first time you teetered on the top of an old metal roller coaster? Knowing at any moment you would drop, shake, rattle, and say things your mom would blush over? I do.

I remember the stomach-knotting, the excitement, the fear, and the desire for it all to be over quickly! Sometimes I feel that way in trying to balance a career and what I consider to be a life....

I enjoy my job. Immensely. All too often however, I wake up and realize I may not have much else to discuss. I don't want to be "that girl". Sure, I love to go fishing. I can talk the tail off a cat about my dog, yet...not everyone finds that to be stimulating conversation.

I am pretty much a "big picture kind of girl", and working day in and day out certainly does help reach my goals but goals don't make very good best friends.

The most interesting, successful, well rounded people, to me, DON'T work ALL the time. They take time to build meaningful relationships. To me, that is success.

It isn't quite January yet...but I am thinking a New Year's resolution is acceptable any time during the new year. Right?

I want to continue the success that I have been fortunate to attain in my career; however, I want to be successful in living life as well...

Some days, I am going to turn my phone off, close my computer, ditch the high heels, and do something...anything. Climb a tree, learn a new sport, fish a bit more, laugh a bit more, and try and remember how to have conversations about ANYTHING OTHER than real estate.:)

Think it can be done? I will give it a shot.

A Little Clarification......Southernese Style

It has recently been brought to my attention that my clients don't always know exactly what I am talking about. Apparently I speak "Southernese".

Ya'll, I'm sorry. Or maybe...not. I do live in the South. Beautiful Beaufort South Carolina has many wonderful mysteries, legends, folk tales, and well....it's own way of describing life's little quandaries.

Maybe some clarification is in order.. The following phrases may be heard during your visit to our little pardise:

"Dying Duck Fit"- This is serious business. This will not land you in Beaufort Memorial Hospital although sometimes there may be effects that could possibly lead you right into the office of one of our many gracious physicians. Let me explain.

One may experience a "dying duck fit" in the following local Beaufort situations:

Preparing your pallet for the exquisite Shrimp Burger prepared by Plums Restaurant only to be told they just served the last one.
Going to the local Piggly Wiggly and getting that one buggy that screeches and squeals around each turn.
Waltzing around Dempsey's You Pick farm and attracting the one and only no see um that survived the cold spell.

There is great speculation regarding the cure of this peculiar ailment. I advise a quick trip to Bill's for Sweet Tea Vodka. All in moderation my friend.

"Hill of Beans"- This is an extremely versatile phrase. The following is acceptable/unacceptable uses.

Acceptable

If you are visiting Beautiful Beaufort it is perfectly appropriate to use this phrase while describing your navigational abilities of our challenging waterways. It is quite alright to say "I don't know the tide chart from a Hill Of Beans."

Non Acceptable

While enjoying a Sunday drive through our rural St. Helena Island during the fertile spring/summer seasons please don't be tempted to glance to your right or lolly-gag to your left and say "Is that a hill of beans"?? No my friend. We are the Lowcountry. We don't have hills. We do enjoy our plentiful soil for planting beans, tomatoes, and the like....but remember..we don't really have hills!

No Room TO Swing A Cat- Before PETA fusses..let me clarify. We aren't going to swing a cat..even if we could. Now I can't promise you that we won't try...especially if that feline frolics towards our fresh catch of the day. This phrase is often used to describe tiny or crowded (more than 10 people at a time) places for example:

Now you have spent a glorious day touring the streets of Historic Downtown Beaufort. You develop an unmistakable desire for ice cream. What do you do?? You walk down Bay Street and step in to Sweets Ice Cream Parlor. Maybe you aren't the only one hankering for something sweet...You guessed it...you walk in the door and there is No Room To Swing A Cat

Now another time you may find yourself tempted to borrow this form of Southernese would be the infamous Beaufort Water Festival. You have done everything you can to prepare yourself for one of life's greatest experiences...You got your fried chicken, gased up the boat, filled the cooler, and drenched yourself in sunscreen. You carefully navigate your way to the local sand bar....now my friend...this is a perfect time to say " NO Room TO Swing A Cat".

Last but Certainly Not Least

"Bless Your Heart"- This is a Southern Term of Endearment and can be used with anyone at any time.

Ok..you decided to visit Common Ground our locally owned specialty coffee shop. You are enjoying your issue of the Beaufort Gazette, sitting on the porch that overlooks the intracoastal waterway while sipping a latte. One of our most talkative neighbors decides you need a bit of conversing. After about 45 minutes..you have our permission to gracefully exit this long winded monologue by simply saying....BLESS YOUR HEART.

Another perfectly acceptable time to speak this treasured tradition: You have gone to one of our many festivals. Maybe it was the Shrimp Festival, Night On The Town, or Taste of Beaufort, any are completely appropriate for this little scenario... You have been socializing for hours enjoying some libations and just feeling all the Beaufort Love. As you go to exit this event one of Beaufort's Finest walks up to you and says...."May I call you a cab dear?"...And you simply smile and say..

BLESS YOUR HEART.

Now that you have a cliff note version of Southernese..you have no excuse not to come over, across, up or down to beautiful Beaufort by the Sea. Come visit us or we may just have a dying duck fit!

From The Clouds, Beaufort Shines

I have tippy -toed across the warm sand, sunk sheepishly into the pluff mud, hopped one-legged down the steaming boards of the docks, and flip -flopped shuffled through the tributaries but not until recently have I seen Beaufort from the clouds.

Perspective is everything.

From the bow of a boat I feel powerful and small all at the same time, from the dock I feel content, from the edge of the shore I feel protected, and from underneath the Live Oaks, I feel an overwhelming sense of belonging.

From the clouds looking down, I feel an unmistakable connection to HOME. Having lived all over the world, all over the country, from big cities to one horse towns, it is apparent I am finally home.

Peeking through the clouds, Beaufort shines. The waterways curve and wind through the sea grass with ballerina grace. The waves crash against the beaches as if a reminder that there is a consistency even in the most changing of times.

Our small little waterfront town commands attention even from 6,000ft. It is special, period.

If you haven't seen Beaufort South Carolina, really seen Beaufort, you owe it to yourself, your eyes, and your family to hurry on over, across, down, or up. It is more than a town.
