advice for sellers: The Difference Between Spots on the Windows and Spot On! - 10/13/10 10:49 PM
This is from one of my favorite Realtors in NC. Her post is actually universal when addressing simple things sellers may want to pay close attention to, when putting their best foot forward!!!

Via Leesa L. Finley -Wake Forest NC REALTORĀ® Wake Forest NC & Raleigh NC Real Estate (Circa Properties - Your Wake Forest NC Homes Specialist):
It was BEAUTIFUL in Wake Forest NC today and I was fortunate to be out and about with clients this morning touring some homes for sale.  There were some really gems in the mix and then there were those that didn't quite make … (3 comments)

advice for sellers: There Is Just Not an App For That! - 10/12/10 08:56 AM
More and more I find colleagues struggling to define their worth in a virtual driven market. By the touch of a finger, buyers can get answers to questions instantly. Sellers can spend hours browsing the web for tips, suggestions, and ideas on how to market their very own home. After all, there is an answer and/or an application for every possible situation, scenario, and sale, right?

Find a Realtor. A breathing, speaking, sold-at-least-one-house, full time Realtor.
He or she will help you decipher the truth from the traps. As fabulous as our world of instant info can be, as of … (16 comments)

advice for sellers: Why Sellers Should Have Their Very Own Website~ - 06/11/10 08:14 PM
The days of signs and fliers bringing buyers is one of the past. Great looking signs, wide angle photos, and Shakespearean descriptions are standard not exceptional. The most important job of a listing agent is to sell not necessarily just to list.
By now we can all agree that the Internet is the first impression most prospective buyers have of a property, therefore making maximum Internet exposure crucial. The impressive photos and poetic description are only effective if found.
There is a plethora of avenues for listing agents to maximize exposure. Many are free, some are inexpensive, and others just … (7 comments)

advice for sellers: Improvements? Worth the Cost? - 05/12/09 06:34 AM
Some remodeling projects will add to the value your home, but some won't. For example, on kitchen remodeling projects and bathroom additions you can get back up to 90 percent or more of the cost.
However, finishing a basement usually pays back less than 50 percent of the money you've invested. Home Advisor at MSN.com has a chart of costs and average paybacks for typical home improvement projects. For example, adding a new heating or air conditioning system can cost between $2,000 to $4,500 with an average payback of 100% for heating; 75% for air conditioning.
Whereas building a pool can cost … (15 comments)

advice for sellers: Allowance Versus Doing It Yourself~~ Advice For Sellers - 04/01/09 07:56 AM
It is time to sell your home. You are faced with many decisions, some small some not so small; all have to be answered with careful thought in order to reach your goal.
As a listing agent, NOT AN INVENTORY AGENT, I am quick to tell sellers to push up their sleeves and get ready for a little elbow grease.
In order to showcase the best features of a home, it is imperative that sellers understand that impressions (aka showings) are the first step in obtaining an offer.
One of the most common questions that arise at listing consultations involve the … (13 comments)

advice for sellers: 5 Things To Consider When Choosing A Realtor To Sell Your Home - 02/20/09 08:05 AM
Realtors are professionals. We work extremely hard to remain knowledgeable, updated, and CALM in a market that has more twists and turns than the Stimulus Bill.
Just as in every profession, some work harder, or in a more politically correct world, differently.
If it is necessary for you to sell your home there are some very important points to consider when interviewing a Realtor.
1. How does he/she represent his/herself? If a Realtor comes to an interview (listing appointment) dressed as if they just rolled out of bed, how could they possibly advise you on putting your best foot forward?

advice for sellers: Channel Your Inner Martha Stewart While Singing Along with Gloria Gaynor! Advice For Sellers - 02/19/09 08:29 AM

 Dear Mr. and Mrs. Seller,
I am sorry life has thrown you a curve. It isn't the absolute best time to sell your home. The next few months will likely be extremely stressful for everyone in your family. You will get advice from everyone from your mail person to the dry cleaner.
Watching the evening news will not only make you want to scream, but may cause nightmares. Turn it off. The reporter from Whatever City, Whatever State, isn't likely a local expert.
It is time to channel your inner Martha Stewart. Your home is now a product you MUST … (29 comments)
