beaufort sc real estate: Five Simple Must Haves For Surviving Property Showings~~ - 11/04/08 01:23 AM
All Realtors have a second home, whether it is beach front, ocean view, or a mobile gas guzzler.
I am often amazed that some agents don't have a Showing Property First Aid Kit. It is simple really, but oh so important.
My kit includes the following:
1. Bottled Water- This has become absolutely required. Clients truly appreciate having it on hand. One short trip to an Exxon station during a showing appointment cured me of being without water. Let me explain.

I pulled in to the gas station to grab myself and my clients some much needed H2O.

It just … (9 comments)

beaufort sc real estate: My Clients Have Theme Songs! - 11/01/08 03:41 AM
Recently I wrote a post explaining my IPOD Full of Clients. I am so fortunate to have gained more clients since that post who also have their very own theme songs...
Let me explain.

I am positive all Realtors, as any professional, have days that humor is their saving grace.
I share with my clients my theory on giving them their very own theme song. It is actually one of our brainstorming events while driving to and from homes.
It eases the tension of getting to know each other not to mention gives me a chance to REALLY get … (9 comments)

beaufort sc real estate: Gratitude Moments - 11/01/08 02:49 AM
It is Saturday morning here in Beautiful, Beaufort SC. I finished my morning run, fed my best friend, and now it is time to do one of my favorite tasks.
Time to write my Thank You cards.
I must say, there is something about starting a morning expressing to others how they brightened your day. It is good for the soul..
Here are a few examples of this past weeks "gratitude moments".
*I drop by the Post Office to mail a card to my mom. The stamp machine was broken and the line too long. Mrs. Weatherford was walking in and … (12 comments)

I did the unthinkable; I fell in love with my client. It wasn't planned, no blind date jitters, none of my friends elbowing each other under the table. It just happened.
Let me explain.
Mr. Moran is a charismatic, happy, mannerly, and of course, handsome Drill Instructor for the United States Marines.
I met him after he contacted me through email (found me on, yep you guessed, it Active Rain).
We corresponded while he was checking out of his station post in Okinawa, Japan.
He needed a home, a home very close to Parris Island (Marine Recruit Station).  By time he … (83 comments)

beaufort sc real estate: Should There Be A Localism Jr? - 10/16/08 12:56 AM
Obviously Localism is a outstanding tool for anyone wanting to research an area before relocating, visiting, or just for the curious mind.
In dealing with hundreds of buyers in the past, I have learned that children are usually the biggest concern.
How will they cope? Will they fit in? What is there for them to do? What do the schools look like? Are there sports teams? And the questions go on and on...

Kids today spend more time on the Internet than most adults. Is there a way Localism can have features for kids or possibly a sister site?
As an … (6 comments)

beaufort sc real estate: Today Will be A Great Day - 10/13/08 11:54 PM
It is a great day in beautiful Beaufort.
The sun is already shining through the morning clouds and the egrets are gathering breakfast.
The phones are ringing a bit more as of yesterday, that is a wonderful thing!
Today I will contact all of my listings to discuss their concerns,
I will be supportive, understanding, and encouraging.
I do see the light at the end of this very long tunnel.
I will contact those hesitant buyers and remind them that they will wish they had purchased when prices were this low.
I will check in with my fellow agents who share … (10 comments)

beaufort sc real estate: Beware The Man Of One Book - 10/13/08 01:06 AM

My title is one of my favorite quotes by Thomas Aquinas. Rainy days are best coupled with a good book, or three.
As a former teacher, I truly believe in the value of good books. Matter of fact, a good book can pull ideas as a full moon pulls the tides.
Television has never been my preference but lately I find myself immediately tensing up at the simple thought of the daily news.
The new tells me how to feel, how to think, it chooses what I see, what I don't and it is consistently telling me who is the true … (7 comments)

beaufort sc real estate: The Great Pumpkin, Charlie Buyer - 10/06/08 09:11 AM
As if possible, I went from thirty to three in less than five seconds upon seeing the great possibilities that swirled about while walking through the Pumpkin Patch at one of our local churches.

Do I want a pumpkin family, a mischevious pumpkin gang, playful pumpkins, political pumpkins,
Oh the choices!
Then it occurred to me, I am THAT buyer. The one that gets so excited over the possibilities that knowing exactly what I want is completely impossible.
I needed, well I needed ME. I needed a Pumpkin agent to bring me back to reality.
Someone to educate me on pumpkin … (4 comments)

beaufort sc real estate: Try Feeding Them Breakfast - 09/23/08 07:27 AM
In a slower market it is imperative that we continue to explore options outside of our normal routine that could possibly increase the traffic to our listings.
As a Realtor, my days are filled with meetings, previewing, client calls, conferences, and substantial web time.  I make an honest effort to attend Broker Open Houses which are usually held during 11-1pm. Sometimes my intentions are defeated by the day to day tasks which demand my attention.
Over the past few months I have begun hosting Broker Open Houses during the morning hours, 8-10am. I have breakfast catered, serve coffee and always try … (7 comments)

beaufort sc real estate: Are You Providing Professional Service to Your Listings? - 09/23/08 04:07 AM
There is an abundance of posts about providing excellent service to sellers in a difficult market. Many posts share ideas, marketing strategies, and "tips of the trade" however there seems to be a gap between those willing to provide true professional service.
In today's market it is understandable that operating costs are an issue, nevertheless some corners simply cannot be cut. One service I provide to ALL of my listings is a professional photography session for their property.
Today's buyers are extremely quick in their visual assessments of potential homes. Research shows a browsing buyer to give less than three seconds … (5 comments)

beaufort sc real estate: Dying Duck Fit, Hill of Beans, No Room TO Swing a Cat, and Bless Your Heart - 09/21/08 11:50 PM
It has recently been brought to my attention that my clients don't always know exactly what I am talking about. Apparently I speak "Southernese".
Ya'll, I'm sorry.  Or maybe...not. I do live in the South. Beautiful Beaufort South Carolina has many wonderful mysteries, legends, folk tales, and well....it's own way of describing life's little quandaries.
Maybe some clarification is in order..
Dying Duck Fit- This is serious business. This will not land you in Beaufort Memorial Hospital although sometimes there may be effects that could possibly lead you right into the office of one of our many gracious physicians. Let me explain.

beaufort sc real estate: A Beaufort Perspective - 09/17/08 01:48 PM
Everyday I drive over the same bridge to do all things "normal". I enjoy the view of the gorgeous coastal waters that flow beneath.
I don't mind stopping for heavy traffic (as heavy as it can be in a small town) and hoping to get a glance of the dolphins playing.
My feet like the feel as I run across it each morning.

I enjoy weekend boat rides under the same bridge. I notice the barnacles that escape from the tide. I like the short refruge from the sun that the shadows of this bridge provide.
I like knowing I am almost home … (1 comments)

beaufort sc real estate: Congratulations Beautiful Beaufort By the Sea!! - 09/09/08 03:01 PM
The editors of Money magazine named Beaufort one of its top-6 "terrific towns on the water," for soon-to-be-retired baby boomers.

The article cited easy access to top-notch medical care, area golf courses, the Beaufort River and the area's history as a backdrop for a handful of famous films as the reasons why Beaufort made the list.
I guess the rest of the country will soon find out why those who come to visit....come back to live.
You owe it to yourself to come down, over, across or up to beautiful Beaufort South Carolina.
