Sellers, sometimes even if you didn't cause the problem you may have to remedy it ... especially when it comes to permit issues. There have been several transactions I have worked this year where a home had a finished basement but no permit was obtained.  On one of those occasions, the Seller purchased the home without knowing that the previous owner didn't pull permits.  This unsuspecting Seller didn't catch wind of this until I brought an offer to them.  They agreed in the Contract to get the basement up to code and permitted, but were caught off guard when the fix was around $5,000.  The Seller … (1 comments)

Due to the volume of military clients we work with, I have elected to offer a military appreciation rebate ccompetitive to USAA's programs.  Recently, we are under contract with a dear couple buying a house from us sight unseen ...  The husband has been in Iraq and the wife is in CA .  The Buyer's mother went house-hunting with me, and we found a great place for them ... buyer's are thrilled.

Colorado Springs Sales are UP for September - 10/08/08 04:28 PM
The numbers are in for September and there is a bright spot in our local market.  Sales are acutally up for September 2008 vs. September 2007!  We have had a total of 655 sales for September 2008. 
Out of those sold, 89% of those homes sold under $400,000, 5% sold between $400,000-$500,000, and 5% were $500,000+.  Only 1.2% of the sold market included homes over $800,000.  The list price to sales price for our county was around 96%.  This news came today from a spokesperson for the Pikes Peak Association of Realtors.
