Colorado Springs Realtor - Cherise Selley - Tax Assessor Rates - 06/29/09 01:17 PM
This isn't really enlightening news for those who practice Colorado Springs Real Estate. Commonly, there are significant discrepancies regarding the value of one's residential property as it is based on the market approach to value by the El Paso County Tax Assessor and appraisals performed at the request of mortgage companies, banks and other lending institutions. Typically, the appraisal data used by the El Paso County Assessor includes the consideration of market cost and income to value over an 18-month period of time. And for 2009, this 18-month period ended June 30, 2008, and the assessment rate for residential property was

Colorado Springs Realtor - Cherise Selley - Don't Give Into Panic - 06/27/09 01:02 PM
Listen to the panic around you? While many people are furiously scrambling to figure out how to make ends meet and how to solve very complex problems, sometimes making a home purchase is the very last thing on their minds. Yet, this might be one of the essential factors required to reconstruct their lives, even if everything around them feels out-of-whack. Instead of giving into panic and fear, let me encourage you to take some small, but courageous, steps toward financial/personal recovery. When trying to tackle oversized problems, like home ownership, the challenges aren't necessarily to find the one and only

Colorado Springs Realtor - Cherise Selley - A Great Place To Live - 06/26/09 02:23 PM
As much as I love the coastal areas of the United States, I feel very fortunate to live in Colorado Springs, Colorado. At heart, a growing fascination for the underwater world exists, yet I'm inclined to make my annual visits to warm climates with tropical waters instead of taking up residence in these locations. Have you noticed the dramatic meteorological changes over the past few years around the country? Warmer places have become unbearably hot. Coastal areas are constantly experiencing the unpredictability of hurricanes, earthquakes, fires, high winds and extreme deprivation of rainfall. Vacation time sounds good to me to visit

Colorado Springs Realtor - Cherise Selley - Upslope To Recovery - 06/25/09 02:28 PM
I'm really thankful for Jay Gupta, past chairman of the Board of the Pikes Peak Association of Realtors®. Not only does he provide valuable insight into the statistical data compiled on housing stats, but he demonstrates integrity and professionalism for all who are a part of the Colorado Springs Real Estate industry. On the few occasions that I have conversed with Mr. Gupta, I've always taken away something inspirational from our meetings. Regarding some of the housing statistics he compiled from the PPAR for May 2009, I again take away some insightful findings. For this blog and of particular interest for

Colorado Springs Realtor - Cherise Selley - Making Comparisons - 06/24/09 11:11 AM
The National Pundits have speculated that recent home sales have risen due to the $8,000 tax credit for first-time home buyers who are purchasing in the lower-priced housing sectors of the United States. Of course, these real estate opinions cover the national perspective only. And from experience, Colorado Springs Realtors also have their insightful views about the local market as well. It is important to understand speculations regarding the local versus the national real estate market. While similar trends might exist between both markets, this certainly does not mean that similarities exactly mirror each other. For instance, when computing the number

Colorado Springs Realtor - Cherise Selley - FHA - 06/23/09 02:45 PM
I'm glad that I am a Colorado Springs Realtor®, even though financing options appear to have stiffer regulations during these changing times in the real estate market. So it's beneficial to keep abreast of what's also happening in the lending industry. According to the National Association of Realtors®, FHA's total endorsements have increased 70% regarding home sales and refinances. Although FHA financing is easier now than say a few decades ago, road blocks along the way can also be expected. I believe it is imperative to find the right lender for your buyer - someone who has a relative sense of

Colorado Springs Realtor - Cherise Selley - Generation Y - 06/18/09 12:05 PM
I just read an interesting article regarding the convergence of Generation Y (born 1979-1998) on the workplace by 2012. It is estimated that nearly 95 million will be entering the workplace over the next few years, and many will pursue their first home purchase during this span of time. In order to cater to their real estate needs, it's critical to understand who these individuals are and how they plan to earn income in the future. One good word to describe Generation Y is transformation. This particular group does not accept traditional norms so easily and moderates many of their behaviors

Colorado Springs Realtor - Cherise Selley - We Must Persevere - 06/17/09 12:09 PM
As I referenced in my last blog about appraisal subjectivity, appraisers who assign what appears as an arbitrary number to home values are just one complicating factor within the current situation of the Colorado Springs Real Estate market. The credit markets have obviously made it more difficult for well-qualified buyers to actually purchase a home, and likewise, have caused tremendous challenges for the seller who finds him or herself within the possible vortex of the short-sale then foreclosure system. While we, as Colorado Springs Realtors, do work with larger finance companies, we also work with other lending institutions that appear very

Colorado Springs Realtor - Cherise Selley - Appraiser Subjectivity - 06/12/09 02:29 PM
Relative to my core beliefs, I maintain that it is imperative that we must include every profession related to what we do as Realtors as being part of our team, even if it means that lenders and appraisers sometimes make it difficult to fully execute a reasonable and fair real estate contract. Lately, I've noticed some rumbling among some Realtor colleagues regarding the discrepancies seen about declining home values as reported by appraisers and how this directly relates to buyer lending practices. For instance, the latest PPAR MLS statistics show that the median home sales price for Briargate in May 2009

Colorado Springs Realtor - Cherise Selley - Overcoming Some Adversity - 06/10/09 04:00 PM
Relative to the Colorado Springs Real Estate market today, Colorado Springs Realtors must keep up with the trends in the various sectors of Colorado Springs, as well as incorporate appropriate marketing strategies to capture the interests of buyers, sellers and/or investors. Empirically speaking, although this remains a buyer's market, the seller must understand this point when selling his or her home. Because when it feels as if the seller takes a loss on the sale of his or her home, it opens the door of opportunity as this relates to the buying side of a Colorado Springs Real Estate transaction for
