Colorado Springs Realtor - Cherise Selley - Black Friday - 11/27/09 07:07 AM
Colorado Springs Realtors – Selley Group – Black Friday

Today, I certainly hope for high-volume, consumer turnout at the shopping malls so our economy can experience some sort of boost during these holidays.

With the likelihood of the health insurance bill to pass sometime soon, Black Friday takes on a whole new meaning for me.  Instead of expecting to see positive numbers from retail profits, I tend to think it might mean something about depressive responses as this relates to the extra burden that will probably be placed on the small businesses of America.

Colorado Springs Realtor - Cherise Selley - Happy Thanksgiving - 11/26/09 08:30 AM
Even if you’re experiencing tremendous bouts of pain during this holiday season, I’d like to say I share in your sufferings because Christ has shared generously with adversity in my own life, specifically with the ill-health of some very important family members during this celebrated season.

It seems like the world is crashing in and around so many people today. Grief is thick among many communities.  And I’m not narrowing my opinions solely about the business world of Colorado Springs Real Estate or the condition of the economy.  On the contrary, this Thanksgiving blog is much more than that.

Colorado Springs Realtor - Cherise Selley - Foreclosure Filings - 11/24/09 12:03 PM
In the state of Colorado, new foreclosure filings for the third quarter reached 12,468, adding to the list that comprises 35,112 for the total this year.

These numbers are simply an indication of the need to incorporate the short sales process within the scope of the Colorado Springs Realtor business prospectus.

Of the Colorado Springs Realtors I work with, the consensus about the difficulty of doing short sales transactions prevails.  The idea is this.  The short sales process is not leaving the Colorado Springs Real Estate market or any other markets in the United States for the next few … (0 comments)

Colorado Springs Realtor - Cherise Selley - Intel Building - 11/23/09 11:58 AM
Within my particular Colorado Springs Real Estate neighborhood, we’ve received some good news about the recent sales of the 1.2 million-square-foot Intel building to the Industrial Realty Group of Los Angeles.

When Intel first arrived in Colorado Springs, it was certainly a homerun for the economy, especially as many were employed by the IT giant.  But when the .com industry slumped, this also contributed to the waywardness of business progress within the local market.

According to Intel spokesman Bill MacKenzie, “The sale is bittersweet…because while it is good that we found a new owner for the site, the sale … (3 comments)

Colorado Springs Realtor - Cherise Selley - Your Belief System - 11/19/09 03:51 PM
If you’re part of the real estate community, then what are you doing to enhance your business during this winter season?

The answer might require complex strategies as this relates to improving your business acumen.  On the other hand, your response may very well be as simple as trusting in your belief system.

For if you place your entire beliefs within your business model, most likely, you can probably look forward to higher peaks of expectation followed by lower valleys of disappointment, especially when the markets are severely challenged by geo-political and economic trials.

As for myself, as … (2 comments)

Colorado Springs Realtor - Cherise Selley - Mortgage Fraud - 11/18/09 04:23 PM
Creative financing is a thing of the past.  Here’s how the FBI defines mortgage fraud, “any material misstatement, misrepresentation or omission relied upon by an underwriter or lender to fund, purchase or insure a loan.”

Our company of Colorado Springs Realtors encourages their clients to avoid any white lie, hedging, puffing, or anything else that might breach honesty when filling out a Colorado Springs Real Estate loan application.  Some of the common examples of mortgage fraud include undisclosed kickbacks, silent second mortgage, falsifying employment income, non-owner occupant claiming occupancy, down payment gifts you will repay, inflated purchase price and falsifying … (5 comments)

Colorado Springs Realtor - Cherise Selley - 2010 NAR Predictions - 11/17/09 10:12 AM
During the recent NAR Convention, Chief Economist Lawrence Yun made some bold predictions regarding home sales and Realtor® income for the upcoming 2010 year.

Yun predicts that home sales will rise about 15% and Realtor® income will increase to around 20%.  His optimistic forecast is predicated upon the continuation of the extended federal tax credit, which in turn continues to reduce inventory in the lower price ranges of actual home values, and thus allows the principles of “supply and demand” to impact the higher price ranges in the national real estate markets.

Colorado Springs Realtors have seen this trend … (4 comments)

Colorado Springs Realtor - Cherise Selley - No Dabbling - 11/13/09 11:06 AM
Yesterday I was conversing with one of our Colorado Springs Realtors about some of the trends that he has noticed recently regarding the activity in the Colorado Springs Real Estate market.

The consensus among Colorado Springs Realtors is that the worst of the downturn has already hit rock-bottom.  But I hesitate to jump on the band wagon of believing that all the pain of the Colorado Springs Real Estate market, as well as other financial markets, has been totally alleviated by the Obama stimulus, the federal tax credit and other debt-producing programs.

From previous blogs I’ve continued to keep … (3 comments)

Colorado Springs Realtor - Cherise Selley - Nancy Wile Interview - 11/10/09 09:53 AM
As a Colorado Springs Realtor, I try to craft these blogs with objectivity mixed with some optimism.  Because the reality is this: Perception turns in to reality.  And having the right attitudes without embellished positivity, even with the Colorado Springs Real Estate market, makes the biggest difference with how the consumer chooses to purchase his or her next home and/or investment property.

Amidst some of the doldrums of today’s news, there is a bit of optimism to be noted regarding the number of El Paso County single-family home building permits.  For October 2009, the home building permits totaled 105, which … (0 comments)

Colorado Springs Realtor - Cherise Selley - Some Economics To Consider - 11/09/09 12:20 PM
If you happen to live outside of the state of Colorado and are seriously looking to reconstruct your life, making the move to purchase some Colorado Springs Real Estate might be a viable option for you.

Besides being a great place to live and to raise a family, Colorado Springs continues to have the spotlight shone upon its city as it squirms its way out of this national downturn.  In an article authored by Rebecca Tonn, Business Week ranked 100 of the largest metropolitan areas by four indicators to measure the strongest economies throughout the United States.  These indicators are … (2 comments)

Colorado Springs Realtor - Cherise Selley - Homebuyer Tax Credit Bill - 11/05/09 05:40 PM
Colorado Springs Realtors as well as other real estate agents across the country have waited anxiously about whether the first-time homebuyer tax credit would be extended from November 30th until sometime next year.

Well…it looks like the extended homebuyer tax credit bill has passed both chambers of Congress and is expected to be signed into law on November 6, 2009.

Some details of the new bill includes the fact that the tax credit for first-time home buyers ($8,000 for married couples and $4,000 for those filing separately) would extend to contracts entered into by April 30, and thus … (0 comments)

Colorado Springs Realtor - Cherise Selley - Measure 2C - 11/04/09 03:26 PM
From this past election of November 3rd, the El Paso County voters made a definite statement by saying “NO” against raising property taxes.

Measure 2C would have increased property taxes to counterbalance budget shortages of nearly $30 million dollars for 2010.

While I’m a proponent of investing into parks and recreation, transit, as well as other city programs, from the perspective of a Colorado Springs Realtor, I do not believe it is reasonable to raise Colorado Springs Real Estate taxes on both residential and commercial properties to make these programs operate because of a budget deficit.  And apparently, many … (0 comments)

Colorado Springs Realtor - Cherise Selley - EPA & Lead-Safe Renovations - 11/03/09 10:37 AM
It’s well documented that lead poisoning might cause several health illnesses, such as brain and nervous system disorders, as well as other circulatory irregularities like hypertension, especially for children six years old and under.

Colorado Springs Realtors are well-informed about these health risks, both educationally and empirically, as observed within the language of Colorado Springs Real Estate contracts.

Yet again, we’re witnessing front row seats to what appears as nationalization of all of our free enterprise markets in the United States, including the real estate industry.

Consumers and Colorado Springs Realtors already know that the federal government banned … (8 comments)

Colorado Springs Realtor - Cherise Selley - Great News for Downtown CS - 11/02/09 11:56 AM
Although Colorado Springs populates around 600,000, including the outer ridges of El Paso County, this city truly has the “small town feeling” happening.  And downtown Colorado Springs aptly fits this ambience perfectly.  It seems like you’ll defy the realities of “six” here.  Instead of being connected with someone anonymously through six different layers of networks, it seems like the number is far less for those who reside in Colorado Springs.  Before long, you’ll run into someone who inadvertently knows someone else who just happens to know who you are.

This sense of “knowing” each other is typified in the downtown … (2 comments)
