What it means to be a Christian Realtor – The Real Deal - 11/29/10 05:20 PM
As we enter into the Christmas season, it’s ironic that I’ve been asked what it means to be a Christian Realtor and secondarily, what makes a marketplace ministry? Within the Colorado Springs Real Estate business culture, it seems like everyone is looking, observing, and evaluating the competitive marketplace. From this reference point, first impressions eventually form images, which then become fixed ideas or truths about who you are and how you manage your operations – especially for those who cast out the branding of being a Christian business. Regardless of your professional brand, mixing business and Christianity often produces murky results. … (15 comments)

Colorado Springs Defense Contractors are Very Busy with Work - 11/27/10 06:03 PM
After posting a few personal blogs for the past few days, it’s back to business! It seems like the trends in Colorado Springs, or for that matter, including the state of Colorado, are somewhat different than our national tendencies. Here’s my case in point. In an article entitled, “Springs defense contractors hiring by the hundreds,” written by Amy Gillentine of The Colorado Springs Business Journal, she writes, “While defense contractors throughout the nation are bracing for spending cuts in Washington, the outlook for hiring in Colorado Springs appears largely positive.” Furthermore, Gillentine reports that the Missile Defense Agency at Schriever Air … (5 comments)

SHHHH!!!! Don't give this secret away - 11/26/10 01:23 PM
SHHHH!!!! Don’t give this secret away. Cherise is located at her dad’s 2000 acre ranch in Texas and is literally buffered from internet access and is extremely limited regarding cell phone coverage. So…I thought I would include you on my secret plans for her. For several years, I’ve been very limited about my physical activities due to chronic pain. And even today, I’m still throttled with bouts of achy throbs and burning sensations, followed by intermittent episodes of recurrent debilitating pain. Nevertheless, I’ve chosen to live instead of living to exist. And I know this power behind living that has been … (20 comments)

Personal Thoughts about This Thanksgiving - 11/25/10 10:38 PM
Talk about a different Thanksgiving than of recent memory…Well, this Thanksgiving was certainly unusual. First of all, Cherise and I hate being apart for any length of time. Nonetheless, Cherise decided to visit her father (ill health and missed affections) and his side of the family in Texas, and I remained behind for the holiday. Kristofer (19) and Jake (22) could not make the trip to Texas as their schedules were filled with work, snowboarding, and the need to get back to school. And due to Jake graduating from CSU in December, and then is headed to New Zealand and Australia … (19 comments)

The i-pad… Talk about feeling organized and armed for business! - 11/23/10 04:58 PM
I can’t tell you how much I love to have Kristofer home during his Thanksgiving break from college. Besides the fact that I absolutely adore him, Kristofer has been an invaluable asset as it relates to my technology in this business. Technology has always been an instrument about our methods of doing Colorado Springs Real Estate from day one. Updating, changing, collaborating, planning, branding, spending and learning are integral to the ongoing journey of merging technology and full-service real estate. Personally, I really do not see any other way for me to offer better service to my consumer base, separate from … (32 comments)

I thought I’d share a few photos of my place with you - 11/23/10 04:55 PM
As this Christmas season quickly rolls in, I decided to put up my own version of a Christmas tree in my office. No presents as of yet. However, I do have an open door policy, in which anyone can enter at his or her own risk of being listened to intently, helped with decision-making and problem-solving and then encouraged with optimism and love. Perhaps I’ll accept a few gifts for under the tree? I thought I’d share a few photos of my place in our offices with you. It’s where I study and think and pray and create and share. It’s … (19 comments)

Increased buying power fans the flame about home affordability - 11/22/10 08:22 PM
When comparing the Colorado Springs Real Estate market between 2009 and 2010, the potential homebuyer has about 34% more buying power – given low interest mortgage rates and affordable housing prices alone. Even though some of the numbers are somewhat flat about the functionality of home prices, as a Colorado Springs Realtor, I think we’ve entered an era of what might be considered home price stabilization. Several buyers are waiting to see whether the bottom has actually come. The consumers want to buy at the lowest point, and then watch their investment move upwards, regardless of its pace. But waiting for … (6 comments)

Colorado Springs Garden of the Gods - 11/19/10 06:49 PM
One of the most exquisite attractions about Colorado Springs is Garden of the Gods. To get to this spectacular place, just take exit (146) west from I-25 South to 30th Street, then take a left and travel no more than 2 miles before you get there. There is no way you can miss the magnificence of enormous vertical rocks as you embark on the wonderment about Garden of the Gods. Not to mention the scenic possibilities are endless as Cheyenne Mountain and Pikes Peak can be seen from practically every view from this breathtaking place. John Fielder, photographer and author of … (21 comments)

Colorado Springs Premier Medispa – A place people dream about! - 11/19/10 02:14 PM
Colorado Springs actually has that place where people dream about, in terms of being pampered. Premier Medispa is a day spa and a medical spa. The beneficial and soothing services range from massage to medical rejuvenation to botox to DYSPORT botox to microdermabrasion, just to mention a few. My personal favorite is the use of the hair salon at Premier Medispa. The atmosphere is very avant-garde, creative and personal all wrapped up together. The Premier Medispa is located on the second floor so the views from this location capture parts of Colorado Springs. Basically, you feel like you’re on top of … (6 comments)

Customer Satisfaction still looms large among Homeowners - 11/19/10 02:01 PM
Under the Quick Takes section of The Residential Specialist magazine, according to Bankrate, “Even amid falling home prices and a struggling economy, 90 percent of homeowners say they do not regret purchasing their current home.” As a Colorado Springs Realtor, I have noticed this same customer satisfaction trend for the past 14 years relative to those who purchase real estate market in Colorado Springs. As an unspoken rule, whenever you enter the real estate market, no matter its condition, then it’s usually the best time for you to make that very important home purchase. You can’t entirely gauge your success or … (1 comments)

Colorado Springs Low Apartment Vacancies - 11/18/10 01:56 PM
Finding from The Landlord Times – Colorado… It has been reported that the city of Colorado Springs continues to grow – in terms of jobs and population -despite the other numbers reported about the national economy. Over the past 5 years, Colorado Springs has added nearly 11,000 private-sector jobs, which has contributed to lower apartment vacancy rates. In fact, Colorado Springs apartment vacancy rates are at 5.9%, which is the lowest since 2001. Take what you want from these apartment statistics. But I see two positive trends. First, private-sector jobs show spurts of growth in Colorado Springs, which helps to nourish … (8 comments)

In Real Estate, the only Good Publicity is Good Publicity! - 11/17/10 01:35 PM
Once upon a time…there was no question what would happen to someone if they had received bad publicity. Yet today, things are very different for several who have leap-frogged from their transgressions to advance their careers.
Take Eliot Spitzer for example. He served as Governor of New York until he was forced to resign his post in the spring of 2008 due to his direct involvement in a high-priced prostitution ring. Instead of being banned from further public exposure and rewarded financially afterwards, he is now part of the Parker Spitzer show on CNN.
We know of many other stories with … (66 comments)

Quizno’s Pro Challenge Cycling Race Coming to Colorado Springs in August 2011 - 11/17/10 11:59 AM
Mark your calendar for a fantastic summer event occurring between August 22 and 28, 2011 in Colorado Springs. It’s the Quizno’s Pro Challenge cycling race! According to Rebecca Tonn of The Colorado Springs Real Estate Journal who interviewed Chris Carmichael (Lance Armstrong’s cycling coach and owner of Carmichael Training Solutions) about his role in bringing this stage of the race to Colorado Springs; reports, “this race will generate millions of dollars in economic impact to the city (paraphrased).” According to Carmichael, “the athletes competing in the QPC are some of the biggest names in the sport of cycling…Colorado Springs is also … (2 comments)

Bulldoze right through the hard parts of your business - 11/16/10 07:09 PM
For this particular blog, I am not going to white wash my thoughts about being a Realtor® during the 4th quarter of 2010. In four words, Real Estate is hard! That’s right. Even though we remain top 1% of total sales, real estate is hard. It’s harder than flint. For that matter, what profession isn’t hard these days? None that I can think of… Here’s the good news to consider for your business planning next year. Instead of avoiding the hard parts about this business, consider plowing right through them. That’s right. Bulldoze right through the hard parts of your business. … (20 comments)

Sellers, Don’t Beat Yourselves Up About Dipping Home Values - 11/15/10 05:42 PM
As a Colorado Springs CO Realtor, I get an awful lot of questions from curious Sellers about the Colorado Springs Real Estate market. Actually, many Sellers have eclipsed the boundaries of curiosity and are now concerned about the subject of property values. In general, it seems like Sellers are somewhat embarrassed about how much their home has dipped in value since the time of their purchase. And for those who purchased during the height of the growing market, questions are raised as they think they paid too much for their home. As a result, they’re beating themselves up over this. But … (18 comments)

Being a Diagnostician can help to find Fair Market Value - 11/15/10 04:50 PM
To be a cutting edge Colorado Springs Realtor, the importance of having a diagnostic ability about our local market cannot be overemphasized. Oftentimes these days home values vary widely. And part of the complications in establishing fair market values deals with differential appraisals, strict underwriting protocols, jumbo loans, hyper-localism of differing neighborhoods, gigantic changes in comparable statistical metrics, short sales and foreclosures, to give you a short list of wild possibilities to consider. That’s why it is very important to interview a few Colorado Springs Realtors before choosing your preferred Colorado Springs Realtor for which you choose to establish an agency … (8 comments)

Is the Banking System Robbing Our Futures? - 11/13/10 03:15 PM
This question certainly makes you scratch your head, doesn’t it? Recently, we’ve heard that the Federal Reserve has incorporated QE2 (Quantitative Easing) to help stabilize the US financial markets and to fend off any further signs of deflation. In other words, the Federal Reserve is printing an additional $600 billion dollars for the next seven months to buy short-term and long-term securities. Because the central bank can’t cut short-term interest rates any lower than they already are; then this measure, in theory, seems nutritious for our economy, right? Well, in theory, perhaps. But the reality is this. According to Dr. David … (15 comments)

Don’t be held hostage because of your foreclosure - 11/12/10 07:52 PM

Without appearing insensitive or diminishing the financial and emotional toll incurred by those who have foreclosed on their homes, I just want you to know that our Realtors in Colorado Springs are here for you – in terms of helping you to deal with this type of adversity.
It’s too easy to dwell on the negative ramifications from short sales and foreclosures. But the truth is, as pointed out by Kouzes and Posner in their bestseller book entitled, The Leadership Challenge, “Success does not breed success. It breeds failure. It is failure which breeds success.”
And from our worst mistakes, … (12 comments)

There has been a metamorphosis occurring in the real estate industry! - 11/10/10 08:28 PM
In our discussions with our Colorado Springs CO Realtors during an in-house office meeting today, we briefly touched on defining our Real Estate Group (Tribal), as well as our Vision for 2011. We had flavorful conversations about the progression from the “old school” real estate business models to the “slimmed down” brokerage we operate in Colorado Springs. Each Colorado Springs Realtor contributed valuably to the group. The consensus is that there has been a metamorphosis occurring in the real estate industry from “Broker-Centric” operations to “Agent-Centric” thinking, and now what seems to becoming clearer about this linear transformation, is that the … (14 comments)

What do you do to deal with a wandering ear? - 11/10/10 01:02 PM
The importance of communication cannot be understated. Besides being able to deliver your message in a way that others can easily understand, you also must have those active listening skills to fully connect with your audience. As COO of Selley Group Real Estate, LLC, admittedly, I recognize that I must continually develop the artful skill of active listening. Typically, the brain can listen and process verbal communication much faster than we can speak. As a result, I am totally guilty of falling into the “listening gap,” where my mind wanders as if it has a mind of its own. Whenever entrenched … (8 comments)

Colorado Springs Real Estate Statistics October 2010 - 11/08/10 12:57 PM
Straightforwardly stated, one particular positive I note about the October Statistics for the Colorado Springs Real Estate market of Single Family/Patio Homes is that the total active listing inventory continues to decrease from month-to-month. Comparing September of this year to October, the total active listings have decreased 7.8% from 5,556 to 5,124. In all likelihood, Realtors in Colorado Springs can expect a continual drop in the active listing inventory throughout the rest of the 4th quarter this year. In consideration of the cumulative YTD (Jan-October 2009 v. Jan-October 2010) summary, here are a few positive trends: Total sales for single family/patio … (6 comments)

This blog might seem irrelevant to most who are trying to glean the analytically-sophisticated parts of Colorado Springs Real Estate from me. Typically, I try to offer well-balanced blogs, dealing with economic and market variables that impact not only those who are affiliated in this industry, but for those who are looking to buy, invest or list Colorado Springs Real Estate properties. Yet sometimes, I also reveal my vulnerable side – my personal life – so my returning audience, whether past or potential new clients can connect with who I am. Part of my branding is based on faith and family. … (16 comments)

People Buy with their Hearts first, then with their Heads! - 11/03/10 12:16 PM
Last week I added more letters of the alphabet to my credentials as a Colorado Springs CO Realtor after attending a course taught by Oliver E. Frascona, Esq. Essentially, I became a Certified Negotiation Expert. I figured it was an opportunity to dust off some of my older negotiating routines (though these have been effective) and to brush up on my listening and negotiation skills. One particular point tickled my ears during the symposium, which I have always ascribed to in my Colorado Springs Real Estate practice. Oliver Frascona basically said (paraphrased), “People buy with their hearts first then they process … (17 comments)

Take a New Step in the Right Direction on November 3rd! - 11/02/10 05:58 PM
So what are you going to do after all the votes are counted? Do you think immediate changes regarding our economic and governmental policies will occur? Probably not right away. In a nutshell, we still have to deal with a plethora of seemingly unsolvable problems facing our country. As for you and me, well…we can choose to take a new step in the right direction on November 3rd. First, we can willingly submit ourselves to the elected leadership and majority-voted referendums for our particular geographical areas. This is a sure-fire way to experience freedom though we might not agree with every … (8 comments)

KYK Generation II Water Filtration Systems - 11/01/10 12:59 PM
Approved by the Korea Food & Drug Administration, the KYK Generation II is the latest and greatest when it comes to water filtration systems. Not only does this product purify water, but it also adjusts the PH levels depending upon what your needs are. Poor Gordon! He has some real needs regarding his kidneys. As a result, I have put him through the ringer when it comes to the extremes of vegan diets, including his intake of alkaline (PH 8.5) water. The KYK does a fabulous job making these adjustments with one touch of the button, followed by a female-activated voice … (6 comments)
