Colorado Springs Real Estate Spring Season is Here - 02/25/11 01:43 PM

Today is February 25th, and I’m telling you the Spring season is already here, not concerning baseball, but in terms of the flurry about Colorado Springs Real Estate.
Sellers and buyers are getting off the fence and are now confidently getting back into real estate, whether that relates to our local market or from another region of the United States as relocation inquiries continue to gain momentum.
Empirically speaking, our phones are ringing off the hook and our internet leads have doubled since last month.
Lawrence Yun, chief economist of the National Association of Realtors, believes that the rental advantage … (18 comments)

The Home Ownership Matters Bus is coming to Denver - 02/24/11 11:07 AM

From March 17th through March 20th, the Home Ownership Matters Bus, sponsored by The National Association of Realtors®, will be in Denver, Colorado to respond to a Town Hall format about the mortgage interest deduction, the secondary mortgage market, and the importance of home ownership in the United States.  I assume other questions will be addressed as well.

Bottom line – Skype is Great! - 02/23/11 01:23 PM

I already presume to know your reaction when I discuss the use of Skype in your business construct.  Perhaps Skype is an old topic.  Or perhaps it’s already a given in your tool bag, as is having your own interactive website.  Or perhaps it’s something you already have integrated in your technology, including your iphone applications.
Regardless, I’ve found Skype as an effective means to connect with people, who would otherwise primarily communicate through a plethora of e-mail correspondence.
For instance, as of last night, instead of having to craft several pages of email communications for someone who works in … (8 comments)

Can You See beyond the Wall of National Debt? - 02/22/11 02:01 PM

I retrieved this article, Federal, State and Local Debt hits Post-WWII Levels, when glancing at some posts on my facebook, particularly the link associated to the article written by Steven Mufson, a staff writer for the Washington Post, from Randall Niles.
http://www.washingtonpost.com/wp-dyn/content/article/2011/02/20/AR2011022003201.html
As you can imagine the article is quite sobering, yet what I think you can glean from it has to do with your own style of planning about living, as well as how you conduct your business strategies.
In a nutshell, your success is not dependent on the state of the economy or what the real estate market … (6 comments)

Luxury tastes are making a comeback in the United States - 02/21/11 04:18 PM

Ever watch that reality television show on the Bravo station, “Million Dollar Listing”?  Personally, Cherise and I do not embrace the program’s Realtor® personalities nor do we operate our real estate practice similarly as these gentlemen.  But one thing we have in common deals with the nature of our markets.
According to Madison Hildebrand (USA Today), one of the Realtors® who specializes in luxury homes in Malibu, “We’re starting to see movement…People are more confident (about the high-end market).”
Likewise in Colorado Springs, we’re also dealing with higher-end clients regarding Colorado Springs Real Estate.  This really isn’t a surprise given … (6 comments)

Preview of President’s Day Report of Colorado Springs Real Estate - 02/18/11 09:38 AM
I’m proud to be the Vice President of Peak Producers, a non-profit organization of the top-producing (10%) Colorado Springs Realtors, which was founded by Bill McAfee, President of Empire Title of Colorado Springs. I just want to say thank you Bill for composing a VERY humorous, yet educational, look at the Colorado Springs Real Estate market. When I watched this, I actually burst out laughing. You know the kind of laughter that makes it hard to breathe. Anyway, this is a very important video, but it’s practical and it’s accurate, for Buyers and Sellers who are keeping track of our local … (6 comments)

Inviting One, or possibly Two, Colorado Springs Realtors to Selley Group Real Estate, LLC - 02/18/11 09:34 AM

This is a recruiting blog for one, or possibly two Colorado Springs Realtors, whose instincts are screaming that they need to make a change in the way they do the Colorado Springs Real Estate business. It’s easy to hold on to the “wait and see” approach when your real estate sales are unproductive. Only if the market improves, I’ll be okay. Or if a few more plans are made, maybe these will pan out down the road and then I can survive another year. Or, if my sellers start lowering their listing prices even more competitively, this will surely attract … (6 comments)

Poignant thoughts about Running the Race of Business - 02/17/11 02:17 PM

It's common nowadays to feel the ugliness of pain everywhere, especially as this relates to the workplace.  When you're feeling beat up after a hard day's work, I encourage you to avoid the idea of soaking in your bodily, mental and/or emotional pain.  This only leads to self-pity. Instead, an effective remedy for daily rejuvenation is to remain thankful, and to glean your nourishment from a regenerate Spirit.
Too often, we allow the unhappiness of this world to come into our hearts and to overtake our sense of who we are and the purpose for which we've been called.  Practically … (12 comments)

The End of Fannie Mae – The Wall Street Journal - 02/15/11 01:45 PM

Talk about trying to maintain field position in the economic game of real estate.  Punting on 4th down with 8 yards to go seems to be the position with which the Obama Administration is left to deal with the magnitude of problems facing them.

All in all, good article regarding content, but one is left scratching his or her head about what this really means, in terms of concrete resolution.

Some frozen aspects about Buyer fears are melting away - 02/15/11 01:09 PM

After having a conversation with one of our Colorado Springs Realtors, in particular Benjamin Day, he pulled up some relevant information that peeked our curiosity about the Colorado Springs Real Estate market.
For a period of four days, from Friday of last week through Monday of Valentine’s Day, 108 new listings came on the market, and as well, 105 listings are now pending and under contract, in the same period of time.
It is too premature to draw long-lasting conclusions from this data.  But this information is at least interesting about the movement of our local market.  It appears as … (13 comments)

Love is something we try to give away! - 02/14/11 07:07 PM

Happy Valentine’s Day to everyone!  While love is supposed to be synonymous with the nature of God, sometimes it’s hard to see this when looking through the imperfections of different religious point of views.
As Christians (our beliefs in Christ), what is just one aspect from several regarding how Cherise and I view the subject of “love?” First of all, it’s what makes us. It’s neither our intellectual acceptance of certain ideas nor is it our conformity to certain religious rules, but rather, it’s about our possession of a certain Spirit and our participation in a certain life.
Love is … (14 comments)

Linchpin, by Seth Godin, is a must Read! - 02/11/11 10:44 AM

Rarely do I recommend books to others to read.  Reading is very personal to me.  If I’m searching for entertainment, then I’ll choose something much more stimulating than reading.  But as far as reading is concerned, I regularly read the Bible, as well as thought-provoking books by authors, such as Bonhoeffer, Nouwen, Merton, Tozer, Murray, Willard, and many others.
Reading helps me to renew my mind about different perspectives.  So when I asked our other Colorado Springs Realtors about their recommended reading selections, both Benjamin Day and Hannah Parsons chimed in, “Linchpin, by Seth Godin is a must read!”

Banks can help to spur housing recovery - 02/10/11 11:46 AM

Relative to the Colorado Springs Real Estate market, I’ve already thrown my hat into the ring when assessing the numbers for January this year. Actually, the market is already generating healthy indications of activity, as we’ve seen no more than 1% performance differences between January 2010 and January 2011. And this is without any federal stimulus or tax credit incentives.
In an article written by Lawrence Yun, who is the chief economist for the National Association of Realtors, he comments about market efficacy, “…the most effective solution for promoting growth and getting the housing market (nationally) moving may rest with … (6 comments)

Pikes Peak Urban Living – Colorado Springs Listed #8 for Best Recovery Markets - 02/09/11 04:07 PM

Two of our Colorado Springs CO Realtors affiliated with Selley Group Real Estate, LLC are Hannah Parsons and Benjamin Day.  Needless to say, both of these individuals are highly gifted and have innovatively combined their business efforts in several ways, one of which involves social entrepreneurship via Pikes Peak Urban Living.
Through one of their social media sources, facebook, they posted an uplifting article about Colorado Springs ranking #8 as being on the list for best bets for appreciation in 2012, with the expectations of flat value in 2011.
According to money.cnn.com, this information was based on a median home … (6 comments)

Colorado Springs Apartment Market for 2011 - 02/09/11 03:27 PM

According to Jonathan Easley of The Colorado Springs Business Journal, “It’s been a renter’s market in Colorado Springs for most of the decade, but that’s about to change.”
Due to homeowner property shifting (foreclosures) and lack of construction regarding new apartment complexes (stingy and stiffer loan availability), vacancy rates fell to 7.2 percent in the fourth quarter of 2010.
In the article, DU Professor Gordon Von Stroh said, “the ideal vacancy rate for both tenants and landlords is 5 percent, the level at which supply and demand are in equilibrium.”
Which means this to you who are deciding whether or … (2 comments)

Our Real Estate Why? - 02/08/11 10:34 AM

Loreena Yeo wrote a blog, entitled, “What’s Your Real Estate Why?” which basically inquires as to what keeps your real estate heart beating. Cherise and I have been asked to elaborate about our story as this relates to our “Real Estate Why?”
At this juncture in the practice of real estate, “Why” is a very good question, given the fact that being a Colorado Springs Realtor seems to come with more challenges nowadays than what Cherise encountered nearly 14 years ago, as commissions were smaller then and interest rates were much higher and she was just getting her feet … (12 comments)

Getting the Deal done even while being robbed - 02/07/11 11:13 AM

Before the clock had struck midnight on Friday evening, I was still putting a deal together with a 12:00 noon deadline on Saturday.  Because I had two other clients to attend to (a buyer and a new listing) throughout the next day, it was imperative for me to properly get this deal contracted before the start of my weekend workday.
Nevertheless, doing business as a Colorado Springs Realtor these days takes quite a bit of moxie and extra hard work to really get the job done. And sometimes, we’re faced with some highly unusual circumstances for which we must plow … (12 comments)

This is a brief overview of all single family/patio homes for the buyer, investor and/or seller who wish to participate in the Colorado Springs Real Estate market.
When comparing the new listing and sales data from January 2010 to January 2011, here are some very positives numbers to consider, given the ongoing geo-political events, such as the Egyptian protests about radicalism, around the world:
New listing inventory for January 2011 is 1,202, which is down about 15.9% from January last year. The actual sales during the month of January is virtually the same with only a difference of 0.9%, in … (8 comments)
