With mortgage rates crawling back up the chart over the past few days, there is some talk about property values continuing to decrease. I have heard some buyers say they "want to wait until the market hits bottom." But while these buyers are waiting.... other buyers are jumping in to capture the savings of the $8,000 First-Time Home Buyer's Credit, along with getting a great interest rate.
The potential home buyer who says "I want to wait until the market hits the bottom" is telling me that he/she does not understand the market AND that he/she is close-minded to the great opportunities that are available right now. In fact, this may be the best and only time frame First-Time Buyers may have to experience the amount of savings offered to buy a home. They may NEVER have another opportunity like this one where home values according to Trulia.com indicate average home prices are near 2001/2002 levels. Compound that with historically low mortgage rates and the incentive of the $8,000 tax credit, home affordability is at an all time high.
Yes, OUR ECONOMY IS UNCERTAIN, however, one mistake potential home buyers have made in the past is waiting for "what might be". While mortgage rates were at an all time low of 4.5% in April, the media blasted 4% possibly on the horizon. While many buyers anticipated lower rates and held off on pulling the trigger, they lost out dearly for greed.
When is the right time to buy a house? If a situation can help now, take advantage because the unknown can come back to hurt you. There are only 135 days left to take advantage of the $8,000 First-Time Buyers Credit.
