I've had more short sale listings in 2008 than I had during my previous 6 years as a Realtor combined.  Though I am thankful for the business, short sales can be VERY time consuming and are typically an exercise in frustration! 
Many short sale listing agents have an assistant or hire a short sale consultant to handle the bulk of the process for them, including negotiations with the bank.  However, I handle the entire short sale process, for all of my listing and buyer clients, myself.  I've always been a hands on kind of Realtor and I guess I support the old adage, "If you want something done … (21 comments)

Charlotte NC Area, Carolina Multiple Listing Service (CMLS)- Guidance for Short Sale Listings - 10/25/08 11:23 PM
Recently the Charlotte NC area MLS, Carolina Multiple Listing Service (CMLS), provide guidance to their members regarding the rules and regulations governing short sale listings.  Currenty there are many short sale listings in the CMLS, therefore this is a very timely issue to its Realtor members. 
Many times the seller's lender will approve a short sale of a property with a condition that the listing commission be reduced to a lower percentage rate than agreed to by the seller in the listing agreement and therefore shown on the MLS.

I recently discovered a great website, www.familywatchdog.us, that I wanted to share with all of you on Active Rain. Family Watchdog allows you to see where registered sexual offenders live and work around you. It is a FREE online service that is very easy to use.
Just enter an address and a map will pop up. The address that you provided will appear as a small house icon on the map along with red, blue & green squares indicating nearby sex offenders.  You can click on the squares that appear and see photos (where available), addresses, convictions and other information about the offenders.

Cabarrus County NC - Impact Fees on New Housing - 10/17/08 11:33 AM
According to a recent Salisbury post article, the Cabarrus County Building Industry Association plans to challenge the legality of the Adequate Facilities Ordinance by suing Cabarrus County.  CLICK HERE TO VIEW ARTICLE  It will be interesting to see the outcome of this lawsuit.
The Cabarrus County Adequate Facilities Ordinance has been used by county officials to charge a per lot impact fee since 1998 when it was $500 to a current rate of $8,617 per lot.

Some segments of the real estate market in Concord North Carolina may be experiencing slower than average sales this year, however basic starter homes are still fairly HOT properties in the current market.

Skyy is my Kristen and Ashley's, my daughters, 2 and 1/2 year old Cocker Spaniel. My dad used to raise Cocker Spaniels and Skyy's owner decided that she didn't have enough time to spend with her, so she gave Skyy back to my dad.  My two daughters had been wanting a dog very badly since they moved into their apartment just off campus at UNC Charlotte, so when my dad mentioned Skyy to them they just had to have her.

USDA Rural Development DIRECT Program - New Fiscal Year - 10/03/08 11:20 AM

The new fiscal year for the USDA Rural Development DIRECT loan program began on October 1, 2008.  At this time Congress hasn't appropriated funds to this program, but they expect to receive their first alotment of funds before the end of October.  Unfortunately, the demand for this program is great and funds aren't always available.  For many buyers it can be well worth the wait though!
