Some segments of the real estate market in Concord North Carolina may be experiencing slower than average sales this year, however basic starter homes are still fairly HOT properties in the current market.

I do a lot of searches for first time home buyer clients, who are looking for a basic 3 or more bedroom, 2 full baths or more, 1 or more car garage home that is priced up to $150,000. Homes matching this criteria in Concord that are in good condition and priced competitively are selling quickly. Right now, this search produces 87 active properties and 39 under contract properties (including conditional, contingent & pending). I say, that's not bad for a "slow" market... that's over 30% of these homes currently under contract!

162 properties matching this search criteria have closed between 1/1/2008 and today 10/3/2008, compared with 202 for the same time period in 2007. A Comparative Market Analysis of these sales provides the following information:

Skyy... The VERY Shy Cocker Spaniel

Skyy is my Kristen and Ashley's, my daughters, 2 and 1/2 year old Cocker Spaniel. My dad used to raise Cocker Spaniels and Skyy's owner decided that she didn't have enough time to spend with her, so she gave Skyy back to my dad. My two daughters had been wanting a dog very badly since they moved into their apartment just off campus at UNC Charlotte, so when my dad mentioned Skyy to them they just had to have her.

At that time (October 2008), Skyy was one and a half years old and probably the most timid dog I've ever known. I think that the previous owner, a single nurse, worked a lot and wasn't home much... so Skyy never really got used to being around people, especially people she didn't know. I also think that she kept her in a crate when she wasn't home.

Skyy used to hide under beds and behind anything that she could find, but over time she has started to get more daring and can actually be quite playful at times. She doesn't bark or whine either, but we know for sure that she can hear.

Skyy has become very attached to my youngest daughter, Ashley who is now 20 years old. Ashley has always been a caretaker, so she really took over when Skyy came into their lives. Skyy never leaves Ashley's side when she is home, pines for Ashley while she is gone, and is happiest dog in the world when her "Mommy" comes home... wiggling from head to toe!

Kristen is my 22 year old daughter, she just graduated from college in May. Skyy loves her too, but she definitely plays second fiddle to Ashley where Skyy is concerned. I think that Kristen wasn't home as much when they first got Skyy, too busy with a heavy Senior Year class load and work.

Kristen and Ashley moved back home at the end of July, so Skyy lives with me, my husband Randy and our 9 year old female Cocker Spaniel Coco. She is very loveable and cuddly and we all love her very much. Coco tolerates her... but that's about it, afterall Skyy did invade her home!

We took Skyy and Coco, to Sunset Beach in North Carolina this past summer when we were visiting my Mom who recently moved to Calabash NC. Skyy wasn't quite sure what to think of the waves... I don't think that she liked it very much! But she would follow Ashley into a fire, so she put on a brave face.

We are all very happy that Skyy has joined our family and we love her very much!

This is my 9 year old Cocker Spaniel Coco! She is MY baby and there is ABSOLUTELY nothing shy about her!

USDA Rural Development DIRECT Program - New Fiscal Year

The new fiscal year for the USDA Rural Development DIRECT loan program began on October 1, 2008. At this time Congress hasn't appropriated funds to this program, but they expect to receive their first alotment of funds before the end of October. Unfortunately, the demand for this program is great and funds aren't always available. For many buyers it can be well worth the wait though!

Buyers should apply as soon as possible to get on the waiting list to receive loan funding, since it takes approximately 30 days to receive a response once you submit your application. If the buyer is approved they will receive an eligibility letter by mail stating the maximum purchase price for which they have qualified.

The USDA Rural Development DIRECT loan program helps many people realize the American Dream of homeownership every year, by providing an option to traditional financing programs. This is a 100% Financing, NO MONEY DOWN, NO PMI, low closing cost loan designed to help low to very low income buyers (usually below 80% of the median income in the county where the home they purchase is located) purchase a home. The Rural Development Direct program also subsidizes mortgage payments for qualified buyers, making it possible for buyers to purchase a nicer home than would have been possible if they had utilized traditional financing programs with a more affordable payment.

I think that it would be great if AR could make more text options, such as font sizes and font colors, available to us when writing Blog Posts in the WYSIWYG format. I think that our posts would be a lot more appealing to the eye and the text sizes would allow us to emphasize important details.

Celebrating My 100th Post!

I'm very excite to have made it to my 100th Active Rain Post! I started out playing it very safe, posting mostly informational posts about the Charlotte and Concord North Carolina area. Then as I became more confident as a blogger, I started sharing real estate knowledge gained from my more interesting real estate transactions. I have also posted my listings along the way. Recently I started posting blogs that have been getting high Google rankings for key words that buyers and sellers may be using. These blogs have resulted in several contacts from buyers and sellers AND have led 3 listings so far!

I plan to be playing in the RAIN for a long time to come AND hopefully become a much better blogger along the way!
