Personally, I have mixed feelings about whether it is best to post an Under Contract/SOLD sign at a listing or not. It isn't a requirement in North Carolina, but many sellers like to see them posted when their house goes under contract and many buyers like to see them once they (26 comments)

This is a hot topic for me, because I've been selling A LOT of foreclosures lately. Of course, foreclosures are always listed "as is" with no seller disclosures or representations and the seller will make NO REPAIRS! I say "yeah right" to that!

I've had more than one situation this year where the listing agent of a property that a buyer client planned to make an offer on, felt that they didn't have a legal responsibility to disclose known material facts, including property defects, about their listing.

Evidently the Charlotte Observer did an investigation into real estate bonuses in September 2007. The investigation found that certain local real estate firms collected bonuses from builders that weren't disclosed on the HUD 1 Settlement Statement at closing. This, of course, is a big NO NO!

I can hardly believe how out of control this whole "short sale" business is getting. Two times within the past week my clients have been interested in properties listed by the same agent for the same, so called, owner.

I feel that many agents don't understand the NC Cost of Repair Contingency and when it comes into play during a transaction. I've heard other agents explaining it to their clients and they explained it quite differently than I do.
