      <description>&lt;p&gt;Single family home sales for the 2nd quarter in Rhode Island are up 10.77% from last year. The median sales price increased 9.09% from $192,500 to $210,000. Average days on market decreased 17.82%&amp;nbsp; from 101 DOM to 83 DOM. Even distressed sales decreased in 2010 from 746 in 2009 to 594 in 2010.&lt;/p&gt;
&lt;p&gt;All in all it looks like the housing market in Rhode Island is improving and thats a good thing for all of us!&lt;/p&gt;

She is also finding many people who cannot afford their horses anymore because of the economy. She is&amp;nbsp;running at about full capacity so she reached out to the R.I.S.P.C.A.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I feel bad for cats and dogs when families buy a pet and then cant keep them for various reasons. Imagine buying a horse and you cannot afford it anymore.Who do you turn to? I sent a blast e-mail to all the agents in my Keller Williams office and I received good response as far as donations but the biggest surprise was that one of our agents has a horse that they cant take care of anymore and Horseplay is helping to find a new home for the horse.&lt;/p&gt;
&lt;p&gt;I would happy if anyone loves horses to visit the Horseplay website and make a small donation. Lets all speak for the animals that cant speak for themselves.&lt;/p&gt;

      <title>Its worth the wait</title>
      <description>&lt;p&gt;I just sold my first HUD home. HUD stands for US Dept. of Housing and Urban development. &lt;a href="http://www.hud.gov/homes/index.cfm"&gt;http://www.hud.gov/homes/index.cfm&lt;/a&gt;&amp;nbsp; It was a long and tedious process but my buyer got a great home for a great price.&lt;/p&gt;
&lt;p&gt;The home was a foreclosure and the appraiser had to go by Federal guidelines. So we had to put railing up,remove some mold, turn the heat on and water and replace the boarded up windows. We did this once the lender gave us a commitment letter and was confident he could close once the work was completed.&lt;/p&gt;
&lt;p&gt;The buyer had to pay for the work which was less than $5000 and even still is getting a nice home for the money. If anyone has any more questions about buying a foreclosure or HUD property please feel free to contact me.&lt;/p&gt;

      <title>Buying a foreclosure</title>
      <description>&lt;p&gt;When purchasing a foreclosure be sure to have a knowledgeable Realtor and loan officer working with you. If you are not paying cash and going with a FHA backed mortgage there are a few issues you will encounter.&lt;/p&gt;
&lt;p&gt;First, the banks&amp;nbsp;&amp;nbsp;have the homes winterized which means the water and heat is shut off and the pipes have anti-freeze so they don't freeze. The buyer is responsible to have the home dewinterized in order to have the systems inspected.If the buyer chooses not to go through with the purchase they are responsible to have it re-winterized costing anywhere from $300-$500.&lt;/p&gt;
&lt;p&gt;Bank owned properties are sold as is so buyers do a home inspection for thier own protection and either move forward with the purchase or get the deposit back providing its in the time frame the contract allows. There are 203K loans which allows you to buy the home and do the repairs needed to make it habitable. This a better option for a buyer who isnt doing the work themselves. Buying&amp;nbsp; a foreclosure can be a great investment but just make sure you are working with professionals.&lt;/p&gt;

Plus interest rates are low too!&lt;/p&gt;

      <title>Random acts of kindness</title>
      <description>&lt;p&gt;This Holiday season is no different than any other.Tis the season for giving! But this year I'm giving more than store bought gifts. I'm going to volunteer at a local soup kitchen. I'm not asking you all to do this because I know it involves time and time is precious. So if you cant volunteer at the many charities in your local town then just be nice to people this season. Let the person go who is in a big hurry, hold the door for the person behind you. I think the biggest gift we can give is our smile. It doesn't cost anything to smile and it makes you and the person receiving feel better.&lt;/p&gt;
&lt;p&gt;I remember one Christmas I went up to a stranger who looking for nickel cans in the garbage. I gave her $20 and her face lit up and could not believe that I was doing that. I forgot to mention I am helping my local church deliver presents to shut-ins next weekend. This is the second year I do this and they really appreciate the gift and the short visit I spend with them. I am not posting this for any attention to myself whatsoever. I just want to let you know there are many random acts of kindness we can all do this Holiday season.&lt;/p&gt;

      <title>Great Indian food in Providence RI</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp; I had the pleasure of trying a little Indian restaurant in Providence called "Not just snacks". It is located at 833-835 Hope St. The restaurant originated from a market across the street called "Not just spices" and I was very impressed with the food, the prices and service.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp; My guest and I started out with appetizers. We tried allu-tikki stuffed with potato and peas. Then we had samosas. The filling is made with a combination of mixed vegetables, and a variety of Indian spices, such as garlic paste, ginger paste, cumin powder, coriander leaves, spring onions, chili peppers, lemon juice and an Indian spice called Garam Masala&lt;strong&gt; .&amp;nbsp; &lt;/strong&gt;It is then filled into the single layer of samosa pastry (which is rolled to form a cone) and sealed with a flour and water paste. They have a glass case in front and you can go and see all the appetizers and pick out what looks good to you.&lt;/p&gt;
&lt;p&gt;I forgot to mention that it is BYOB but I had the Marsala tea and water. Next came the entrees which cost between 5 and 10 dollars. I ordered Biryani: From the kitchen of Nizams &amp;amp; Nawabs, a delicacy of perfumed rice and whole spices sealed in a pot. and my guest ordered Chicken korma, a&amp;nbsp;creamy delicacy of grilled chicken cubes cooked with a paste of nuts and spices. Both meals were enough to have leftovers.&lt;/p&gt;
&lt;p&gt;For desert we tried gulub juman soaked with honey and I must admit I will be back again. The whole meal including tip cost under $40. So if you are in Providence and want to try a new restaurant give it a try.&lt;/p&gt;</description>
