The Chicago City Council has announced significant changes to the Condominium Refuse Rebate Program.  Among the most important is the change in the date for accepting applications.  The final day that 2011 refuse rebate applications will be accepted is January 31, 2012.
If your association or property management company does not file the proper paperwork with your Alderman's office by January 31, the city council will not recognize you, the condo owner, as a participant of the rebate program and you will no longer be eligible...period.  You will lose your eligibility to seek future rebates. During the boom market, many investors bought one or more Chicago condo units to lease out.  Several buildings in downtown Chicago, were built with the intention of selling the units, but when the market changed, those buildings decided to lease instead.  The term "Borrowminium" was coined by one of the downtown condo developers and has become a synonym for buildings built for sales but converted to rentals out of financial necessity.

I have been helping busier, more experienced agents by taking their buyers out when the agents are unavailable. Today I was called on to take some buyers out for a series of second showings. The buyers were a lovely couple who were looking for an "in-town" condo in the South Loop.  We spent the morning visiting several buildings in Museum Park.
Here in Chicago we've had an exceptionally long string of overcast days.  Most of our South Loop showings are in lakefront condos with spectacular views.  Lately those views couldn't really be appreciated.  But today was a different story.  It … (9 comments)
