      <description>&lt;p&gt;In the investment world there a lot more hoops to jump through to see a deal close. The banks are requesting great credit, reserves in your bank, and the ability to bring a down payment. Sometimes that can be difficult considering there down payments can be 25-30%, they want you to show the ability to pay, but don't forget you must pay for your own appraisals, etc. Most generally you would have to find an equity partner (which is not easy) or let the deal fall to the wayside. For those of you that are real estate wholesalers, you are now required to bring money to the table for your first close.       <title>Tips for Transactional Funding</title>
      <description>&lt;p&gt;Have you received a list of procedures from your long term financial entity that seems impossible? Probably so in this market. Did you know that there procedures line up with what we do? We cover the loop holes that everyone "mistakes" as impossible. The impossible answers are listed below:&lt;br&gt;&lt;br&gt;1. I can't double close my deal without any money for the first side of my deal - we have the money for that type of situation, we call it &lt;strong&gt;Double Close Funding&lt;/strong&gt;&lt;br&gt;&lt;br&gt;2. My bank is asking for a &lt;strong&gt;Proof of Funds&lt;/strong&gt; letter before they will fund - we can provide a soft or hard Proof, but there is a different cost associated with both&lt;br&gt;&lt;br&gt;3. My bank will fund my commercial investment, but they need 25% down - we can provide &lt;strong&gt;down payment assistance&lt;/strong&gt;, but your seller must do a carry back mortgage&lt;br&gt;&lt;br&gt;4. My private funder requests my down money to be escrowed, but they only want that as proof of performance - we can provide a &lt;strong&gt;verfication of deposit &lt;/strong&gt;as long as they know the money can't be moved from escrow&lt;br&gt;&lt;br&gt;5. My private funder requests that I escrow 10% of my financing until we close in 45-60 days - we can provide &lt;strong&gt;escrow services&lt;/strong&gt;, but we do charge a monthly renewal&lt;br&gt;&lt;br&gt;Remember, we do charge for our services and in some cases there will be a monthly renewal. We may not cheap, but we can get things done quickly. Some of the products you think you may need, may not be what you need at all. Basically, escrow services funds a bank account in escrow with your name being added to the account. This product works for trading platforms that accepts leased funds or sets up a new escrow account for a deal/contract you may need to close or funds a CMO flip.
