Well Mike, that’s a Great question AND I commend you for even asking because you may be surprised to learn that80% of home owner’s simply sign their mortgage renewal document without even giving it a 2nd thought.

mark fidgett: Credit Bureau Soft or Hard Inquiry with Vancouver mortgage broker Mark Fidgett - 04/01/12 07:53 AM
While depositing a cheque at the bank, the teller suggested that my client apply for overdraft protection.
As is the case with most, she kindly accepted the banks offer without question.
After watching the video below, she phoned back to the bank and asked if the they were doing a soft or hard inquiry? Go figure, back rep didn’t know what a hard or soft inquiry was.
After being transferred back and forth, she was finally told, YES a hard inquiry was done!
Go ahead and watch the video below…

mark fidgett: Why are the Chinese buying up Vancouver? - 08/14/11 08:02 PM
We all know the lure of Vancouver, but why are the wealthy Chinese so keen to purchase properties in Vancouver?
Sure the Economist Intelligence Unit (EIU) again named Vancouver as the “Most Livable City in the World” for 2011, but that’s only one reason Vancouver real estate prices are red hot.
But why are wealthy Chinese bidding up the properties in Vancouver, sending prices in the city soaring in the past three years.
There are a couple fundamental reasons.
Yes they’re anxious to raise their families in the West, but that’s only half the story.
The fact is, the Chinese Government … (1 comments)

mark fidgett: Home Values To Fall – Vancouver - 07/22/11 07:48 PM
Are house prices in Canada on the decline?
TD thinks so…
Or at least a “moderate correction”
The average price of a resale home in Canada will fall by more than 10 per cent over the next couple of years, an analysis by TD Economics predicted Wednesday.
Calling it a “moderate correction,” the report’s authors also say sales will decline by more than 15 per cent over the same period.
“A combination of more subdued job and household income growth, rising interest rates, the recent tightening in borrowing rules for insured mortgages and fewer first time home buyers are expected to … (0 comments)

mark fidgett: CMHC Finally Gets A Babysitter – Vancouver - 07/22/11 07:45 PM
Apparently, the finance ministry’s legal oversight of the pink elephant, aka CMHC, was long overdue…
In March, Maclean’s warned that the Canada Mortgage and Housing Corporation, the quasi-governmental insurer that underwrites $500 billion of residential mortgages, answers to no one—not Canada’s top financial regulator or even the minister of finance. That all quietly changed last month when Ottawa passed a law that puts the CMHC strictly under the watchful gaze of both the finance minister and the Office of the Superintendent of Financial Institutions (OSFI).
With the new law, CMHC must hand over “prescribed books, records and information” and make those … (1 comments)

mark fidgett: Imagine if your credit card company did this to you. - 11/08/09 08:54 PM
This is a reminder as to how the credit card companies extract interest rates so high it would embarrass a Mafia loan shark.
Since I am the “finance guy”, close friends asked me to look at their credit card statement. My friends had reason to be extremely upset.
My friends typically pay their bills on time, however the payment was mailed and ended up being two days late. the card company (Bank) charged $7.40 in interest for a two-day late payment of a huge amount of interest on an amount due on the statement of less than one hundred dollars. My … (5 comments)

mark fidgett: Don't Go it Alone - 04/02/08 12:32 AM
There are some skills you can learn on your own, and some you can try to learn, but if you intend to succeed, the best thing you can do is to arrange for first-rate instruction. The self-taught person is on a chancy path. Some of those who have taught themselves - Edison for one, made it work. Most, however, have spent their lives reinventing the wheel, then refusing to concede that it's out of round.
If you're just starting out or haven't quite found success, don't reinvent the wheel...ask for help : )

Re:        Chairman's Corner - Tuesday, March 11, 2008Title:     Federal Reserve Action Announces New Loan System To Member BanksAuthor:    Jim Sinclair
Dear Friends, The Federal Reserve action today formalizes what has been its policy from almost day one of the credit and default derivative meltdown and credit market lockup. What is occurring is THE MONETIZATION OF BANKRUPTCY.The predictable result of monetizing bankruptcy is a significant increase in inflation and a sharply lower dollar. The result of a sharply lower dollar is sharply higher gold regardless of the dress up process being applied to the US dollar and gold today. The dress up is to prevent a stinging … (0 comments)

Can You Hear Me Now?

March is International Listening Awareness Month, a great time to commit to becoming a better listener.  “Listening” is defined as the process of receiving, constructing meaning from, and responding to spoken and/or nonverbal messages, and effective listening is an acquired skill – and one that we can always improve.
Here are a few quotes to consider during Listening Awareness Month:
Listen a lot and talk less. You can’t learn anything when you’re talking.
– Bing Crosby
Listening well is as powerful a means of communication and influence as talking well. – John Marshall

mark fidgett: Looking for the right program/software - 06/16/07 02:27 PM
With technology changing, all my faxes now get emailed to me as PDF attachments. What I'd like to do is take all the faxes (emailed PDF's in this case) and combine them together and turn them into one PDF so that I can then email that to the bank. Typically, I receive 5 or 6 emails with different PDF documents pertaining to a loan. Instead of forwarding all the individual emails, I'd like to stack them together and email one multi page document.Any suggestions would me much appreciated : )Markmfidgett@shaw.ca

mark fidgett: Coaching The Flower Lady - 06/16/07 02:09 PM
Joe Stump offered a great story a while back called coaching the flower lady...
Coaching The Flower Lady I was having diner with a friend of mine at a nice downtown San Diego restaurant, when lady-selling flowers walked up to us and said, ”do you want to buy a flower for your lady?”
I would call that a “hard question”, it cause me to make a hard quick decision.
So I looked at the young lady and said, “are you open for some coaching” She enthusiastically said, “ Yes tell me”
I said, "I’m not going to tell you … (1 comments)

Unique Selling Proposition
A noted adman once remarked, "Many clients throw two newly minted half dollars on the table and ask us to persuade the public that one is better than the other."
Every ad must start from a solid foundation. That foundation begins with the service or product you provide, and who your target market is. That bedrock statement of your company philosophy is called your Unique Selling Proposition, or USP for short.
"Your Unique Selling Proposition is that distinct, appealing idea that sets you apart from every 'me too' competitor."
Rosser Reeves, the master of the hard sell and … (3 comments)

Carl and Joan bought a house with no jobs!!
I know this is hard to believe, but we recently helped a couple who were moving to the Burnaby area to be near their family, but did not have jobs yet....
They had sold their home in Kelowna, and e-mailed us to search for a new home for them. In addition, they wanted to take advantage of our free, 24 hour loan pre-approval service.
They had plenty of equity in the home they were selling, and we were able to get them a very low rate on a loan that did not … (0 comments)

Who's Packing Your Parachute?
Every now and then I hear a story that is so great I just have to pass it on to the people I care about. Here it is:
Charles Plumb was a U.S. navy jet pilot in Vietnam. After 75 combat missions his plane was destroyed by a surface-to-air missile. Plumb ejected and parachuted into enemy hands. He was captured and spent six years in a communist Vietnamese prison. He survived the ordeal and now lectures on lessons learned from that experience.
One day, when Plumb and his wife were sitting in a restaurant, a man at … (1 comments)

Valuable and Little Known Ways to Improve Your Credit Scores ...
It is becoming increasingly important to have a good credit rating. Just a one point difference such a 679 versus a 680 middle credit score can mean a difference of thousands of dollars of interest costs to you. Even the difference between a 720 or 780 score can affect rates with some loan programs and your score can change the cost of your insurance with some companies. Also, it's getting more common for employers to use credit scores for hiring decisions. There are at least 15 different factors that … (0 comments)
