mortgage: CMHC Finally Gets A Babysitter – Vancouver - 07/22/11 07:45 PM
Apparently, the finance ministry’s legal oversight of the pink elephant, aka CMHC, was long overdue…
In March, Maclean’s warned that the Canada Mortgage and Housing Corporation, the quasi-governmental insurer that underwrites $500 billion of residential mortgages, answers to no one—not Canada’s top financial regulator or even the minister of finance. That all quietly changed last month when Ottawa passed a law that puts the CMHC strictly under the watchful gaze of both the finance minister and the Office of the Superintendent of Financial Institutions (OSFI).
With the new law, CMHC must hand over “prescribed books, records and information” and make those … (1 comments)

mortgage: With mortgage rates dropping,it’s strategy time… - 09/27/09 05:59 PM
It was a little less than a year ago that the global financial crisis began to hit home, which is to say that mortgage rates spiked higher.
Now, the cost of mortgages is coming down. If you’re buying a home or renewing a mortgage, it’s time to review your options at www.notapennydown.com
Fixed-rate mortgages declined a little last week, but the most dramatic changes can be seen in variable-rate mortgages. For the first time in almost a year, it’s possible to get a variable-rate mortgage at the prime rate used by most major financial institutions, which is currently 2.25 per cent.

mortgage: Straight Talk on the Mortgage Mess from an Insider - 12/08/07 12:39 AM
Even before this mortgage mess started, Mark Hanson kept emailing Herb Greenberg over and over saying that this is going to get real bad. He kept saying this was beyond sub-prime, beyond low FICO scores, beyond Alt-A and beyond the imagination of most pundits, politicians and the press. When I asked him why somebody from inside the industry would be so emphatically sounding the siren, he said, “Someobody’s got to warn people.”
Since then, Herb has kept up an active dialog with Mark Hanson, a 20-year veteran of the mortgage industry, who has spent most of his career in the wholesale … (2 comments)

mortgage: Are You Dropping The Ball? - 11/04/07 10:19 PM
Getting the Word Out--
Do you "get the word" out regularly using multiple advertising and promotional vehicles?
Or Are You Dropping the Ball? We're talking about advertising and promotions as a key part of your Marketing. Let's make an assumption that you have good product(s)/service(s) (with reasonable price points) and good (differentiating, creative, truthful) message as well. Let's also assume that you've got a Sales group that can close deals. Great, those are all big prerequisites; otherwise don't waste your time and money implementing advertising and promotional initiatives. But if you do, you need to step up--and not drop the ball.

mortgage: How would you like the ad to look??? - 05/25/07 04:03 PM
Wanting to let other mortgage companies know that we have private funds available for 2nd mortgages. Any input as to what you would like to see?? I was thinking about a simple email campaign to start. One that goes out to all licensed lenders with a brief intro, touching on preferred deals.
Your opinions are always appreciated : )

mortgage: Fast-tracking to “mortgage-free” - 05/15/07 10:03 PM
Just imagine – as you’re going through your favourite coffee drive-thru this week – that a well-dressed gentleman stops and offers you $11,000 for your medium double double. Who would hesitate? We’d take the cash. It’s not so far-fetched. In fact, if you take that coffee budget and apply it to your monthly mortgage payment – a mere $30 extra per month -you could save yourself about $11,000 over the life of your mortgage. Most of us can accept the idea that we must borrow money to purchase a home. But with good planning – and a few smart tactics – you … (0 comments)

mortgage: Unique Selling Proposition - 05/03/07 12:49 PM
Unique Selling Proposition
A noted adman once remarked, "Many clients throw two newly minted half dollars on the table and ask us to persuade the public that one is better than the other."
Every ad must start from a solid foundation. That foundation begins with the service or product you provide, and who your target market is. That bedrock statement of your company philosophy is called your Unique Selling Proposition, or USP for short.
"Your Unique Selling Proposition is that distinct, appealing idea that sets you apart from every 'me too' competitor."
Rosser Reeves, the master of the hard sell and … (3 comments)

mortgage: How To Get More Prospects! Part 2 - 04/26/07 06:54 PM
2. Create a mental picture of your great and sometimes great prospect
One of the best things you can do is know what the ideal prospect looks like for you. So you'll know
what they look like when you find them. When you start running direct response ads you'll get calls
from people who are going to range anywhere from unqualified, unmotivated tire kickers to highly
motivated, have-to-move-right-now shoppers.
Define the qualifications of that person and how you'll know when you've found one early in the
process. Design questions you can ask to find out if your prospect is great or sometimes great as quickly
as possible, so … (2 comments)
