Celebration is a master-planned community located near Walt Disney World and originally developed by The Walt Disney Company. The population was 7,427 as of the 2010 Census. Once Celebration was founded, Disney divested most of its control of the town. However, the town remains directly connected to the Walt Disney World resorts via one of it's primary streets, World Drive, which begins near the Magic Kingdom.

The town center contains shops, restaurants and other commercial establishments. The Celebration Hotel hosted the football team, the Tampa Bay Buccaneers, during training camp until the 2009 season when the team moved training camp back to Tampa Bay.

In autume, leaf-shaped confetti shoots out of lamp posts on Market Street to simulate falling leaves. During the holiday season, suds pour out of the lamp posts to replicate snow while Christmas music streams from the sidewalks.

In honor of Thanksgiving, we chose to honor Cranberry, PA!

Founded in 1804, this Pennsylvania township was named for the cranberry bogs that grew along Brush Creek in days past. Today, this suburb of Pittsburgh is one of the fastest-growing areas in the US. The population was 28,098 as of the 2010 census.

One reason for the township's tremendous growth is it's location. Located at the crossroads of two main Interstate highways, the community is accessible from virtually anywhere and travel time to Pittsburgh is less than half an hour.

Cranberry Township is one of the fastest-growing areas in the Unites States in both population and business. While many residential communities are being built, even more so are retail stores. In 1994, Cranberry finally got its own zip code and post office, after years of sharing with many other zip codes in the area.

The HARP Program

What is The HARP Program?

The Home Affordable Refinance Program 2.0 (HARP 2.0) is designed to assist homeowners in refinancing their mortgages - even if they owe more than the home's current value. 9 out of 10 eligible homeowners fail to take advantage of this government program. If you are current on your mortgage, with or without equity, then you are eligible for this program.

How can HARP help me?

As the government continues to purchase mortgage backed securities, rates continue to fall and are near record lows. The HARP Program allows you to take advantage of current market rates even if you are "underwater". These programs are financial "life changers". They are also available for a limited time as determined by congress. Act now to take advantage of the Home Affordable Refinance Program and lower your monthly payment and/or term using the Fannie Mae/Freddie Mac Streamline process.

HARP 2.0

In an effort to help HARP 2.0 to reach more U.S. homeowners, Fannie Mae and Freddie Mac have changed their respective HARP 2.0 mortgage guidelines. HARP 2.0 requirements allow Fannie Mae and Freddie Mac to no longer require verification of income from at least one HARP 2.0 borrower. Now HARP 2.0 applicnats can provide proof that at least 12 months of mortgage payments exist in reserve for the subject property. This includes the sume of principal + interest payments, monthly real estate tax payments, homeowners insurance payments and any requisite association or community dues. HARP 2.0 also has fewer documentation reqiurements. For example, HARP 2.0 guidelines no longer require verification of large deposits that appear on the applicant's bank or other asset statements. The HARP 2.0 guidelines are newer, simpler and designed to approve more loans so if you were turned down for The HARP Program in the past then apply again as you may now meet the new requirements.

St. Augustine is the oldest city and port in the continental US! It is located in a region of Florida known as "The First Coast" or "Florida's Historic Coast". According to the 2010 US Census, the population was 12,975.

A popular travel destination, the city is known for it's historic homes from various periods and Spanish colonial-era buildings. Other popular tourist attractions include: The St. Augustine Alligator Farm, the Fountain of Youth and historic sites of the civil rights movement.

St. Augustine also has a reputation for being one of the most haunted cities in the US. Fall Home Maintenance Checklist

Fall has officially arrived and there is no denying that chilly winter weather is not far behind! Since many of us wiill be spending more time indoors in the coming months, Fall is the perfect time to get your home ready for the change of seasons. Here are some helpful hints to get your home in tip-top shape!

Inside the Home

1. Check smoke detectors and change the batteries: Consider adding a smoke detector in each bedroom and have at least one on the main level.

2. Install a carbon monoxide detector: When houses are closed up in the winter, the chance of carbon monoxide poisoning from malfunctioning gas appliances increases dramatically.

3. Clean furnace ducts: Dirt inside ducts can decrease a furnace's efficiency and add dust to the indoor air.

4. Change furnace filters: Consider spending a few extra dollars for a filter with a higher efficiency rating.

5. Clean and inspect the fireplace: Before lighting the first log, clean the chimney and firebox to remove last year's ashes, soot and creosote.

Outside the House

1. Check weather-stripping: Replace any weather-stripping that is worn around doors and windows.

2. Check and clean gutters: Clean the gutters of debris and ensure that the opening from the gutter to the downspout is not obstructed. Don't forget to look for loose joints or other structural problems on the gutters and repair, if needed.

3. Adjust exterior grade: Make sure everything slopes away from your foundation to avoid problems with ground water.

In response, the Chloe Real Estate team members decided to share what charities are important to us. Over the last few months, our team has shared a bit about ourselves and the causes/Charities tat we love to support. In our final article, Chelsea Pelletier, Administrative Assistant, shares her story...

The Prudence Crandall Shelter

In 2011, 15.5 million children were said to be part of a family in which domestic violence had taken place. In a single day it was said that over 16,000 children were living in a shelter or transitional housing facility. Over the past 5 years, it is information like this that has driven me to donate my time to The Prudence Crandall Shelter. The shelter provides men, women and children who have been victims of domestic violence with support, housing, endless information and individual advocacy to those who seek it. Their mission is to offer whatever services they can in order to ultimately, break the cycle and end Domestic Violence. I have offered my time to Prudence Crandall by setting up fundraisers, gathering every day items such as cleaning supplies, toiletries, etc., that many shelters have a lack of. This is one of many ways you can help and their wevsite provides a list with many other alternatives.

Domestic Violence has continued to be an enormous hidden problem. Although over the past few years there has been a heightened awareness of this issue, it is still said that over 1.3 million people are assaulted by the ones they believe love them every year. It is people like us who need to help in breaking the cycle, and there are endless possibilities. Something as simple as donating a couple of hours out of your week to volunteer at a shelter can make all the difference.

This cycle can be stopped. Victims can be helped in finding the strength that they need and it is facilities like The Prudence Crandall Shelter that can help in obtaining this goal. Thank you for taking a couple minutes to learn more about a topic that hits very close to my heart. Take the initiative and help make a difference!

Cape May is one of the country's oldest vacation resort destinations. As of the 2010 US Census, the city had a year-round population of 3,607. In the summer, Cape May's population expands to over 40,000 visitors.

Tourism is the dominant industry. Cape May's economy runs on shops, restaurants, lodgings and tourist attractions on Washington Street Mall, along the boardwalk and elsewhere throughout the town. Many historic hotels and B&Bs dot the landscape. Commercial and sport fishing are also important to Cape May's economy. Marine mammal watching, bird watching and other forms of eco-tourism have become equally important in Cape May.

Cape May has also become known for both its Victorian gingerbread homes and its cultural offerings.

Chrissy Racho of Lily & Camelia Photography, our professional listing photographer, will share her story this month...

American Lung Association

For over 100 years, the American Lung Association has been the guardian of healthy lungs and clean air advocates. Did you know that lung cancer is the leading cause of cancer deaths in the United States and that Asthma is the number one chronic disease of children? No matter who you are, you need healthy lungs and healthy air.

These are some of the reasons we volunteer with the American Lung Association. One of the main events we participate in and fundraise for is the Fight For Air Climb series. There are several events in CT as well as across the nation. Our first climb was years ago at Trump Parc in Stamford, where my husband raced up thirty-four flights of stairs. I was merely a spectator that year, watching in awe. You can walk or run and if you are a Firefighter like my husband is, run in full gear.

The energy and passion behind each and every runner is truly contagious and it really is like no other "race" out there. Everyone is there to help raise awareness for lung health, some with powerful stories backing up their passion for the cause.

We have been running in this event for years now and encourage all of our friends and family to take on the unique challenge of climbing to the top of a high rise! I Captain a team for the events that I run as well as volunteer with the American Lung Association when I can, in other ways. It truly is a special group of people and doctors. We are proud to support such an important cause and enjoy a tremendous physical challenge while doing so. We hope that you will join us at the next climb!

Chatham, located on Cape Cod, has a population of 6,625, as of the 2000 Census. In the summer, the population triples to approximately 20,000, not counting tourists housed by the numerous hotels, inns, motels and bed & breakfasts. While the tourist industry is very strong in Chatham, fishing is the town's main industry.

Chatham boasts a quaint, walkable Main Street which is home to numerous family-owned and -operated shops, restaurants and businesses. During the summer, concerts are held in a gazebo on Main Street.

Chatham, like much of Cape Cod, is suffering from an exodus of young people/families due to high housing prices and a lack of social and professional opportunities. Recently, we asked our Facebook fans "What kin of Charities do you hold near and dear to your heart and if you care to share, why?" In response, the Chloe Real Estate team members have decided to share what charities are important to us. WOUNDED WARRIOR PROJECT

The mission of Wounded Warrior Project (WWP) is to honor and empower wounded warriors. The purpose of WWP is to raise awareness and to enlist the public's aid for the needs of injured service members, to help injured servicemen and women aid and assist eachother, and to provide unique, direct programs and services to meet their needs. WWP began when several veterans and friends, moved by stories of the first wounded service members returning home from Afghanistan and Iraq, took action to help others in need. What started as a program to provide comfort items to wounded service members has grown into a complete rehabilitative effort to assist warriors as they recover and transition back to civilian life. Thousands of wounded warriors and caregivers receive support each year through WWP programs designed to nurture the mind and body, and encourage economic empowerment.

Surviving the battlefield. With advancements in battlefield medicine and body armor, an unprecedented percentage of service members are surviving severe wounds or injuries. For every US soldier killed in World Wars I and II, there were 1.7 soldiers wounded. In Operation Iraqi Freedom and Operation Enduring Freedom, for every US soldier killed, 7 are wounded. Combined, over 48,000 servicemen and women have been physically injured in the recent military conflicts. In addition to the physical wounds, it is estimated as many as 400,000 service members live with invisible wounds of war including combat-related stress, major depression and post-traumatic stress disorder. Another 320,000 are believed to have experienced a traumatic brain injury while on deployment. *numbers compiled as of May 2012

Montauk is a hamlet, located in the town of East Hampton, on the south shore of Long Island. As of the 2000 U.S. Census, population was 3,851.

Montauk has been used as an Army, Navy, Coast Guard and Air Force base. Located 20 miles off the Connecticut coast, it is home to the largest commercial and recreational fishing fleet in New York State. Montauk is a major tourist destination and is particularly famous for its fishing (claiming to have more world saltwater fishing records than any other port in the world) and surfing.

Montauk is considered a beach resort, using its position at the tip of Long Island to promote itself as "The Last Resort" and become one of the busiest tourist locations within the town of East Hampton. The small town is host to many restaurants, bed and breakfasts, and hotels and is a popular vacation spot in the warm weather months. Montauk is thought to be more casual and laid back than the Hamptons (located just to the East of Montauk).
