Is this project more hype than reality?  Today's announcement Plymouth Rock Studios project on holdthat their funding has fallen apart is just one more setback that makes you wonder if this project will get off the ground.  When the state legislators failed to support the Plymouth Rock project with the infrastructure they were requesting, you had to wonder how this would proceed.  The legislators position was that Southfield was where they were going to spend the taxpayer's money.

Yet whatever is planned for Southfield is relatively unknown.  Meanwhile, Plymouth Rock Studios has daily video releases about the area, and their plans and progress.  Clearly, Plymouth Rock has the talent and expertise to pull this off.  However, why did the legislature back out, and now why is this financial backer bailing.  Are these guys just great promoters and is this project for real?

 

 
While Governor Patrick's supposed success story about Evergreen Solar is just another case of the taxpayers getting hosed, it's nice to see Plymouth Rock Studios is shooting for LEED Platinum status for the Hollywood East project.

Norwell Property Sales

Sales in September were 7, the same as last month. Sales/list price ratio in September moved down to 94.3% from 95.8% in August.

Norwell Median Price

Median price for Norwell in September was $623,700. This is up 10.9% from $562,500 in September of 2008. Average sale price (most recent 3 months) is $594,985, way down from $743,996 in 2008.

 

Norwell Inventory

Inventory is 82, down modestly from 89 in 2008. New listings in September were 23, unchanged from the same month last year.

 

Norwell Market Time

Days on market of 100 in September was up substantially from 68 in August and way up from 81 in September of 2008. Months of supply in September moved up to 12.1 from 11.3 in August.

Inventory is 186, down considerably from 209 in 2008. New listings of 37 in September were down moderately from 41 in August and down substantially from 48 in September of 2008.
Marshfield Market Time
Days on market of 61 in September was down considerably from 127 in August and way down from 186 in September of 2008. Months of supply in September moved up to 12.3 from 11.9 in August.
