Eminent case in NJ goes in favor of property owner

Big win for property owners in New Jersey. The rights of property owners were upheld by the New Jersey Supreme court this month. This was a critical case to dictate the future of many pending and potential cases in other parts of New Jersey. I know right in Mercer County alone that several municipalities were waiting for the outcome of this case to see how they would prepare to move forward in their own town.Below is a reprint from MCAR and a link to all the details. Eminent Domain Case Rules in Favor of Property Owner

The New Jersey Supreme Court issued a ruling on June 13, 2007 involving the use of eminent domain, or the government taking of property for redevelopment. The Gloucester County borough of Paulsboro sought to claim property owner George Gallenthin's 43 acres of wetlands and 20 acres of farmland through eminent domain to develop a privately operated, 160-acre deepwater port on the Delaware River.

The court considered previous cases, legislation, and other states' laws to evaluate the historical and evolving definition of "blight." The court found that Paulsboro's interpretation, which would equate "blighted areas" to "areas that are not operated in an optimal manner," cannot be reconciled with the NJ Constitution. The court ruled in favor of Gallenthin and stated that property that is "underutilized" does not qualify as "blighted." Tour for the Troops

Warrior One to Appear at Major Truck Show in Pa.

Warrior One, the famed CNN Hummer, continues its road trip to help severely injured service members reclaim their independence with a special appearance at one of the country's largest truck shows.

From Aug. 3-5, RE/MAX Tour for the Troops, which benefits the Sentinels of Freedom Foundation and Fisher House Foundation, will visit Carlisle, Pa., for the Carlisle All Truck Nationals.

ON TOUR: Warrior One, the H1 Hummer that served CNN journalists in Iraq, is now helping injured soldiers by raising money for two special foundations.

Since 1974, Carlisle Events has hosted some of the largest collector car, truck and motorcycle shows in the country. More than 500,000 enthusiasts visit the 82-acre fairgrounds in Carlisle every year.

Warrior One will be featured among the more than 2,000 big rigs, mini and classic trucks appearing at the show and has taken center stage with a story on the Carlisle Events Web site.

Pinelands Commission Holding Development Meeting June 18

2007 Survey of Luxury Housing Market Trends Released

(PRWEB) The Luxury Home Council today released the results of The 2007 Membership Survey of Luxury Housing Market Trends. The survey's findings provide revealing insight into the trends of the luxury home market. Highlights from the report include:

The largest percentage of luxury home buyers falls into the 40-50 age group (48%) followed closely by the 50-65 age group (44%). These affluent buyers are what marketing experts describe as the "Baby Boomer" market, a 78 million strong segment of the population that has reached its peak earning years and is now benefiting from a rising stock market and historically high home prices.
The most common occupation of luxury home buyers is that of an entrepreneur (51%), followed by large business executive (46%) or medical doctor (24%).
The number one service affluent home buyers are interested in receiving from their luxury home specialist is help in finding a home (86%) followed by help in managing the transaction (56%) and expert counsel during a negation (43%).
The typical luxury home buyer makes a large cash investment in their home purchase amounting to over a third of the overall purchase price. In many metro markets this would exceed a quarter of a million dollars. This compares to the median amount financed by all buyers in 2006 of 91% of the purchase price.
The average luxury home buyer spends 11 weeks looking for a home and views 12 homes.
Luxury home buyers on average search for homes consisting of at least 3,500-4,000 square feet, with 4-5 bedrooms and 3-4 bathrooms.
When selecting a home to purchase luxury home buyers often search for a home that will provide a lifestyle, not just a place to live. The most popular amenities include gourmet kitchens (95%), master bedroom suites (86%), specialty construction items (66%), high end appliance packages (64%), home office suites (58%) and home theater rooms (55%).
By far the vast majority of luxury home buyers active in the market today are best described as "new money". This means that they are not merely living off the successes of past generations. This data is further supported by a report from research firm TNS which reports that the number of millionaires in the US has reached an all time high of 9.3 million households as of mid-2006.
The average listing price for luxury homes is nearly $900,000 dollars, or over four times more than the median price of all US Homes as of May 15, 2007 ($212,300).

Add a Meez figure to your web blog

Ok,ok after seeing several of these cool characters on various web blogs here on I did a quickie Rain blog search under MEEZ and I found great blogs to use as a reference point. In particular I used JOANNE HANSON's blog Making a meez is lots of fun! in addition I found helpful tips from Susan Milner and her entry labeled Your Real Estate Avatar . I enjoyed her take on our alter egos ( do we have egos?) As I kept looking around I previewed Thomas Phillips and saw how He was ok with the correct no hair look is his entry Make Your Meez . So ok, I have done my first MEEZ FIGURE of myself, I put myself in front of a nice listing, dressed the way I WISH I could dress everyday to sell Real Estate. I also placed my cellphone glued to my ear. Now I was not able to also add my car and additional props into the show,but I'm working on it !! I think I did ok with the wanishing hairline etc. but Hey, what do you guys think !!

And with this post I may be hitting 30,000 points.....not that that matters LOL

"Just Do It " and your Stress level

Hello out there in Internet " Blog Land" Today a quick mention on what I believe is the biggest problem facing most of us today. No its not " Global Warming" its your personal STRESS level. What have you done for yourself today to keep your stress level intact or " under control" if thats possible. Taken a walk, a quick step outside for some deep breaths of fresh air ? How about a 10 minute break to read a little bit. I find that quotes,comments or other little statements help me in the day to day grind that we ALL deal with everyday. Here are two that seem to go together for me,both from R.Flint who I have heard speak over the years. As always I here to help, chrishill@remax.net

"Just Do It" is a dangerous thought if you are not prepared.

If you "just do it" and you are not prepared, you have just done it. The result will be you having to do it all over again.

When your stress level increases, check your pace; you are moving too fast.

If you can't manage your day, your day will manage you. When your day is managing you, your stress level will increase.

...........these two really work together. I used to have a boss who, if you didn't "appear" to be working He would say "JUST DO SOMETHING,EVEN IF IT'S WRONG !" I don't really think that's the way to go anymore in our always moving, very hectic pace of live. So stop for a second, get prepared and get "something done" even if it's a small thing. That way you can move forward with,hopefully, a little less stress.

Bark Parks open in Mercer County

A recent reminder has been issued by mercer County executive Brian Hughes about the County's "Bark Parks" here is a copy of that release as well as the link to mercer County Parks and all the great features they have to offer. You know I live very close to the park and am always amazed that there are events there almost every day during the summer. get out and enjoy the parks and the great weather. here is a picture of our friendly family dog "Daisy" my girls love taking her out to the park, see you there !!

TRENTON, N.J. -Mercer County Executive Brian M. Hughes reminded dog owners across the County of a great option for enjoying the warm weather with their canine friends: the "Bark Parks" at Mercer County Park.

"Our Bark Parks are a terrific resource for keeping your dog healthy and happy when the weather is good," said Hughes.

The Bark Parks consist of two separate parks-one for dogs weighing under 35 pounds and one for dogs weighing over 35 pounds. The Small Dog Bark Park measures approximately 13,000 square feet; the Big Dog Bark Park, approximately 29,000 square feet. Both parks include fenced-in areas, different surface areas, obstacles, "dog friendly" water fountains and a variety of other active recreation resources for dogs.

Since the opening of the Bark Parks in 2005, this site has been a very popular destination for pets and their owners all year round. To this end, the Park Commission installed portable lighting in both to improve visibility during the darker evening hours of early spring and late fall. The Bark Parks provide a safe, clean, and environmentally friendly environment in which dogs may run free. They also constitute the only area in the Mercer County Park System that does not require owners to leash their dogs at all times.

Hughes remarked that he "was really proud to get involved with this project a few years ago. When possible, government needs to open up new recreation opportunities for every resident, both human and animal."

washington township mercer county elections,west windsor council elections

Redevelopment Plans Take Front and Center in Washington Twp. and West Windsor Twp. Council Elections

On May 8, two nonpartisan council elections were decided in Mercer municipalities with major redevelopment issues-Washington and West Windsor townships.

In Washington Township, the election was regarded as a referendum on the current administration with the overwhelming victory of incumbent David Boyne (790 votes), Chris Ciaccio (845 votes), and Timothy McGough (765 votes). All three candidates had been supported by Mayor David Fried, and will now serve a four-year term beginning July 1. The winning slate pledged to continue curbing residential development, particularly in the planned Washington Town Center, in hopes of slowing development that has burdened the area schools with an in-flux of school-aged children and resulted in sky rocketing property taxes.

In West Windsor, where a planned transit village at the Princeton Junction Train Station that includes 1,000 housing units seemed to be the main issue on voters' minds, residents elected the 'Best 4 West Windsor' slate that included incumbents Charles Morgan (1,856 votes) and Will Anklowitz (1,925 votes), and newcomer George Borek (1,607 votes). The slate, which is opposed to many elements of the proposed transit village plan, particularly the 1,000 housing units, won all but three of the voting districts in West Windsor. The victory gives them the numbers to control the five- member council beginning July 1.

Although Hillier Architecture is set to reveal its latest version of the transit village plan at a public meeting with township council, the planning board and mayor on June 4, how the project will move forward remains to be seen with Morgan, Anklowitz, and Borek taking office this summer.
