As summertime approaches, let's not forget about a few of Del Mar's most famous attractions.  The San Diego County Fair begins June 14th and the Del Mar Horse Racing Season runs from July 16th to September 3rd.  In addition, let's not forget that the U.S. Open Golf Championship is located at nearby Torrey Pines Golf Course and runs from June 9th to June 15th.

The purpose of this post is to help Carlsbad and Calavera Hills Sellers to better understand pre-approval letters from potential buyers. 

When an offer is presented, or within a short time frame of when an offer is accepted, buyers who are obtaining financing are typically required to present their mortgage pre-approval letter to the seller.

Being that I am in both the real estate and mortgage business, I have been involved in quite a few conversations regarding mortgage pre-approval letters.  The question on hand is....ARE PRE-APPROVAL LETTERS WORTH ANYTHING MORE THAN THE PAPER THEY ARE PRINTED ON?  The Answer is "YES, but not always!"

In my career, I have seen fantastic pre-approval letters that go into tremendous detail.  However, and unfortunately, many pre-approval letters are very vague.  When presented with a pre-approval letter from a potantial buyer, the seller needs to understand that a pre-approval letter in not a formal comittment to lend.  Many times, pre-approval letters are generated from nothing more than a phone call to a loan officer.  Generic and vague pre-approval letters can often turn into declined loan applications during the loan contingency period specified in the purchase agreement.  In turn, a buyer who falls out of escrow due to financing problems will mean valuable market time wasted for the seller.

Here are a few questions to ask and details to look for in a pre-approval letter:

  • Does the letter mention the borrowers credit rating?  If not, it is important to ask the lender if they have pulled the borrowers credit.  It is near impossible to predict someones ability to qualify for a loan if their credit has not been examined in detail.
  • Does the letter mention anything about a formal mortgage application being filled out by the buyer? If the buyer has not filled out a mortgage application, the lender may have only verbally examined the buyers income and assets.  For a pre-approval letter to hold water, lenders should have thouroughly examined the borrowers employment history, income and assets.
  • Does the letter say anything about the terms of the loans.  It can be benificial for the seller to know what type loan the borrower is applying for.  A good Realtor should know what current underwriting standards are with various types of mortgage programs and lenders.
  • Does the letter mention anyting about interest rates?  Higher interest rates are signs that the borrower might have credit blemishes or may be going with a limited documentation program program.  We all know that higher rates mean higher payments, and therefore require higher monthly income numbers in order to qualify.  does your buyer make enough money to make payments every month?  Their lender should know!
  • Does the letter have a date in which it was generated?  Current letters are crucial to success as credit scores, interest rates and underwriting guidelines can change overnight.  Make sure the letter your receive has a date on it so you can evaluate it's credability.

Before listing your property for sale, ask your Realtor if they have any detailed mortgage experience.  If they can't walk you through the loan process in detail, including program types, qualification standards and detailed underwriting information.... they might not be able to give you sound advise about accepting or declining offers.  Make sure they can explain how to calculate a debt-to-income ratio, explain loan closing costs and explain every page of the loan application in detail.  If a listing agent can't explain what a 1003, 1008, MLDS, MLOA and GFE are, it might be time to interview someone else.  I challenge you to ask these questions and not be comfortable until you get straight answers!

Remember, just because you accept an offer doesn't mean that the transaction in completed.  It is important to have a Realtor who can ask the hard questions about the buyer's ability to obtain financing.

Believe it or not, Carlsbad homeowners ask me almost daily if there is any chance of getting a purchase loan or being able to refinance in today's real estate market!

I typically answer this question by asking a few basic questions back.  One of the most important questions is, "How much is your average monthly income and waht are your average monthly expenses?"

The reality of today's mortgage market is that qualification standards have not changed very much for honest borrowers who have good credit, some equity in their house, and the ability to document their income and assets.

In fact, I have helped several recent borrowers obtain recent loan approvals where all that underwriting asks for is a credit report, appraisal and verbal verification of employment.

Here is a good rule of thumb if you are applying for a purchase or refinance loan in Carlsbad, or in the entire state of California for that matter:

In order to qualify for the best possible interest rate, most lenders will take your average Gross Monthly income for the last two years.  they will then look at your total monthly debt.  This debt will include your housing payment, property taxes, homeowners insurance, HOA fees if applicable, minimum monthly credit card payments, and any other monthly expenses on your credit report such as auto or student loans. 

The next step your lender will take is to divide your total monthly debt by your gross monthly income.  This will give you a percentage know as your debt to income ratio.  An ideal situation is when the borrower's debt to income ratio is 45% or better...meaning that at minimum, they make slightly more than double what they pay in expenses!

Don't panic if your debt to income ratio is balancing on the fence, a good loan officer will be able to analyze your situation to provide pointers and suggestions about different loan programs that may work for you.
