How to Choose a Realtor

Where do I start looking for a Realtor and how do I choose one? Don't let these questions stop you from following your dreams of buying or selling a home. Yes, there are many, many agents to choose from and it can be tricky to know what to look for. Here are a few tips to get you started:

1.) Ask friends and family who they would recommend.

2.) Write down your goals for your real estate transaction - price, area, time-frame, amenities, etc.

3.)   Call the recommended agent to introduce yourself and discuss your needs.
          If the agent answers right away or returns your call promptly, you're off to a good start.
          Talk about your needs and see how the agent responds.

4.)   Set up an initial meeting to discuss your needs and desires in person. This is a great opportunity
          to ask the agent how they do business and other questions pertaining to the transaction process.

5.) If you feel comfortable, then go out to look at houses or list your house, if not, call
some different agents.

Using a professional in the real estate field is highly recommended. It's easy to find a house with all the wonderful Internet and digital information, but there are more factors involved in a real estate transaction which are best handled by an experienced professional. Correct contract writing, due diligence, negotiation, financial considerations, title insurance, settlement statements and other factors all come together to make a successful transaction.

Another way to find a good Realtor is to use a professional referral service. The service can be a no-cost, no-obligation way to help match you with an agent who will best suit your personality and who specializes in the areas you need. 1/2 of Colorado Mortgage Brokers' Licenses Deactivated

Always use a broker you know and trust. According to Renee McGaw of the Denver Business Journal, as of today, the Colorado Division of Real Estate has deactivated "4,560 mortgage broker licenses." Back in 2008, the state instituted licensing of mortgage brokers and all of the state's brokers were given licenses with the understanding that within 1 year, they would complete the state's mandatory licensing tasks of continuing education, a licensing test and a criminal background check. Many brokers rose to the challenge and fulfilled the requirements by the January 1, 2009 deadline. According to McGaw, the state extended the deadline and gave numerous warnings of the looming new deadline, but as of August 31st, those who had not completed the requirements had their licenses deactivated.

Erin Toll, Director of CODORA said in the article (Denver Business Journal, 2009), "We are left with less than half the number we had Friday." That number is down to 4,252, licensed brokers.

Why so many dropped? It could be simply a matter of attrition - with the changing lending regulations, credit freezes and harsh economic times, many brokers could have left the game and therefore not completed the licensing requirements. Hopefully, those out there still in operation are licensed, but that may not be the case.

What does this mean for consumers? Theory would suggest that those brokers operating in CO are licensed and have fulfilled the state requirements. Reality might suggest otherwise. Consumers should double-check with their mortgage broker to make sure he or she is actually licensed. One way to veritfy is to visit the state's online database to search for licensed mortgage brokers, real estate brokers and appraisers: Search Here

Real estate agents - it may be time to check the database yourself to see if your mortgage broker made the cut - always work with a licensed, trusted broker.

Good News for City of Longmont Residents.
The City Council of Longmont has extended an invitation to the public for an open forum session with the council.
This will give residents the opportunity to have their voices heard regarding issues, concerns and questions about the community.
While every city council meeting has a public comments section, there is often not enough time to hear all concerns. By opening the entire meeting to public comments, the residents of Longmont will have ample time to be heard and responded to.
The council will host a reception beginning at 6pm on Tuesday January 15th, 2008 in the City Council chambers at 350 Kimbark St.
Refreshments will be provided.
According to the city website, "This is an opportunity for Longmont residents to engage in a positive, informal dialogue with members of the City Council about any current issues or future opportunities they see for Longmont." (City of Longmont, 1/8/08)

I hope you enjoyed a restful and joyful holiday season. 2008 is shaping up to be a great year. Inevitably over the past year you have heard the media's negative portrayal of the housing market. The truth is, the market has always experienced highs and lows and we have been in a period of market correction in Boulder County.

Over the past few years we have experienced the lows of a typical 7-year market cycle. We are at the end of the 7 year cycle and we are excited about the prospects of an improving market in 2008. What does that mean for you? It's a great time to think about investing in the real estate market while inventory is high and interest rates and sales prices are low.

As a quick example, there are currently 52 homes with 3 bedrooms, 2 bathrooms and 2 car garages for sale in the City of Longmont under $200,000. If you've ever thought of investing in an income property, now is the time to do it. The rental market is strong with properties typically renting within 1-2 weeks of listing. Current rental rates on a single-family home in Longmont are averaging $1,250.00/month.

With mortgage rates currently below 6% (as of 1/9/08), there are many financing options available to investors which do not require a large down payment.

Hometown Holiday Longmont Colorado

It's a happy winter here in Longmont! The community will come together Dec. 7th & 8th for some family friendly, fun community activities! This is a perfect time to get to know your neighbors, community leaders, local businesses and to have fun. Two great events will take place. Longmont Lights and Hometown Holiday Parade.

The Longmont Lights celebration will be located at Roosevelt Park (8th & Coffman). Visitors will explore holiday huts, music performances, fire pits, carolers and will be treated to free cookies and hot chocolate at the Senior Center Patio.

The Hometown Holiday Parade is fun for the whole family. Winter characters, floats, bands will parade through old downtown Longmont. The parade is followed by a fireworks spectacular - what a great way to kick-off the holiday season!

Carriage rides will take visitors from the Memorial Building through the old downtown area to view window art in the Main Street shops.

Santa's Workshop will be open to children 8 & under on Friday Dec. 7th from 6:00-8:00 p.m. This is an opportunity to make toys and crafts with your child while visiting with Santa! Pre-register by calling Rec. Services at (303) 651-8404.

The Longmont Symphony Orchestra will be performing with the Boulder Ballet this coming Saturday, December 1st and Sunday, December 2nd. The performance times are:

1st Time Home Buyer - Hooray!!!

I'm so excited this afternoon. I just went out to show homes to a first time buyer and boy was it exciting! This buyer is ready, willing and able to buy in this great buyer's market. I can't wait to help him find his dream home!

Why am I so excited? Because this is the type of homebuyer every Realtor hopes for and every Seller looks forward to receiving an offer from. He's ready because he did his homework! Here's what he did and here's what I would love to see most buyers doing before racing to buy a home. He:

Worked on building his credit by paying credit cards on time.

Saved up enough for a down-payment and moving expenses.

Got pre-approved with a mortgage professional who helped him understand all different loan programs available and guided him to finding one that is well within the monthly budget for payments.

Searched online to find out what the differences in price ranges are for different cities.

Chose a professional Realtor (Me!) to help educate and guide him through the process.

Doing the homework is great. The even better part is seeing his face as we walk through homes. I can see his eyes light up in different areas, or get excited talking about how his furniture would fit so well in the living room. I can't wait to see which home ends up becoming his. It's so cool to help people realize their dreams of homeownership and I am grateful to be a part of that.

Waiting For Rockies World Series Tickets

I've been trying for two days now to purchase World Series tickets to no avail. The Colorado Rockies decided to sell World Series tickets exclusively online. Yesterday, the ticket sales began at 10am. Within 30 minutes, the site was shut down. I'm not a tekkie and I don't really know what happened, but only 500 tickets were sold.

Today - round two: Ticket sales began at noon and I'm still waiting to get through. The page is set to atuomatically refresh itself after 120 seconds. This has been happening now for an hour. The buzz on the Rockie's fan site is that sales are going slowly, but the general consensus is the site is going to be shut down again.?

Is there anyone out there who has gotten through to the screen? Anyone out there who wants to sell tickets they may already have?

Pumpkin Pie Days Longmont Colorado Oct. 13 &14 2007

Treats & Treasures abound at this long- standing tradition in Longmont Colorado. The annual Pumpkin Pie Days and Antique Show is held at the Boulder County Fairgrounds. Thousands of delicious pies and an antique show with many treasures are waiting for you!

Sponsored by the St. Vrain Historical Society as a fund-raising event, you won't want to miss this Longmont tradition. With over 80 antique dealers to choose from as well as a bake-sale, art show and book sale, you'll be sure to work up an appetite! Begin with a steaming bowl of delicious bean soup, then move on to the main attraction- a healthy portion of pumpkin pie and whipped cream!

The first Pumpkin Pie Days were held from 1899-1914 as a community gathering to celebrate the good harvest and good people of Longmont. There were horse races, free pies baked by the housewives of the community and a special set of rail-road tracks were laid to bring extra visitors to town especially for the celebration!

After a long absence, the St. Vrain Historical Society decided to bring back this wonderful tradition. In 1969, Pumpkin Pie Days were brought back to the community along with one of Northern Colorado's best Antique Shows. For over 30 years this festival has been going strong. The annual event draws crowds of up to 5,000 people.

Enjoy the great weather and beautiful scenery Boulder has to offer this weekend at the Downtown Boulder Fall Festival! The event will take place on the Pearl Street Mall in the heart of Boulder, Colorado.

Following the tradition of Oktoberfest, Boulder's Fall Festival will include delicious food, fun family activities, music and beer!

The Festival will run from Friday October 5th at 5:00 p.m. through Sunday October 7th at 7:00 p.m.

Real Estate Rituals

Every time I head off to work, be it to the office, to an open house, to a showing or a listing appointment, I find myself using the same rituals in every scenario. What are your real estate rituals? Mine always seems to happen in the car where I'm by myself for a short time. Although I was raised in a particular religion, I have a wide belief system and send out my thoughts of gratitude to the universe (or God, Mother Earth, Allah, etc).

Thanks for this opportunity to serve. Please guide me in my work, be my ears so I may hear what the clients needs and speak through me so I may be of service. Let me be present in spirit, mind and body. Guide us all to the very best outcome, protect us and keep us safe from harm.

I use this little ritual all the time. It allows me to focus on the task at hand. As I'm asking for the best outcome for all, I'm not attached to the outcome. The meeting may not lead to a listing or sale, as that may not be in the best interest for all involved. I trust in the higher power that all will be well.

May peace and harmony be with you during your business dealings for this coming week.

Fall Festivities Longmont Colorado 2007

Fall is one of the nicest seasons in Colorado (followed shortly behind by winter, spring and summer). Colorado is blessed with four distinctive seasons. After a hot, sunny summer, the weather begins to cool and leaves begin to turn beautiful shades of gold, red, orange and purple. This is a great time to get out and about and experience some of these fun, fall festivities!

Now is the time to visit the local farmer's market. The end of season harvest is overflowing with goodness. Fresh herbs, vegetables, fruits and flowers can be found along with other fare from local farmers and artisans.

The Longmont Farmer's Market is held every Saturday from 8am-1pm May 5-Oct. 27th at the Boulder County Fairgrounds (Hover Rd. & Boston Ave.)

The Prospect New Town Farmer's market is every Wednesday from 4pm-7pm at the community plaza in Prospect (located just south of Longmont off Hwy. 287)

Tanaka Vegetable Stand open daily on S. Main St. (hwy 287) and Quail Rd. near the new rec. center and museum. The Tanaka family has been farming the area since 1920 and consistently produces some of the best sweet corn you can find!

With fall in the air, Halloween is just around the corner! There are many fun family activities to enjoy.

Anderson Farms will host it's annual corn maze and haunted town. This year's theme is "Pirates of the Cornibbean". Visitors can take a hayride out to the field and pick their own pumpkins. For the adventurous types, the corn maze is just up your alley. Visit in the evenings and take a tour through the haunted town - not for the feint of heart! Sept. 22- Oct. 31st 10am - 6 pm. Terror in the Corn is held on the weekends (Fridays & Saturdays) from 7pm-11pm.

Sunflower Farmis a sweet place to visit with small children. Farm animals are available to feed and pet. Kids can play on the hay-bales or swing from the tire swing. Exploring this working farm is sure to be a fun day for your family. Sundays in September and October, join in the Fall Farm Fest and experience a true working farm. Kids ride the ponies and everyone enjoys the live musical entertainment.

The blizzards of December '06 hit hard. I was snowed in! No buyers, no sellers and nowhere to go. During that cold, lonely time I found Active Rain and the sun started to shine! Now, 8 months later, Because of Active Rain, I am a better Realtor®.

I found Active Rain from a link I received in one of Sheron Cardin's e-newsletters. Late one cold night, I decided to see just what this site was all about. As it turns out, this site is all about my world as a Realtor®!

Because of Active Rain, I am a better Realtor®. While there is a wealth of knowledge in my office, time is precious and we all tend to keep our noses to the grindstone. I find the education and support I can't live without comes from Active Rain.

Oktoberfest in Longmont Colorado

Oktoberfest? But it's September! You are correct! September is such a lovely month for weather here in Longmont, Colorado, it makes for perfect weather to celebrate Oktoberfest. The Longmont Oktoberfest celebration is a fundraiser for the Longmont Symphony Orchestra.

Oktoberfest will be held on Friday September 7th and Saturday September 8th 2007 from 4:00- 10:00 p.m.

Come downtown to Roosevelt Park Pavilion(700 Longs Peak Ave.) and enjoy good food, fresh brews, music, craft vendors, and a sense of friendship and community! Free parking is available on the surrounding streets and in the public lot adjacent to the park.

A New Trend In Broker Tours

No, this isn't another "Virtual Tour" technology. This is the good old fashioned, "get out into the community and actually go inside the listings" technology. In our area, Longmont, Colorado, Broker Open Houses are plentiful. From the Margarita Parties to Chocolate Fountain get-togethers, we are inundated with invitations weekly to attend. As it happens, even with all the temptations by chocolate, booze and even cash give-aways, these Broker Open Houses do not have good attendance.

Our office still embraces the good old "tour" after every sales meeting. We get out in-force and look at about 12 listings a week in Longmont and surrounding areas. It gives us a chance to really experience the homes, neighborhoods, and the sights, smells and sounds that come along with. It's easy to see homes online and through pictures, but sometimes, actually being in the home will trigger an impulse or desire to show the home to a client.

Viewing the attendance at the weekly company tours as well attended and beneficial, a local title company has come up with a great service they call "Tours 4 You". We as agents can contact the title company and let them know what property we would like to feature on tour. The title company will coordinate with all the other real estate firms in town to set up a tour featuring homes in the same subdivision, but listed by the different companies. Once the date is set, a time-frame of about 1 hour is given and maps are sent out to all the agents.

This idea has been met with great enthusiasm and a high level of attendance. Not only do we get to physically experience our own company's listings, we get to see what's out there for the public. This cuts down on time previewing other properties. Best of all, it allows agents from all around town to network and interact on a positive level. When agents get to know one another, chances are good that future deals will go more smoothly.

I realize in some towns, the multi-firm weekly tour still existis. That hasn't been a staple in our community for several decades. I for one am happy to see this type of combined effort and networking opportunity being utilized once more.
