It could be simply a matter of attrition - with the changing lending regulations, credit freezes and harsh economic times, many brokers could have left the game and therefore not completed the licensing requirements. Hopefully, those out there still in operation are licensed, but that may&amp;nbsp;not be the case.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;What does this mean for consumers? Theory would suggest that those brokers operating in CO are licensed and have fulfilled the state requirements. Reality might suggest otherwise. Consumers should&amp;nbsp;double-check with their mortgage broker to make sure he or she is actually licensed.       <title>1st Time Home Buyer - Hooray!!!</title>
      <description>&lt;p&gt;I&amp;#39;m so excited this afternoon. I just went out to show homes to a first time buyer and boy was it exciting! This buyer is ready, willing and able to buy in this great buyer&amp;#39;s market. I can&amp;#39;t wait to help him find his dream home!&lt;/p&gt;&lt;p&gt;Why am I so excited? Because this is the type of homebuyer every Realtor hopes for and every Seller looks forward to receiving an offer from. He&amp;#39;s ready because he did his homework! Here&amp;#39;s what he did and here&amp;#39;s what I would love to see most buyers doing before racing to buy a home. He:&lt;br /&gt;&lt;br /&gt;Worked on building his credit by paying credit cards on time.&lt;br /&gt;&lt;br /&gt;Saved up enough for a down-payment and moving expenses.&lt;br /&gt;&lt;br /&gt;Got pre-approved with a mortgage professional who helped him understand all different loan programs available and guided him to finding one that is well within the monthly budget for payments.&lt;br /&gt;&lt;br /&gt;Searched online to find out what the differences in price ranges are for different cities.&lt;br /&gt;&lt;br /&gt;Chose&amp;nbsp;a professional Realtor (Me!) to help educate and guide him through the process.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;Doing the homework is great. The even better part is seeing his face as we walk through homes. I can see his eyes light up in different areas, or get excited talking about how his furniture would fit so well in the living room. I can&amp;#39;t wait to see which home ends up becoming his.       <description>&lt;p&gt;I&amp;#39;ve been trying for two days now to purchase World Series tickets to no avail. The Colorado Rockies decided to sell World Series tickets exclusively online. Yesterday, the ticket sales began at 10am. Within 30 minutes, the site was shut down. I&amp;#39;m not a tekkie and I don&amp;#39;t really know what happened, but only 500 tickets were sold.&lt;/p&gt;&lt;p&gt;Today - round two: Ticket sales began at noon and I&amp;#39;m still waiting to get through. The page is set to atuomatically refresh itself after 120 seconds. This has been happening now for an hour.       <title>A New Trend In Broker Tours</title>
      <description>&lt;p&gt;No, this isn&amp;#39;t another &amp;quot;Virtual Tour&amp;quot; technology. This is the good old fashioned, &amp;quot;get out into the community and actually go inside the listings&amp;quot; technology. In our area, &lt;strong&gt;Longmont, &lt;/strong&gt;Colorado, Broker Open Houses are plentiful. From the Margarita&amp;nbsp;Parties to Chocolate Fountain get-togethers, we are inundated with invitations weekly to attend. As it happens, even with all the temptations by chocolate, booze and even cash give-aways, these Broker Open Houses do not have good attendance. &lt;/p&gt;&lt;p&gt;Our office still embraces the good old &amp;quot;tour&amp;quot; after every sales meeting. We get out in-force and look at about 12 listings a week in &lt;strong&gt;Longmont &lt;/strong&gt;and surrounding areas. It gives us a chance to really experience the homes, neighborhoods, and the sights, smells and sounds that come along with. It&amp;#39;s easy to see homes online and through pictures, but sometimes, actually being in the home will trigger an impulse or desire to show the home to a client.&lt;/p&gt;&lt;p&gt;Viewing&amp;nbsp;the attendance at the weekly company tours as well attended and beneficial, a local &lt;a href=&quot;http://www.landam.com/Home.htm&quot; title=&quot;LandAM&quot; target=&quot;_blank&quot;&gt;title company&lt;/a&gt; has come up with&amp;nbsp;a great service they call &amp;quot;Tours 4 You&amp;quot;. We as agents can contact the title company and let them know what property we would like to feature on tour. The title company will coordinate with all the other real estate firms in town to set up a tour featuring homes in the same subdivision, but listed by&amp;nbsp;the different companies. Once the date is set, a time-frame of about 1 hour is given and maps are sent out to all the agents.&lt;/p&gt;&lt;p&gt;This idea has been met with great enthusiasm and a high level of attendance. Not only do we get to physically experience our own company&amp;#39;s listings, we get to see what&amp;#39;s out there for the public. This cuts down on time previewing other properties. Best of all, it allows agents from all around town to network and interact on&amp;nbsp;a positive level. When agents get to know one another, chances are good that future&amp;nbsp;deals will go more smoothly.&lt;/p&gt;&lt;p&gt;I realize in some&amp;nbsp;towns, the multi-firm&amp;nbsp;weekly tour still existis. That hasn&amp;#39;t been a staple in our community for several decades.
