&lt;p&gt;And yet I digress.&amp;nbsp; When working all of &lt;a href=&quot;http://www.oneteamhomes.com/&quot; title=&quot;Jacksonville Real Estate&quot; target=&quot;_blank&quot;&gt;Jacksonville real estate&lt;/a&gt;, as I do, flexibility is a must.&amp;nbsp; So is compassion, a sense of humor, and the where-with-all to stay the course.&amp;nbsp; Most important is the 'thing' we often forget--it's not about the money (yes, it is a nice benefit), and it's not about me.&amp;nbsp; It is about the customer, and what they are trying to accomplish--big transaction, small transaction, or somewhere in the middle--each is meaningful to the person, our customers.&amp;nbsp; And that is the key, keeping that piece in the forefront of our minds at all times.&lt;/p&gt;
&lt;p&gt;And that is my message tonight.&amp;nbsp; Copied below is the email received from my customer(s) this weekend, and why I wanted to write on this!&lt;/p&gt;
&lt;p&gt;&quot;...my husband and I were talking about how you represent what a Realtor is supposed to be.&amp;nbsp; &amp;nbsp;We have dealt with a few realtors in the past that we unfortunately had to do all the work with locating potential homes and then &amp;nbsp;notifying them or consistently contacting them because they were too busy to return calls to our bank or the seller's agents.&amp;nbsp; Therefore, we decided to take a break and now we are back looking again.&amp;nbsp; It's refreshing to have someone actually working for our best interest &amp;nbsp;regardless of the price of home or profit to be made and for that we are grateful to have met you.&amp;nbsp;&quot;&lt;/p&gt;</description>

      <title>The Derby House, and other places in Riverside--Jacksonville Florida</title>
      <description>&lt;p&gt;&lt;strong&gt;So, the other day I had lunch at The Derby House, &lt;/strong&gt;located on Park Street in 5 Points.&amp;nbsp; Good stuff!&amp;nbsp; I was longing for a BLT, and man--it was GOOD!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The great thing about the Derby is that you don't really mind going around the block for parking.&amp;nbsp; And, when I asked who won the guitar they gave away last weekend the cook came out and told me all about the contast, winner, and such.&amp;nbsp; Where else do you get that kind of experience?&amp;nbsp; The next best part is that on the weekends they have live music.&amp;nbsp; And it is good stuff!&lt;/p&gt;
&lt;p&gt;After lunch, on the day of my husbands Christmas party, (yes, procrastination) I was going shopping for the *right* top.&amp;nbsp; I went into a very nice store.&amp;nbsp; The shop keeper was completely unfriendly and unhelpful.&amp;nbsp; But, that's okay---I found great stuff along the way!&lt;/p&gt;
&lt;p&gt;This is the same street as the 5 Points Theater, which is playing a new movie (whose name right now escapes me) tomorrow night.&amp;nbsp; And this is the same area that I will enjoy Christmas in &lt;a href=&quot;http://www.oneteamhomes.com/custom3.shtml&quot; title=&quot;Avondale Riverside&quot; target=&quot;_blank&quot;&gt;Avondale &lt;/a&gt;on Saturday!&amp;nbsp; And surrounding all these cool shoppy type of areas are the most amazing homes--some needing new owners, some needing to be sold, and others decorated for Christmas!&lt;/p&gt;

&lt;p&gt;Love it!&amp;nbsp; (yes, that is me singing and dancing)&amp;nbsp; Those so important questions give me a reason to explain all those cool-guy terms that I am so familiar with but that the general public is not.&amp;nbsp; Let's me have a moment in the sun, while assisting another!&amp;nbsp; Love it!&amp;nbsp; Alot!&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Choose which door you will enter from, both are open--as is the open air tables on the sidewalk.&amp;nbsp; Immediately you will notice that there is a sign:&amp;nbsp; seat yourself, if your order is to go or patio please order from the counter, and when you are ready to leave pay at the counter.&amp;nbsp; Their sign is better put, of course (this is my version) but says the same thing.&lt;/p&gt;
&lt;p&gt;I like that you go to the counter to pay.&amp;nbsp; And want to sit here with that for a moment.&amp;nbsp; No pressure.&amp;nbsp; No bill sitting, glaring at you on your tabletop.&amp;nbsp; No server bugging you to get UP because they will make less if you do not.&amp;nbsp; Easy, simple, and worthy of mention.&amp;nbsp; Had I arrived earlier in the day I would have sat there ALL DAY!&amp;nbsp; Good stuff, nice and relaxing--just what I would expect from the&lt;a href=&quot;http://www.oneteamhomes.com/custom3.shtml&quot; title=&quot;Riverside - Avondale&quot; target=&quot;_blank&quot;&gt; Riverside or Avondale&lt;/a&gt; area.&lt;/p&gt;
&lt;p&gt;As I mentioned there is not a server bugging you.&amp;nbsp; Seriously.&amp;nbsp; I was cordially greeted by a very friendly server, she worked with me to find my 'kind' of coffee (love that) and then went to make it.&amp;nbsp; Perfect, and eco-friendly in a cup without a lid and able to be recycled.&amp;nbsp; Another server came by with a menu, and then took my order.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The order, I must divert here.&amp;nbsp; I had asked what was better the nutty chicken salad, or the huervos rancheros?&amp;nbsp; She told me that since they were only serving breakfast on Sunday that was an easy question--the huervos!&amp;nbsp; No apology that the other was unavailable, with a great sense of humor, and without making me--the customer--feel less than wonderful.&lt;/p&gt;
&lt;p&gt;Back to the servers.&amp;nbsp; They have a HUGE tip tub by the register.&amp;nbsp; So, bottom line is that when you are ready, they are ready!&amp;nbsp; No competition.&amp;nbsp; No who will do what, etc.&amp;nbsp; Just get it done, and do it right the first time.&amp;nbsp; And that they did!&lt;/p&gt;
&lt;p&gt;Cool Moose has an open kitchen.&amp;nbsp; I could see the cook doing his thing.&amp;nbsp; As the door swung open and shut I could see large tables (clean) in the back, and racks of spices and fresh treats.&amp;nbsp; I am sure this made my food extra special--the huervos were wonderful.&amp;nbsp; More like a burrito than what I am used to, which made this experience all the more marvelous!&amp;nbsp; Good food, great environment, friendly service, excellent and affordable pricing, and come as you are atmosphere.&lt;/p&gt;

      <title>Jacksonville Florida--serious about the college football!</title>
      <description>&lt;p&gt;&lt;strong&gt;Jacksonville Florida is serious, very serious about their college football!&amp;nbsp; &lt;/strong&gt;This afternoon my family and I enjoyed the Gator/Seminole game on TV.&amp;nbsp; Bottom line--for those who need to know---Gator's won.&amp;nbsp; This is a very serious thing here.&amp;nbsp; Really, it is!&lt;/p&gt;
&lt;p&gt;And that is new to me.&amp;nbsp; Coming to &lt;a href=&quot;http://www.oneteamhomes.com/&quot; title=&quot;Jacksonville Florida&quot; target=&quot;_blank&quot;&gt;Jacksonville&lt;/a&gt; as a transplant from the west coast of the United States, where I do not remember college football being a big deal (at all) this is an unusual part of life for me.&amp;nbsp; I mean, my youngest (Nick) has his football career all mapped out:&amp;nbsp; PeeWee, then JV at Ridgeview, onto Varsity at Ridgeview, then the Gators, and after that the Jaguars.&amp;nbsp; In his mind he will then retire--he's 5, we indulge this somewhat.&lt;/p&gt;
&lt;p&gt;I do remember NFL football being a really big deal.&amp;nbsp; I've always had my favorite teams, and less favorite teams.&amp;nbsp; But college--really?!&amp;nbsp; And yet, after 5 years here, it has woven it's way into our lives.&amp;nbsp; As such &lt;a href=&quot;http://www.lovingmylifewithben.com&quot; title=&quot;Ben's Blog&quot; target=&quot;_blank&quot;&gt;Ben&lt;/a&gt;, who is our 17 year old dubbed us Gator fans some time ago.&amp;nbsp; Why?&amp;nbsp; Not sure.&amp;nbsp; But he has some jerseys now, and knows all the team names.&amp;nbsp; He knows their schedule, and he and his buddies may not be able to read--but they know their plays!&amp;nbsp; So, it makes it kind of fun----&lt;/p&gt;
&lt;p&gt;I suppose that after umpteen high school games, and yes--I do enjoy those--the next level would be college.&lt;/p&gt;
&lt;p&gt;We'll have to see.&amp;nbsp; There are alot of changes that I've made, &lt;a href=&quot;http://www.oneteamhomes.com/mx/idx/&quot; title=&quot;Moving to Jacksonville&quot; target=&quot;_blank&quot;&gt;moving to Jacksonville&lt;/a&gt;, but I am just not sure this will be one that sticks!&amp;nbsp; Just not sure.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I suppose that's partly why I do enjoy the areas close to downtown.&amp;nbsp; Like &lt;a href=&quot;http://www.oneteamhomes.com/mx/idx/&quot; title=&quot;Home Search in Jacksonville FL&quot; target=&quot;_blank&quot;&gt;Avondale, and Riverside, and San Marco&lt;/a&gt;--there is such diversity and somehow it feels like home to me!&amp;nbsp; So again, we'll have to see.&amp;nbsp; Perhaps the perfect mix is the Cummer Art Museum on the free Wednesday evenings, and then football on Saturday!&lt;/p&gt;
&lt;p&gt;Sounds like a plan--and a good plan at that.&amp;nbsp; So, the question then becomes---where have YOU relocated to?&amp;nbsp; And how did that turn out?&amp;nbsp; 'They' say it takes 2 years to really settle in a new place--what say YOU?&lt;/p&gt;

      <title>It's been 4 days, not including today, what's been going on---in Avondale, and in general!</title>
      <description>&lt;p&gt;&lt;strong&gt;It's been days and days since I've been on here!&amp;nbsp; I have missed my blogging----&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;And as I reviewed what my week was like, well I just thought I would share.&amp;nbsp; We left off on Sunday, so on Monday I called all the buyers who were interested in a home I have listed in &lt;a href=&quot;http://www.oneteamhomes.com/&quot; title=&quot;Jacksonville Homes&quot; target=&quot;_blank&quot;&gt;Avondale&lt;/a&gt;.&amp;nbsp; All many of them, and after that I was exhausted!&amp;nbsp; Then to look at 5 homes in the Avondale area--know your inventory!&amp;nbsp; And, finally hand out 10 business cards (really, every weekday).&amp;nbsp; The business cards were slightly difficult and I finally just stopped off at our local mall and asked people if they COULD EVER BE interested in &lt;a href=&quot;http://www.oneteamhomes.com/&quot; title=&quot;Buying and Selling Real Estate&quot; target=&quot;_blank&quot;&gt;buying or selling a property&lt;/a&gt;.&amp;nbsp; If they said yes, they got a card!&lt;/p&gt;
&lt;p&gt;Good stuff.&amp;nbsp; Repeat on Tuesday (called more buyers and sent a few emails).&amp;nbsp; Repeat on Wednesday.&lt;/p&gt;
&lt;p&gt;Thursday though--gosh, I really like to eat--and Thanksgiving is just the place to do it.&amp;nbsp; Pam and Lorry put out the most amazing spread EVER!&amp;nbsp; All the southern foods that I've never had (and perhaps that I have never had them until Florida makes them a Southern food).&amp;nbsp; Sweet potato pie--should be illegal.&amp;nbsp; Corn casserole--um, yum.&amp;nbsp; And then the desserts!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The Brick is a restaurant on St. Johns Blvd.&lt;/strong&gt;&amp;nbsp; Just in case you do not know how to get to this main street, one could take the I295 to Hwy 17 (north or south--look toward Jacksonville and follow the tall buildings!), then turn east onto St. Johns.&amp;nbsp; Follow it around---really!&amp;nbsp; Then find a place to park----!&lt;/p&gt;
&lt;p&gt;Okay, back to The Brick.&amp;nbsp; Today it was me, Ben, and Nick.&amp;nbsp; We had to pick up our Jaguar tickets, find out when Christmas in&amp;nbsp;&lt;a href=&quot;http://www.oneteamhomes.com/custom8.shtml&quot; title=&quot;Avondale&quot; target=&quot;_blank&quot;&gt;Avondale &lt;/a&gt;is, and eat.&amp;nbsp; I chose The Brick because, well--okay.&amp;nbsp; The food is good, the bathrooms are clean, and there was not a wait!&amp;nbsp; At 10:30am the boys and I got a table right away.&amp;nbsp; Our waiter took our order promptly, and then returned with our food.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Our food:&lt;/strong&gt;&amp;nbsp; Amazing and fresh Huevos Rancheros (my personal favorite).&amp;nbsp; Nick ordered, ready for this, an order of bacon, yogurt and fresh fruit, AND a blueberry muffin.&amp;nbsp; The muffin fed both boys.&amp;nbsp; The yogurt, in Nicks words, was yummier than cake!&amp;nbsp; And the fruit was plentiful, fresh, and varietal for the season.&amp;nbsp; Unbelievably plentiful.&amp;nbsp; As in huge plate of fruit with all kinds of variety!&lt;/p&gt;

&lt;p&gt;The Metropolitan Money Store advertised on gospel and R&amp;amp;B stations and&amp;nbsp;promised to help people keep their homes and repair their credit. Instead, Jackson and several co-conspirators, including her husband, Kurt Fordham, took titles to properties and drained them of equity. The company directed owners to transfer title of their homes to third-party buyers for a year. During that time, Metropolitan said it would borrow against the value of the home and use that money to pay the mortgage and repair homeowners' credit ratings. It also promised to help owners obtain better interest rates.&lt;/p&gt;
&lt;p&gt;Instead, Metropolitan siphoned off the equity and Jackson and others spent the cash. The company also stopped making mortgage payments on the houses.&lt;/p&gt;
&lt;p&gt;Prosecutors said they have found 117 victims in the scam, but hundreds more have been identified in a related civil lawsuit.&lt;/p&gt;
&lt;p&gt;The Judge who sentenced Jackson to 12 years and seven months in prison and ordered her to pay more than $16 million in restitution, called mortgage fraud &quot;a fever that seems to be spreading around the country.... A&amp;nbsp;sentence in this case is going to be noticed by those out there who think of doing this kind of behavior,&quot; the judge said.&lt;/p&gt;
&lt;p&gt;Jackson wept during&amp;nbsp;her apology to a courtroom full of her victims. She said,&amp;nbsp; &quot;I opened the company out of true love. I opened the company to help,&quot; Jackson said. &quot;I know I have good in me, but I allowed greed to overcome me.&quot;&lt;/p&gt;
&lt;p&gt;Prosecutors said Jackson and her co-conspirators left a trail of devastated homeowners in Maryland, Virginia and the District who thought they were digging out of financial problems, only to find they had been cheated. One woman lost the home her great-grandmother had purchased years earlier, according to court records. A man who was the first in his family to own a home said he was swindled by the company and is fighting to keep the house.&lt;/p&gt;
&lt;p&gt;Margaret Neal, one of the victims, told the judge that her husband worked three jobs to keep their Annapolis home. After going to Metropolitan for help, they lost the home to foreclosure. The family ended up sleeping in a car and needing a food pantry.&lt;/p&gt;
&lt;p&gt;&quot;Joy Jackson Fordham took our American dream and turned it into a nightmare,&quot; Neal said. &quot;Joy Jackson Fordham lived the life. Now my home is gone. There is no going back. Gone. Sold. Remodeled. You, Joy Jackson Fordham, did that to me.&quot;&lt;/p&gt;

&lt;p&gt;Easy!&amp;nbsp; Yesterday I had the BEST BLT wrap at The European Cafe, and while I was sitting at the counter munching my lunch I noticed that there is a not so large sign over to the right.&amp;nbsp; It states that it will give those who complete their 'Beer Around the World' challenge a year of free beverage (for exact details go and ask them!).&amp;nbsp; Then, after receiving excellent service and a soda to go, I wandered to pay the check.&amp;nbsp; There, on that counter were small little Toblerones (which I have no doubt misspelled, sorry).&amp;nbsp; These little chocolate morsels are yummy and from Europe I believe.&amp;nbsp; They are a treat that my dad used to 'bribe' me with.&amp;nbsp; So, for a mere .59 cents I purchased one----and regretted later not buying three!&lt;/p&gt;
&lt;p&gt;The point is this, if we open our eyes and look around opportunity to find 'the World' is out here.&amp;nbsp; Locally.&amp;nbsp; In our favorite restaurants, in our favorite deli's or coffee houses' (did someone say coffee?&amp;nbsp; I need a refill!)&amp;nbsp; Or just hanging out at Memorial Park.&amp;nbsp; If you head anywhere public and take a moment to look around you may be surprised by the multi-cultural diversity in&lt;a href=&quot;http://www.oneteamhomes.com/custom3.shtml&quot; title=&quot;Riverside-Avondale History&quot; target=&quot;_blank&quot;&gt; Riverside, and in Avondale&lt;/a&gt;.&amp;nbsp; It is what makes this area so unique.&amp;nbsp; It is the area in Jacksonville where, in my opinion, differences are celebrated instead of quieted.&amp;nbsp; Where come as you are, and be who you are is okay.&amp;nbsp; Even my 5 year old has noticed this.&lt;/p&gt;
&lt;p&gt;A few weeks ago we visited the Arts Market on Saturday.&amp;nbsp; It is one of our favorite places!&amp;nbsp; There is a small group that we see and they have a snake (or two).&amp;nbsp; He really, really wanted to hold it!&amp;nbsp; Lucky for me the young group was smart and know not to let my child hold their pet!&amp;nbsp; The cool thing is and was that in this area on this Saturday bringing your dog, or snake, or child (okay, I am not comparing children to animals...it's a blog, go with it!)&amp;nbsp; out in public is not an issue, but rather a part of life here.&amp;nbsp; It is part of what I enjoy about Avondale and Riverside.&amp;nbsp; That as we enjoy our lunch, perhaps outside, or take a walk by the river you just never know who or what you will meet!&amp;nbsp; And isn't that why we often go to exotic places on vacation?&amp;nbsp; To see what we do not always see?&amp;nbsp; To experience what we do not always experience?&lt;/p&gt;

&lt;p&gt;Waking up and feet hitting those gorgeous hardwood floors.&amp;nbsp; Newly finished you take a moment to smile remembering the work that went into them, and appreciating the warmth they bring to your room.&amp;nbsp; Big stretch, noticing that ourside your window there are gorgeous mature oaks--the kind you may find a nest in--and as you remember this you begin to look for that nest!&amp;nbsp; Find a squirrel instead and it takes you back to the task at hand--getting ready to get going!&lt;/p&gt;

&lt;p&gt;Yes.&amp;nbsp; We, and our little family of 6, yes-6 were living in Oak Harbor Washington on the west coast of the United States.&amp;nbsp; My beloved husband was due to transfer and we had choices.&amp;nbsp; I was DYING to get back to the city.&amp;nbsp; Oh, real vegetables again.&amp;nbsp; Culture.&amp;nbsp; Art.&amp;nbsp; Museums.&amp;nbsp; Football teams.&amp;nbsp; A REAL CITY!&amp;nbsp; I was ready.&amp;nbsp; &lt;a href=&quot;http://www.oneteamhomes.com/mx/idx/&quot; title=&quot;Jacksonville Homes&quot; target=&quot;_blank&quot;&gt;Jacksonville here we come&lt;/a&gt;!&amp;nbsp; And here we are.&amp;nbsp; Five years have passed.&amp;nbsp; Good years, years spent going to the museum, watching football, enjoying art, finding the outdoor vegetable vendors for fresh produce, and other good things.&amp;nbsp; Much like life in San Francisco.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So much in common:&amp;nbsp; Outdoor eating opportunities.&amp;nbsp; The parks.&amp;nbsp; Paths that lead one along water.&amp;nbsp; Roller blading or skate boarding.&amp;nbsp; The nightlife, and the opportunity to shop during the day!&amp;nbsp; The boutiques that have unique items, and the small business' that are only found in these cities.&amp;nbsp; Bungalows and mansions, found much in the same way in both the areas.&amp;nbsp; These two cities are so much alike that there are times that I can simply sit in Memorial Park and appreciate the quiet by the water and relax.&amp;nbsp; If I close my eyes I can go back to Shakespeare in the Park on a summer day in Golden Gate Park-it may have been long ago, but the memory is still there, and we are making memories here as well!&lt;/p&gt;
&lt;p&gt;And perhaps that is the point.&amp;nbsp; Two cities on opposite coasts.&amp;nbsp; As seemingly different as it would be and yet as alike as can be-who would have thought?&amp;nbsp; And perhaps that is the point of &lt;a href=&quot;http://www.oneteamhomes.com/One_Team:_One_goal._One_vision._One_mission._Yours._listings/featured.shtml&quot; title=&quot;Avondale Featured Homes&quot; target=&quot;_blank&quot;&gt;Riverside-Avondale&lt;/a&gt;, a city that is much like the &amp;lsquo;bigger'&amp;nbsp; cities and yet not really a city at all, but an area just outside of the City of Jacksonville, which is after all the largest (total area) &amp;nbsp;city in the United States.&amp;nbsp; Riverside-Avondale is an experience, and living in the experience is, for some, part of the American Dream.&amp;nbsp; The question is this---is it YOUR American Dream, and can I serve you in achieving it.&lt;/p&gt;</description>

&lt;p&gt;Number 8:&amp;nbsp; The alley behind the homes.&amp;nbsp; Really-this is sort of an older theme.&amp;nbsp; You have the street that your mailbox is on, then on the back of the property is the alley, this is where you would access the garage, take your trash can out to, and your recycling!&amp;nbsp; The alley behind the home.&amp;nbsp; I am certain there is a word for it, but I am unaware of the term!&lt;/p&gt;

      <title>Love Real Estate----and why I love real estate!</title>
      <description>&lt;p&gt;There are so many reasons to love real estate---as an agent.&amp;nbsp; As a buyer.&amp;nbsp; As a seller.&amp;nbsp; Yes, I know there are many frustrating moments as well, but there are milestones!&amp;nbsp; Huge milestones!&lt;/p&gt;
&lt;p&gt;I have a handicap son--and one of the big reasons I love real estate is that I can wrap my time around his needs!&amp;nbsp; A very good thing, very good!&lt;/p&gt;
&lt;p&gt;I also have&amp;nbsp;a large need to help people find happiness and meet their needs (not in a creepy kind of way)--and what better way to do this than the most important purchase?&lt;/p&gt;
&lt;p&gt;Then, in these hard economic times---well, I am a solution person.&amp;nbsp; I want to find a solution for all ---even if it means that there is not a solution for today.&amp;nbsp; So, I even enjoy the 'using the brain-noodling-through' any options possible.&amp;nbsp; Good stuff even if it is not good times.&lt;/p&gt;
&lt;p&gt;My kids--and there are four of them--yes four!&amp;nbsp; The two littlest like to show homes with me and 'play' Realtor.&amp;nbsp; Specifically my 10 year old daughter is talking about following in my footsteps!&amp;nbsp; Good things.&amp;nbsp; But they see the hard work, the checks, meet the people.&amp;nbsp; So, when one of my customers told me he has Hodgkins lymphoma and later we were saying our dinner prayers (he was included in the prayer)--they know who he is.&amp;nbsp; They know his face.&amp;nbsp; They care.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;And at the end of the day real estate pulls us out of ourselves and broadens our horizons!&amp;nbsp; If we were comfortable just being day in and day out people who would have other careers.&amp;nbsp; We would do something that is the same all the time.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So, as we start to make our 2010 goals---and focus on the upcoming New Year---I hope we all can create our own list of why we love real estate.&amp;nbsp; And if you are a buyer, or seller, I hope you have a list of why your experience has been good.&amp;nbsp; And if it has not been------then change it.&lt;/p&gt;

      <description>&lt;h3&gt;1. Affordability is better than ever
&lt;p&gt;Yes, this is the number one reason to buy a home, as a new homeowner (one who has not owned a home in 3 years) before November 30, 2009.&amp;nbsp; And, actually the homebuyer MUST CLOSE by November 30, 2009.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;And yes, affordability is better than ever before!&amp;nbsp; With lots of homes on market, declining prices, and appraisal&amp;nbsp;values fluctuating widely there is 'wiggle' room in the price up to limits---but let's not get crazy!&amp;nbsp; After all we want to stimulate the economy, not add to the issues!&amp;nbsp; There are mortgages to be had, with amazing rates and easy turn times (yes, really, there are---really).&lt;/p&gt;

      <title>Flyers, signs, and other marketing things-----</title>
      <description>&lt;p&gt;Today we were out taking care of flyers.&amp;nbsp; Marketing flyers.&amp;nbsp; The kind that do not have pricing on them, you want them to go to the web site!&amp;nbsp; Big bright pictures, my kids putting them on doors (yes, finally a way to channel all that energy), and good times for all of us together.&lt;/p&gt;
&lt;p&gt;And together we were.&amp;nbsp; All day!&amp;nbsp; My husband and I are exhausted---but, as we took care of flyers in various parts of town we also stopped into our favorite stores for new school clothes, haircuts, school supplies, and all that good stuff!&amp;nbsp; My littlest, 5 years old and headed quickly to Kindergarten, insists that his teacher will love his MOHAWK!&amp;nbsp; We're not so sure--but will tackle that battle as we get to it.&lt;/p&gt;
&lt;p&gt;After the flyers we got to go out and replace signs.&amp;nbsp; I had 2 aluminum signs taken recently.&amp;nbsp;I hope someone out there profited by my silliness.&amp;nbsp; I will have to go forth and find new signs to purchase eventually--like this week!&amp;nbsp; So, with that is anyone else able to offer some advice on signs that will not be taken? Or, have you had your signs taken.&lt;/p&gt;

&lt;p&gt;Bottom line, beauty is in the eye of the beholder.&amp;nbsp; When my beloved husband and I bought our home it had pink carpet.&amp;nbsp; It still has pink carpet--but now we're sort of sick of it and we're looking at what's next.&amp;nbsp; Back to my point:-)&amp;nbsp; we had moved from our loved WA state to FL and we had left behind a couch the same exact color as the carpet.&amp;nbsp; The home could have been a total dump and we would have bought it.&amp;nbsp; The agent thought we were nuts, although she did not say so---we could sort of tell.&lt;/p&gt;
&lt;p&gt;At the end of the day what the buyer sees could be a diamond in the rough, or a gem in the making.&amp;nbsp; Or it could be that the buyer sees what we do not---or we see what they cannot.&lt;/p&gt;
&lt;p&gt;But, this is what I have for today-----liked it.&amp;nbsp; Thought that there is relevance in the quote and that the meaning is beautiful in itself.&lt;/p&gt;

&lt;p&gt;We hear it on the news almost every day.&amp;nbsp; Everywhere you go, people are talking about it.&amp;nbsp; Low ball 'em!&amp;nbsp; Take your time on deciding if you want that home or not......it's a buyers market!&amp;nbsp; But is it really?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yes, it is a buyer's market. But there are two things to keep in mind, where are you planning to buy, and whom are you planning on buying from.&amp;nbsp; So many people I talk to are under the impression that it's a buyer's market irregardless of where you're buying and who is selling the property.&amp;nbsp; Yes, there is a lot of inventory in most places.&amp;nbsp; Yes, prices have gone down significantly.&amp;nbsp; Yes, there are some very motivated sellers out there.&amp;nbsp; But please, &lt;em&gt;please &lt;/em&gt;don't think for a second that when a property is priced right, it can't sell in as fast as hours if not minutes within being listed on the local market.&amp;nbsp; If the house is also in good condition, then be ready to run a serious race.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have already worked with multiple buyers who have lost homes that were bank owned properties (foreclosures)&amp;nbsp;because they did not heed my warnings that if they really love it, we need to move on it... NOW!&amp;nbsp; I can tell you from experience that it is extremely disappointing to fall in love with a property, have your offer ready, just to find out that someone else&amp;nbsp;beat you to it.&lt;/p&gt;
&lt;p&gt;Here are a few tips to avoid this very disappointing scenario.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; Get set up on an automated drip system that e-mails you everyday of any new listings, or price reductions that happen in the area and price range you are looking for.&amp;nbsp; Check it EVERY DAY!&amp;nbsp; This is worth repeating.&amp;nbsp; Check it EVERY DAY!&amp;nbsp; Most Real Estate professionals and offices have websites that have such systems.&amp;nbsp; Sign up for it, and did I mention that you need to check it daily?&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Get pre-approved by a good lender.&amp;nbsp; I can't stress this enough.&amp;nbsp; If your not pre-approved, how do you know how much you qualify for?&amp;nbsp; How do you know how much your monthly payment will most likely be?&amp;nbsp; What makes a seller want to consider an offer from a buyers who has not taken this necessary step in the home buying process?&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; When you find a property you love, move on it.&amp;nbsp; The property you look at and love today, may be the property another buyer looked at and fell in love with yesterday.&amp;nbsp; Don't take any chances.&amp;nbsp;&amp;nbsp; Your dream home is waiting for you...&lt;/p&gt;
&lt;p&gt;Many professionals in my business argue that as far as foreclosures go, it's a seller's market.&amp;nbsp; I suggest you talk to a buyer who's already tried to buy one, then decide.&lt;/p&gt;</description>
