Jacksonville Florida--The Largest County in the U.S. by land mass---

Yes. Jacksonville Florida is the largest county by land mass. And after this weekend, I am sure of it! I may have mentioned that we enjoy Jacksonville quite a bit. We live in Orange Park, sort of a suburb of Jacksonville, but not really. I love and work in Avondale, again not a suburb, but a part of Jacksonville. AND this weekend I showed homes over in the Arlington area--again, see above. And on the North Side--ditto.

Two different buyers, two areas, and then two offers! Yes, I am a juggler--but it is good! And, although we have this large land mass to cover, it is all tied together by these amazing highways.

For example. Looking for real estate near the beach? Search on Jax Beach, Atlantic Beach, or Neptune Beach--or the obvious fall backs (St. Augustine, Ponte Vedra, etc.) Or, interested in a more historic area? Avondale, Riverside, San Marco, and Springfield are the obvious choices. Need to be in the more central but east area, Southside perhaps, or near the ICW (Inter-coastal waterway)---and all tied together by many highways, centrally located roads. And such!

And yet I digress. When working all of Jacksonville real estate, as I do, flexibility is a must. So is compassion, a sense of humor, and the where-with-all to stay the course. Most important is the 'thing' we often forget--it's not about the money (yes, it is a nice benefit), and it's not about me. It is about the customer, and what they are trying to accomplish--big transaction, small transaction, or somewhere in the middle--each is meaningful to the person, our customers. And that is the key, keeping that piece in the forefront of our minds at all times.

And that is my message tonight. Copied below is the email received from my customer(s) this weekend, and why I wanted to write on this!

"...my husband and I were talking about how you represent what a Realtor is supposed to be. We have dealt with a few realtors in the past that we unfortunately had to do all the work with locating potential homes and then notifying them or consistently contacting them because they were too busy to return calls to our bank or the seller's agents. Therefore, we decided to take a break and now we are back looking again. It's refreshing to have someone actually working for our best interest regardless of the price of home or profit to be made and for that we are grateful to have met you. "

The Derby House, and other places in Riverside--Jacksonville Florida

So, the other day I had lunch at The Derby House, located on Park Street in 5 Points. Good stuff! I was longing for a BLT, and man--it was GOOD!

The great thing about the Derby is that you don't really mind going around the block for parking. And, when I asked who won the guitar they gave away last weekend the cook came out and told me all about the contast, winner, and such. Where else do you get that kind of experience? The next best part is that on the weekends they have live music. And it is good stuff!

After lunch, on the day of my husbands Christmas party, (yes, procrastination) I was going shopping for the *right* top. I went into a very nice store. The shop keeper was completely unfriendly and unhelpful. But, that's okay---I found great stuff along the way!

This is the same street as the 5 Points Theater, which is playing a new movie (whose name right now escapes me) tomorrow night. And this is the same area that I will enjoy Christmas in Avondale on Saturday! And surrounding all these cool shoppy type of areas are the most amazing homes--some needing new owners, some needing to be sold, and others decorated for Christmas!

And that is the best part of Riverside. Or Avondale. That in between the terrific real estate opportunities there is community--a place to hang your hat, know your local barista, enjoy the most amazing BLT, or catch a new movie! And it's more affordable than one would think.

After all, in this current market, a well priced offer is reasonable. Well priced being the key! Like the key for your new home (sorry, couldn't resist!). Or, like the skeleton key I saw the other day. Or maybe like the key to ----never mind, I lost my train of key thoughts!

The point: The Derby House, Christmas in Avondale, and just enjoying where we live and work! And that, my friends, future buyers, future sellers, is the point of being in real estate--enjoying where we live and work. And enjoying those we work with!

UPWARD Basketball Hits Jacksonville Florida!

Ready, set, GO! Go to Upward Basketball that is! Much like last year at this time, when my young daughter was rehearsing for her Christmas play--I am at Upward basketball practice for the youngest of the clan.

He's been waiting for this FOREVER! Really, forever. Or, at least 3 years--- The way he was describing to me his very long and anxious wait makes me think about first time homebuyers. We see, we want, we need----we practice (think pre-approval), and then we are ready for the game! For the buyer the game is those L-O-N-G days to closing.

Remember? You sign the offer, cross your fingers, question whether your Realtor really knows what they're doing, cross your toes, and then wait for the seller to respond. And then once they do--and your offer, those golden pages, have a full set of signatures! Bliss--but wait. Did we pay too much, will the cost of closing break our bank. Does our Realtor really understand that you HAVE TO chat with them every day? And then the confusion--inspections? WDO? What is 'tax service' and why do I have to pay it? Really? Where are we closing? How many picture ID's? Why will it take at least 30-days? Escrow check? What?-----Where?----Who?----When?-----

Love it! (yes, that is me singing and dancing) Those so important questions give me a reason to explain all those cool-guy terms that I am so familiar with but that the general public is not. Let's me have a moment in the sun, while assisting another! Love it! Alot!

And the best part is the closing table. When the keys are theirs--as you hand them the keys, while reminding them to change the locks---and they realize that those hours spent online looking and searching for their home is done. That the goal is crossed. That I do know my 'stuff'. That I am their Realty Professional.

And all is right with the world! Nick just made a basket, and the look on his face tells me that all is right in his world as well! And you gotta love that----

Cool Moose Cafe--Located in Riverside, Jacksonville Florida

Breakfast, or in this case lunch, at the Cool Moose Cafe is a complete treat!

Choose which door you will enter from, both are open--as is the open air tables on the sidewalk. Immediately you will notice that there is a sign: seat yourself, if your order is to go or patio please order from the counter, and when you are ready to leave pay at the counter. Their sign is better put, of course (this is my version) but says the same thing.

I like that you go to the counter to pay. And want to sit here with that for a moment. No pressure. No bill sitting, glaring at you on your tabletop. No server bugging you to get UP because they will make less if you do not. Easy, simple, and worthy of mention. Had I arrived earlier in the day I would have sat there ALL DAY! Good stuff, nice and relaxing--just what I would expect from the Riverside or Avondale area.

As I mentioned there is not a server bugging you. Seriously. I was cordially greeted by a very friendly server, she worked with me to find my 'kind' of coffee (love that) and then went to make it. Perfect, and eco-friendly in a cup without a lid and able to be recycled. Another server came by with a menu, and then took my order.

The order, I must divert here. I had asked what was better the nutty chicken salad, or the huervos rancheros? She told me that since they were only serving breakfast on Sunday that was an easy question--the huervos! No apology that the other was unavailable, with a great sense of humor, and without making me--the customer--feel less than wonderful.

Back to the servers. They have a HUGE tip tub by the register. So, bottom line is that when you are ready, they are ready! No competition. No who will do what, etc. Just get it done, and do it right the first time. And that they did!

Cool Moose has an open kitchen. I could see the cook doing his thing. As the door swung open and shut I could see large tables (clean) in the back, and racks of spices and fresh treats. I am sure this made my food extra special--the huervos were wonderful. More like a burrito than what I am used to, which made this experience all the more marvelous! Good food, great environment, friendly service, excellent and affordable pricing, and come as you are atmosphere.

Needless to say I'll go back time and time again! Thank you Cool Moose! Another reason to buy a home and live in the Riverside or Avondale areas-----

Jacksonville Florida--serious about the college football!

Jacksonville Florida is serious, very serious about their college football! This afternoon my family and I enjoyed the Gator/Seminole game on TV. Bottom line--for those who need to know---Gator's won. This is a very serious thing here. Really, it is!

And that is new to me. Coming to Jacksonville as a transplant from the west coast of the United States, where I do not remember college football being a big deal (at all) this is an unusual part of life for me. I mean, my youngest (Nick) has his football career all mapped out: PeeWee, then JV at Ridgeview, onto Varsity at Ridgeview, then the Gators, and after that the Jaguars. In his mind he will then retire--he's 5, we indulge this somewhat.

I do remember NFL football being a really big deal. I've always had my favorite teams, and less favorite teams. But college--really?! And yet, after 5 years here, it has woven it's way into our lives. As such Ben, who is our 17 year old dubbed us Gator fans some time ago. Why? Not sure. But he has some jerseys now, and knows all the team names. He knows their schedule, and he and his buddies may not be able to read--but they know their plays! So, it makes it kind of fun----

I suppose that after umpteen high school games, and yes--I do enjoy those--the next level would be college.

We'll have to see. There are alot of changes that I've made, moving to Jacksonville, but I am just not sure this will be one that sticks! Just not sure.

I suppose that's partly why I do enjoy the areas close to downtown. Like Avondale, and Riverside, and San Marco--there is such diversity and somehow it feels like home to me! So again, we'll have to see. Perhaps the perfect mix is the Cummer Art Museum on the free Wednesday evenings, and then football on Saturday!

Sounds like a plan--and a good plan at that. So, the question then becomes---where have YOU relocated to? And how did that turn out? 'They' say it takes 2 years to really settle in a new place--what say YOU?

It's been 4 days, not including today, what's been going on---in Avondale, and in general!

It's been days and days since I've been on here! I have missed my blogging----

And as I reviewed what my week was like, well I just thought I would share. We left off on Sunday, so on Monday I called all the buyers who were interested in a home I have listed in Avondale. All many of them, and after that I was exhausted! Then to look at 5 homes in the Avondale area--know your inventory! And, finally hand out 10 business cards (really, every weekday). The business cards were slightly difficult and I finally just stopped off at our local mall and asked people if they COULD EVER BE interested in buying or selling a property. If they said yes, they got a card!

Good stuff. Repeat on Tuesday (called more buyers and sent a few emails). Repeat on Wednesday.

Thursday though--gosh, I really like to eat--and Thanksgiving is just the place to do it. Pam and Lorry put out the most amazing spread EVER! All the southern foods that I've never had (and perhaps that I have never had them until Florida makes them a Southern food). Sweet potato pie--should be illegal. Corn casserole--um, yum. And then the desserts!

And then Friday. I am not a Black Friday shopper, at all. I would rather sleep than shop, sleep is good. So, I hauled kids around, went to the office, to Avondale to hang out on a park bench! And dream about what my move up home will look like, someday! Skipped lunch. Found some GREAT HOMES that are just begging their owners to list with me! And found some really good homes that need new owners, and I need to find those folks too!

And headed back for home. Good stuff. The kind of stuff that is worth mentioning. I didn't save the world today. I didn't close a deal. I didn't even buy a single thing at a store. But I did explain to Nick, who is 5, why he may not get a 'flat screen' this year:-), and I did teach him how to add from the right to left, and I did encourage my husband to attempt to be an electrician. And, at the end of the day, I will go to sleep knowing that this week was great, perfect, terrific, and exactly what I made it to be!

And isn't that the point? We become independent contractors to be independent! And it is wonderful---so now the only question left is this: advertise on Facebook (again) or attempt a 'pay-per-click' on Google? We'll see!

The Brick in Avondale Florida--a part of Jacksonville Florida

Avondale is a part of Jacksonville Florida. For those familiar with Jacksonville (Jax) you may recall that Jax is the largest city by land mass. Crazy stuff! So, how to not get lost on the I295 and the 9A? No problem----sort of! I recommend finding a place that you will enjoy!

And today that was The Brick in Avondale!

The Brick is a restaurant on St. Johns Blvd. Just in case you do not know how to get to this main street, one could take the I295 to Hwy 17 (north or south--look toward Jacksonville and follow the tall buildings!), then turn east onto St. Johns. Follow it around---really! Then find a place to park----!

Okay, back to The Brick. Today it was me, Ben, and Nick. We had to pick up our Jaguar tickets, find out when Christmas in Avondale is, and eat. I chose The Brick because, well--okay. The food is good, the bathrooms are clean, and there was not a wait! At 10:30am the boys and I got a table right away. Our waiter took our order promptly, and then returned with our food.

Our food: Amazing and fresh Huevos Rancheros (my personal favorite). Nick ordered, ready for this, an order of bacon, yogurt and fresh fruit, AND a blueberry muffin. The muffin fed both boys. The yogurt, in Nicks words, was yummier than cake! And the fruit was plentiful, fresh, and varietal for the season. Unbelievably plentiful. As in huge plate of fruit with all kinds of variety!

Overall, a time well spent together! And, by the way, for those who like a) specialty shoes; b) have super wide feet like me; c) enjoy styles you will not find everywhere---seek out Thompsons Fine Shoes. Really--it's worth the time!

One Criminal Down - Many More Left to Convict and Sentence

This is an excellent reminder of why we need to keep the message going: if it seems too good to be true, it is. And for homeowners to be very cautious when managing their title and mortgage.

Joy Jackson, a former exotic dancer who became president of the Metropolitan Money Store, was sentenced yesterday to more than twelve years in jail. She was convicted of stealing millions from Washington area homeowners trying to avoid foreclosure. She used the cash to buy jewelry, fur coats and vacations, and to cover a lavish wedding at the Mayflower Hotel, where Patti LaBelle serenaded guests who feasted on lobster and drank Cristal.

The Metropolitan Money Store advertised on gospel and R&B stations and promised to help people keep their homes and repair their credit. Instead, Jackson and several co-conspirators, including her husband, Kurt Fordham, took titles to properties and drained them of equity. The company directed owners to transfer title of their homes to third-party buyers for a year. During that time, Metropolitan said it would borrow against the value of the home and use that money to pay the mortgage and repair homeowners' credit ratings. It also promised to help owners obtain better interest rates.

Instead, Metropolitan siphoned off the equity and Jackson and others spent the cash. The company also stopped making mortgage payments on the houses.

Prosecutors said they have found 117 victims in the scam, but hundreds more have been identified in a related civil lawsuit.

The Judge who sentenced Jackson to 12 years and seven months in prison and ordered her to pay more than $16 million in restitution, called mortgage fraud "a fever that seems to be spreading around the country.... A sentence in this case is going to be noticed by those out there who think of doing this kind of behavior," the judge said.

Jackson wept during her apology to a courtroom full of her victims. She said, "I opened the company out of true love. I opened the company to help," Jackson said. "I know I have good in me, but I allowed greed to overcome me."

Prosecutors said Jackson and her co-conspirators left a trail of devastated homeowners in Maryland, Virginia and the District who thought they were digging out of financial problems, only to find they had been cheated. One woman lost the home her great-grandmother had purchased years earlier, according to court records. A man who was the first in his family to own a home said he was swindled by the company and is fighting to keep the house.

Margaret Neal, one of the victims, told the judge that her husband worked three jobs to keep their Annapolis home. After going to Metropolitan for help, they lost the home to foreclosure. The family ended up sleeping in a car and needing a food pantry.

"Joy Jackson Fordham took our American dream and turned it into a nightmare," Neal said. "Joy Jackson Fordham lived the life. Now my home is gone. There is no going back. Gone. Sold. Remodeled. You, Joy Jackson Fordham, did that to me."

At least the bad guys get punished once in a while.

HUD has the most AMAZING program for those in the Riverside, Avondale (my favorites), Jacksonville Florida areas. Really! If you are a: teacher, firefighter, police officer (all law enforcement), or EMT you may qualify.

What are you qualifying for? Purchase a home at HALF THE LIST PRICE! No way--right? Yes, way! Let's say you find your home on the HUD list (I can email that to you) and decide to submit an offer. The offer is accepted and the list price is $100,000. AWESOME---your first mortgage is $50,000 and there is a second mortgage for $50,000. Live in the home for 3 years as your primary residence and the second mortgage is forgiven!

Details--there are always details! There are 2 stages to HUD submissions:

1) In the 10 days of the listing only owner occupants may submit offers. Typically these are posted on a Friday and the 10th day is Sunday, with submission needing to be in by midnight (or just prior). There are quite a number of details to this--which is why you need me! Your Realtor:-)

2) On day 11 the submissions open to the investor community as well. As such offers are looked at each night and the best net will 'win' the home.

So, what is the downside? Patience. Finding the right homestake patience, and a lot of it. Right now there are quite a few homes--some great, some needing a little love, some needing A LOT of love--it all depends on the perspective of the home-buyer!

Bringing the Dream of Homeownership Within Reach

As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed new legislation that:

Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.
Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

Here is more information about how the Extended Home Buyer Tax Credit can help prospective home buyers become part of the American dream.

Who Qualifies for the Extended Credit?

First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.
Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.

To qualify as a "first-time home buyer" the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

Which Properties Are Eligible?

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

How Much Is Available?

The maximum allowable credit for first-time home buyers is $8,000.

The maximum allowable credit for current homeowners is $6,500.

How is a Buyer's Credit Amount Determined?

Each home buyer's tax credit is determined by tow additional factors:

The price of the home.
The buyer's income.

Price

Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.

Buyer Income

Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009, single buyers with incomes up to $125,000 and married couples with incomes up to $225,000-may receive the maximum tax credit.

These income limits have changed from the 2009 First-Time Home Buyer Tax Credit limits. If you or your client purchased a home between January 1, 2009 and November 6, 2009, please see 2009 First-Time Home Buyer Tax Credit.

If the Buyer(s)' Income Exceeds These Limits, Can He/She Still Get a Credit?

Yes, some buyers may still be eligible for the credit.

The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. The amount of the tax credit decreases as his/her income approaches the maximum limit. Home buyers earning more than the maximum qualifying income-over $145,000 for singles and over $245,000 for couples are not eligible for the credit.

Can a Buyer Still Qualify If He/She Closes After April 30, 2010?

Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.

Will the Tax Credit Need to Be Repaid?

No. The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale.

Metal Roofs, and other reasons to buy a home in Avondale (Jacksonville) Florida

Located in Avondale (Jacksonville) Florida there is a home with a metal roof. Really. Not kidding. You may have seen this home, this unique piece of real estate. It sits on the corner of Park and Glendale and is one of my all-time-favorites! I've attached the picture, just in case you have not viewed this amazing property---

This home has a metal roof, and when it rains---oh, the sound when it rains. The patter of the rain on the roof. I would imagine that when there is a true Florida storm it would be quite a something, quite a something. I can only imagine that the sound, mixed with the back patio, and with the beauty of the rain, and maybe the green of the grass with the arbor in the back ---well, it would just take my breath away! Truly. And as I drive through Avondale I see these homes with the metal roofs and I think that this is what I need on my home. So that I can listen as it rains, and view the green from my back patio, and perhaps share that moment.

But I have shingles. And while they keep us dry, and do a fine job of covering our house. And while they do protect our home from the multitude of squirrels and 'roof rats' (okay, who else moved here and did not know about these things?) and I did enjoy picking out a color--- it still is not the same. I do know this as my Florida room has a metal roof and in a good rain it is quite a something--!

So, as I view homes each day, previewing them for prospective buyers, and viewing them as the owners are perhaps thinking of selling--I pay attention to the roof. I think that there is diversity in the roof. Just as there is in the people who will purchase a piece of history in Avondale. Just as it is when the seller or would be buyer makes a decision regarding shingle or metal.

And that my friend is my thinking on metal roofs! It's Sunday evening, and I just thought I would share!

'Around the World' without Leaving Avondale and Riverside!

How, you may be asking, can one go 'around the world' without leaving the Avondale-Riverside area?

Easy! Yesterday I had the BEST BLT wrap at The European Cafe, and while I was sitting at the counter munching my lunch I noticed that there is a not so large sign over to the right. It states that it will give those who complete their 'Beer Around the World' challenge a year of free beverage (for exact details go and ask them!). Then, after receiving excellent service and a soda to go, I wandered to pay the check. There, on that counter were small little Toblerones (which I have no doubt misspelled, sorry). These little chocolate morsels are yummy and from Europe I believe. They are a treat that my dad used to 'bribe' me with. So, for a mere .59 cents I purchased one----and regretted later not buying three!

The point is this, if we open our eyes and look around opportunity to find 'the World' is out here. Locally. In our favorite restaurants, in our favorite deli's or coffee houses' (did someone say coffee? I need a refill!) Or just hanging out at Memorial Park. If you head anywhere public and take a moment to look around you may be surprised by the multi-cultural diversity in Riverside, and in Avondale. It is what makes this area so unique. It is the area in Jacksonville where, in my opinion, differences are celebrated instead of quieted. Where come as you are, and be who you are is okay. Even my 5 year old has noticed this.

A few weeks ago we visited the Arts Market on Saturday. It is one of our favorite places! There is a small group that we see and they have a snake (or two). He really, really wanted to hold it! Lucky for me the young group was smart and know not to let my child hold their pet! The cool thing is and was that in this area on this Saturday bringing your dog, or snake, or child (okay, I am not comparing children to animals...it's a blog, go with it!) out in public is not an issue, but rather a part of life here. It is part of what I enjoy about Avondale and Riverside. That as we enjoy our lunch, perhaps outside, or take a walk by the river you just never know who or what you will meet! And isn't that why we often go to exotic places on vacation? To see what we do not always see? To experience what we do not always experience?

My challenge to anyone considering real estate in the Riverside or Avondale area is this--go hang out and enjoy the weekend where there are people. See if the international view of this area works for you! And if it does this Realtor would be proud and honored to assist you in finding your next backyard.

A Day in the Life of Riverside-Avondale Resident

Just imagine if one day in your life, in Riverside-Avondale went like this:

Waking up and feet hitting those gorgeous hardwood floors. Newly finished you take a moment to smile remembering the work that went into them, and appreciating the warmth they bring to your room. Big stretch, noticing that ourside your window there are gorgeous mature oaks--the kind you may find a nest in--and as you remember this you begin to look for that nest! Find a squirrel instead and it takes you back to the task at hand--getting ready to get going!

After waking, dressing, and all you head for the kitchen. It has been updated from the 1920's. Keeping some of the old--those lead windows that reflect light differently than today's windows--and much of the new: new countertops that shine, and yet belong in this room; updated appliances that fit so well, and perhaps so unexpectedly. The refinished cabinets, with the secret spots in them--like the cabinet that you give a gentle push to and it raises up so you can use the toaster! (I love that one--)

You decide to enjoy the backyard--after all, it is quiet with the day just starting--and take your breakfast out back to sit on your porch/patio. Again, enjoying the now cooling Jacksonville air. Fall has finally come, and the plan is to enjoy every minute of it! Check your watch, put dishes in that newer dishwasher and walk through to the front door. Turning, pausing, and reflecting on the arched doorways, the hall with it's wooden floors, the fireplace with it's unique mantle that took your breath away when the Realtor showed you this home and you decided you could not live without it forever. Open, close, lock, and off you go!

Imagine living in the Riverside-Avondale area and having the opportunity to enjoy a home in this way. And if you pick it up from 'off you go' you could add that the neighboring homes are all different. Not the cookie-cutter home but rather the historic homes that Riverside-Avondale is known for throughout Jacksonville. A Comparison of 2 Cities: Riverside-Avondale and San Francisco

One would normally think that San Francisco and Riverside-Avondale may not have a lot in common. I beg to differ on that opinion. As a child of the 80's growing up in an area just north of San Francisco, and spending much of my young adulthood in the ‘City by the Bay' I have found quite a bit in common. As a matter of fact, it was one of the determining factors when my husband put forth where we could transfer with the U.S. Navy.

Yes. We, and our little family of 6, yes-6 were living in Oak Harbor Washington on the west coast of the United States. My beloved husband was due to transfer and we had choices. I was DYING to get back to the city. Oh, real vegetables again. Culture. Art. Museums. Football teams. A REAL CITY! I was ready. Jacksonville here we come! And here we are. Five years have passed. Good years, years spent going to the museum, watching football, enjoying art, finding the outdoor vegetable vendors for fresh produce, and other good things. Much like life in San Francisco.

So much in common: Outdoor eating opportunities. The parks. Paths that lead one along water. Roller blading or skate boarding. The nightlife, and the opportunity to shop during the day! The boutiques that have unique items, and the small business' that are only found in these cities. Bungalows and mansions, found much in the same way in both the areas. These two cities are so much alike that there are times that I can simply sit in Memorial Park and appreciate the quiet by the water and relax. If I close my eyes I can go back to Shakespeare in the Park on a summer day in Golden Gate Park-it may have been long ago, but the memory is still there, and we are making memories here as well!

And perhaps that is the point. Two cities on opposite coasts. As seemingly different as it would be and yet as alike as can be-who would have thought? And perhaps that is the point of Riverside-Avondale, a city that is much like the ‘bigger' cities and yet not really a city at all, but an area just outside of the City of Jacksonville, which is after all the largest (total area) city in the United States. Riverside-Avondale is an experience, and living in the experience is, for some, part of the American Dream. The question is this---is it YOUR American Dream, and can I serve you in achieving it.

Riverside-Avondale is a community, a community for you! ‘They' say it takes a village, or in this case a community. I once read that it takes two full years to fully settle and appreciate the new space you have moved to-so, if this is the case then may I suggest diving into the community of Riverside-Avondale. It will certainly take more than two years to find all there is to do, see, and experience!

After the boxes are unpacked, the kitchen cabinets have been put up, the linens are placed away, and the furniture has been rearranged at least once it may be time to venture out and meet your new neighbors! And this is the good news. Riverside and Avondale is home of some of the friendliest people you may ever meet. Venture out to your neighborhood in the evening and no doubt you may meet some folks walking for either fun or exercise. Or perhaps having a cold beverage on their front porch. Stop to chat and you may run into your new dentist, doctor, or perhaps just a new friend to hang out on the porch with!

I am completely passionate about the Riverside-Avondale communities, and here is my Top 10-Letterman-Style-Reasons-Why

Are you ready? Get set. Here we go!

Number 10: The parks. I have not found another area in the greater Jacksonville area where the parks are as diverse as the people. Want a place for the dogs? No problem! For the kids? No problem? Tennis? We have it! Avondale and Riverside is all about parks!

Number 9: People walking their dogs. I know, but I really like dogs-all kinds of dogs. Small dogs, big dogs, middle sized dogs, and those crazy super huge dogs! And people really do walk their dogs at all times of day along the river. It is a community event!

Number 8: The alley behind the homes. Really-this is sort of an older theme. You have the street that your mailbox is on, then on the back of the property is the alley, this is where you would access the garage, take your trash can out to, and your recycling! The alley behind the home. I am certain there is a word for it, but I am unaware of the term!

Number 7: I LOVE coffee! Coffee is good. Enough said.

Number 6: The European Café. Lunch is also good. This brings back all the old fashion German everything that my German aunts used to send my family every Christmas (really, not kidding). On occasion you can also drive by and see a sign for $4.00 wine sales-all good stuff!

Number 5: Restaurants. Best in town! Okay, do you see the trend? Breakfast. Lunch. Dinner. Really, we have the best in town. Outdoor seating is often offered as well as indoor. Great full menus with lots of diversity, just like the Riverside-Avondale area.

Number 4: The architecture. With such diversity and history is it any wonder why the architecture makes number 4 on the list? With real estate available for everyone, you cannot miss out! Amazing. Wonderful. Fantastic. The RAP (Riverside Avondale Preservation) makes certain that the integrity of this area is upheld. Large job for and they do it well! Kudos to RAP!

Number 2: The 5 Points Theater. Horror Nights to the Classics. 5 Points Theater offers it all and then some more. I have enjoyed many a movie at this wonderful theater and encourage all to do the same! Your life will be the better for the experience! Located in the heart of Riverside Avondale.

Number 1: The Riverside Avondale Art Market. Located under the Fuller Warren Bridge and open on Saturdays throughout the year this open air market brings diversity to the masses. There are so many reasons to love real estate---as an agent. As a buyer. As a seller. Yes, I know there are many frustrating moments as well, but there are milestones! Huge milestones!

I have a handicap son--and one of the big reasons I love real estate is that I can wrap my time around his needs! A very good thing, very good!

I also have a large need to help people find happiness and meet their needs (not in a creepy kind of way)--and what better way to do this than the most important purchase?

Then, in these hard economic times---well, I am a solution person. I want to find a solution for all ---even if it means that there is not a solution for today. So, I even enjoy the 'using the brain-noodling-through' any options possible. Good stuff even if it is not good times.

My kids--and there are four of them--yes four! The two littlest like to show homes with me and 'play' Realtor. Specifically my 10 year old daughter is talking about following in my footsteps! Good things. But they see the hard work, the checks, meet the people. So, when one of my customers told me he has Hodgkins lymphoma and later we were saying our dinner prayers (he was included in the prayer)--they know who he is. They know his face. They care.

And at the end of the day real estate pulls us out of ourselves and broadens our horizons! If we were comfortable just being day in and day out people who would have other careers. We would do something that is the same all the time.

So, as we start to make our 2010 goals---and focus on the upcoming New Year---I hope we all can create our own list of why we love real estate. And if you are a buyer, or seller, I hope you have a list of why your experience has been good. And if it has not been------then change it.

Yes, this is the number one reason to buy a home, as a new homeowner (one who has not owned a home in 3 years) before November 30, 2009. And, actually the homebuyer MUST CLOSE by November 30, 2009.

And yes, affordability is better than ever before! With lots of homes on market, declining prices, and appraisal values fluctuating widely there is 'wiggle' room in the price up to limits---but let's not get crazy! After all we want to stimulate the economy, not add to the issues! There are mortgages to be had, with amazing rates and easy turn times (yes, really, there are---really).

Flyers, signs, and other marketing things-----

Today we were out taking care of flyers. Marketing flyers. The kind that do not have pricing on them, you want them to go to the web site! Big bright pictures, my kids putting them on doors (yes, finally a way to channel all that energy), and good times for all of us together.

And together we were. All day! My husband and I are exhausted---but, as we took care of flyers in various parts of town we also stopped into our favorite stores for new school clothes, haircuts, school supplies, and all that good stuff! My littlest, 5 years old and headed quickly to Kindergarten, insists that his teacher will love his MOHAWK! We're not so sure--but will tackle that battle as we get to it.

After the flyers we got to go out and replace signs. I had 2 aluminum signs taken recently. I hope someone out there profited by my silliness. I will have to go forth and find new signs to purchase eventually--like this week! So, with that is anyone else able to offer some advice on signs that will not be taken? Or, have you had your signs taken.

Bottom line, beauty is in the eye of the beholder. When my beloved husband and I bought our home it had pink carpet. It still has pink carpet--but now we're sort of sick of it and we're looking at what's next. Back to my point:-) we had moved from our loved WA state to FL and we had left behind a couch the same exact color as the carpet. The home could have been a total dump and we would have bought it. The agent thought we were nuts, although she did not say so---we could sort of tell.

At the end of the day what the buyer sees could be a diamond in the rough, or a gem in the making. Or it could be that the buyer sees what we do not---or we see what they cannot.

But, this is what I have for today-----liked it. Thought that there is relevance in the quote and that the meaning is beautiful in itself.

When buying a foreclosure---heed this warning!

We hear it on the news almost every day. Everywhere you go, people are talking about it. Low ball 'em! Take your time on deciding if you want that home or not......it's a buyers market! But is it really?

Yes, it is a buyer's market. But there are two things to keep in mind, where are you planning to buy, and whom are you planning on buying from. So many people I talk to are under the impression that it's a buyer's market irregardless of where you're buying and who is selling the property. Yes, there is a lot of inventory in most places. Yes, prices have gone down significantly. Yes, there are some very motivated sellers out there. But please, please don't think for a second that when a property is priced right, it can't sell in as fast as hours if not minutes within being listed on the local market. If the house is also in good condition, then be ready to run a serious race.

I have already worked with multiple buyers who have lost homes that were bank owned properties (foreclosures) because they did not heed my warnings that if they really love it, we need to move on it... NOW! I can tell you from experience that it is extremely disappointing to fall in love with a property, have your offer ready, just to find out that someone else beat you to it.

Here are a few tips to avoid this very disappointing scenario.

1. Get set up on an automated drip system that e-mails you everyday of any new listings, or price reductions that happen in the area and price range you are looking for. Check it EVERY DAY! This is worth repeating. Check it EVERY DAY! Most Real Estate professionals and offices have websites that have such systems. Sign up for it, and did I mention that you need to check it daily?

2. Get pre-approved by a good lender. I can't stress this enough. If your not pre-approved, how do you know how much you qualify for? How do you know how much your monthly payment will most likely be? What makes a seller want to consider an offer from a buyers who has not taken this necessary step in the home buying process?

3. When you find a property you love, move on it. The property you look at and love today, may be the property another buyer looked at and fell in love with yesterday. Don't take any chances. Your dream home is waiting for you...

Many professionals in my business argue that as far as foreclosures go, it's a seller's market. I suggest you talk to a buyer who's already tried to buy one, then decide.
