Dayton Valley Real Estate Market Update - March 2009 - 03/31/09 01:40 PM
Today there are 190 homes for sale in the Dayton Valley area. Of the 190 homes available for sale, 40 are bank owned and 36 are short sale. That means 76 - or 40% - of the market is distressed.
Compared to January's Dayton numbers, this market is looking much better. In January, there were 245 homes on the market and 53% of the market was distressed.

Carson City Nevada Real Estate Market Poised for a Recovery: March 2009 - 03/31/09 12:40 PM
As of March 31, 2009, there are 289 homes for sale in Carson City. The market is holding steady when compared with 292 homes for sale a month ago. 
Of the 289 homes available for sale, 33 are bank owned and 47 are short sale. That means that 80 homes are distressed, equating to 27.7% of the market. That is the sale as last month. Although the proportion of distressed homes did not decrease, it did hold steady, and is down from slightly from January. Carson Valley Real Estate Market Update: What's For Sale? - 03/31/09 12:01 PM
As of March 31, 2009, there are 443 homes for sale in Carson Valley. The total number of homes available for sale continues to decrease. Two months ago, there were 485 homes for sale, and 5 months ago, there were 574. 
Of the 443 homes available for sale, 27 are bank owned and 48 are short sale. That means that 75 homes are distressed, equating to 16.9% of the market. That is a significant decrease from my last market analysis post 60 days ago where distressed properties made up 19.1% of the market.

It's springtime in the Carson Valley. Everywhere you look, you see small calves frolicking in their herds, snow melting, fields flood irrigating, and the birds of prey are heading home.
Just a few weeks ago, we were covered in snow...
Now it's spring, the buyers are out and looking! The days are getting longer, flowers are blooming, alfalfa is sprouting, and the days are heating up!
After our last big snow from a couple of weeks ago, we're now enjoying 60 degree days, and people are beginning to plant perennials and start watering the lawn!

Two days ago, I blogged about the changing landscape of our real estate market. The market always thaws out faster than it freezes over, and springtime is a perfect time for a recovery.

Showings in the Carson Valley are up significantly, and today, we received two offers on one of our listings. Now that inventory is shrinking, and the mainstream media is reporting that a recovery may be in sight, it's clear that prospective buyers are jumping into the market lest they miss the great values it has to offer.

Carson Valley Market Mid-Month Update: February 2009 - 03/27/09 02:49 PM
With just a couple of days to go in the Carson Valley Real Estate market, already 27 homes have closed escrow and things are looking up!
So far this month, all indicators of the Carson Valley market are trending in a positive direction, which really holds a lot of promise for our market. Now, of course, one month does not make a trend, but if you look back from January on the graph below, you'll see that things do seem to be heading in the right direction.

Dayton Valley Real Estate Market Update - February 2009 - 03/10/09 07:14 PM
Today there are 188 homes for sale in the Dayton Valley area. Of the 188 home available, 81 are distressed (either short sales or bank owned properties). That means 43.1% of the market of available homes is distressed. This is substantially higher than Carson City at 27.7% and the Carson Valley at 17.9%.

Over the last few months, short sales have been a hot topic in our sales meetings every week in the Carson Valley. There are many agents in our office who have attempted short sales but haven't gotten to closing...Some agents avoid them at all costs, and refuse to even list them. So it got me to thinking, how many short sales actually closed last year in the Carson Valley?

Carson City, Nevada Home Sales Results: February 2009 - 03/02/09 07:11 PM
After pulling the statistics for homes sold in Carson City, Nevada for February, 2009, and the first thought I had was "Now, that's more like it". 19 homes sold in February, up from 10 in January. Sadly, 19 homes sold for February is still WAY off from a normal market, but it's almost 100% better than last month.
Similar to January, 18 of the 19 homes sold were asking under $400,000. Only one sold above, and it sold for $420,000. The mid-level and upper-level markets are virtually dead in Carson City.
